Irritating real estate agent?

I am from Malaysia, and I have rented a property for 2 years. Stayed less than 1 year, and found out property is up for sale.So here's the thing: Does a real estate have the right to 'bring in' prospective buyers to 'view' the house. He does this on a weekly or bi-weekly basis and is really driving me up the wall. Any lawful advice (real estate agents/lawyers) regarding this irritating behavior is appreciated because, after all, i did sign the contract for 2 years and I'd like to enjoy my peace and privacy.   1. I believe, that as long as the person renting out the property gives you 24/48 hour notice that they'll be coming by...that they can do that. You signed for 2 years, the renter may be preparing for when youre contract is up, which would make sense so he doesnt lose money finding someone in the time that you had already moved out. I know they have to give notice, I just can't remember if its 24 or 48. Sorry you hafta go through that, its not fun and does feel like they're in 'your space'. You may be able to talk with your renter, and ask that they only come and take looks when you're at work or away.
  2. The agent is supposed to give you at least 24 hours notice before conducting a viewing as a matter of common courtesy. Check your contract for any specific mention of visitation, and insist that the agent abide by it.
  3. Yes they can. It is a common situation, you might want to look at the details of your rental agreement regarding this. Really your only option is to negotiate with the realestate agent about how often and the times. I would hate to be in your situation, but investment properties are often sold in this manner.

Must also have given a notice to leave or have received a notice of intention to leave.
  5. Unfortunately, the agent probably does have the right to show the home unless it states something different in your signed lease. The agent does have to give you at least 24 hours notice before bringing potential buyers over. You can also decline a visit if it is very conflicting with something you have going on like a person home sick, guests visiting, etc. They cannot force you to allow the agent to show every time they want to. You do have some say in the matter. Also, I would let the agent know that you will not allow any agents unknown to you to show the home unless you have first arranged it through the agent that has listed the home. This way, you will know that the person bringing clients over is an agent that has been checked out by the listing office. On another note, if by some chance the home sells, your lease stands. The new owner must honor your lease until its end. At that time the new owner may or may not offer you another lease. I understand that this is very inconvenient for you and not what you bargained for when signing your lease. A couple of tips...you do not have to answer the phone, let it go to voice mail and return the real estate calls at your convenience. When an agent wants to show, if its not convenient for you then put them off for a day or two till it is convenient.
