Can an Australian buy a house overseas?

for example, could an Australian buy a house in the USA with out being a resident of the country? i have seen on some tv programs about buying houses in foreign countries but i was just wondering if it is possible. and how?

2. In 90percent of the countries the answer is yes,but make sure of certain laws.You have to notify to certain legal authorities in each country and complete the necessary documentation before doing any dealing.
3. some countries do not permit ownership by non-citizens but the US does. come on over, mate!
