1. What area Bob? Do you regularly check craigslist.org? If you are not familiar with it, it is free, it covers all of the US and you can also post a 'wanted'. Good luck.
2. You need to look in the newspaper or drive around and read the signs. Do your homework before you buy land this way. It's not always the best deal.

4. Alternately, you could do what 80% plus of people do: use a licensed real estate agent who has access to the MLS database with tons of available properties for sale by motivated sellers. My experience is that most FSBO properties are over priced and they are unwilling to listen to facts (comparable other sales) or reason. Not all, but most. Many (about 80%) will eventually place theirs in the hands of a real estate agent because of the low success rate of FSBO sales- they just do not have access to the vast amounts of people wanting to buy and sell that the real estate community has. The FSBO main objective is to "save the commission". As such, so is the objective of the FSBO buyer. So with two people who have the same and yet opposing objectives, both to save the commission, then the seller wanting the highest price he can get and a buyer wanting the lowest price they can get, how successful can both objectives be? And if one gets ticked off at the other typically they will not consummate the deal. It is usually best for buyers and sellers to not meet until after closing.
