Difference between buying a home for sale by owner?

and buying a home where the sellers use a realty company. I'm wondering, if you are a buying and looking at buying home and you are interested in one that is for sale by owner, what are the differences you will incur as a buyer, versus buying a home that is for sale through a realty company?

1. No difference to you the buyer. the seller is just saving money by not paying a realtor commission. You the buyer go through the same process. If you use a realtor then you pay their commission yourself. All you really need to do is pay for an inspection, title search and find a mortgage company
