- These are all steps that can be explained to you by a Real Estate Agent. You can do it on your won but if you screw up it can cost you much more then you would ever pay a Real Estate agent.
- Jake, your best bet is to hire a Realtor to handle it for you. Why? Because we have been trained and educated to take care of this type of work. It's no different than you not performing surgery on yourself. While you could put a sign in your yard, and post it to various websites online, the most important things you can't do, or you wouldn't be asking here. One is to pre qualify anyone who might be interested. Can you offer seller financing? Do you know how to write the contract? Can you decern between spam emails of interest and real interest? How will handle preparing the necessary documents to get the transaction closed? See you really need to hire a professional to help you. I suggest you call three Realtors who's name you've seen advertised in your area and ask each one to do a Comparable Market Analysis on your home. Ask them about their business, what was their latest educational class, how many of their own listings have they sold without a cooperating broker. How many years in the business. Are they full time or part time? Don't hire a part time agent! You can be assured of having the right professional for the job and a smooth transaction.
- Most of the answers you're looking for are dependent on the state you're selling in. First of all, selling your home by owner is simple, with one major warning: if you're not listed on your local MLS, it will be very difficult for buyer's agents to find your property. Additionally, you will miss out on being listed on hundreds of MLS-fed websites online. So, you can still sell your home by owner, but you will need to seek out a flat fee listing service to list your home on your local MLS. To get a Comparative Market Analysis, you'll need to speak with your flat fee listing broker. Some include this service in their flat fee. You'll get great information about appropriate pricing of your home. Contract can be tricky, and this is where a Realtor can sometimes be worth what you pay them. However, consider purchasing full representation from a flat fee agent, and they'll not only handle listing your home on MLS, but take care of contractual negotiations, attorney/ title company, etc., and you'll still save thousands of dollars (ask your flat fee broker if they provide a transaction guide on their website if you want to avoid full representation). And again, costs vary by state, but check out http://forsalebyownerhomes.com and find your state page to get a good start. Good luck!
