water in crawlspace, should I not buy house?

I am looking to buy this house, already accepted it but no inspections yet. I noticed about 3 inches deep water in crawlspace, not sure if this should be a deal breaker, homes are selling too fast around here. Home is on grade why is there water. I will have inspections done but should I just call it all off and save my $$$?

  2. If you have a crawl space the house is above grade. You do not indicate if the 3" of water is just a puddle or the entire crawl space is flooded. It may be just a misdirected down spout or grading that is causing the water to pool. What is important is that you have air circulation under the house. If you really love the house, get it inspected and if the problem is easily fixed,negotiate with the owner.
  3. Call your realtor NOW! Don't waste your time thinking about the pros and cons. The realtor should have been informed of a water problem prior to listing. Or, if you are really concerned, go to the neighborhood and knock on a few doors and ask questions about that specific house and the neighborhood in general, re water problems. The builder may be at fault. No way to find out unless you ask. Good luck with your search.
  4. not that big of a deal if the back yard continues to slope...dig under footer and run a drain pipe into the crawl space ...
  5. If the condidtion is chronic, it's a great mosquito breeder.
  6. the cause of the water could be simply fixed like stated before-a poorly placed downspout or drainage route. or, it could be an indicator of a serious problem like poor waterproofing of the foundation or leaking pipes/drains. the only way to be sure is to have it inspected. you can then negotiate the cost of resolving the problem with the seller.
