buying a house but trailer not included what can I do?
Hi all I hope you can help! I am looking at a house on some land that I have fallen in love with. The problem is there is a trailer on the property that the owners had lived in while the house was being built. The house is now in forclouser. Since the trailer was theres before they got a loan on the land and house it is not included in the sale but would still be on my property.Since it is being sold from the bank I have know Idea who owns it. What can I do? Would I have to pay taxes on it?

- If they charge tax on the mobile home call the tax appraiser. Find out who the owner is and have them move it. It would be best to talk to your realtor. These things should be taken care of before the sale.
- There ARE NO real estate tax records on an unattached trailer that was lived in while building unless it is on a permanent foundation then you would not be talking about two separate structures as you are now. However it would appear that the tax records of the permanent structure would give the names of the owner. If you have to move the trailer off the land yourself due to abandonment then it can get costly to do. Trailers are not realestate but like a motor vehicle and titled.
- The bank knows who owns the trailer. You should probably ask an ATTORNEY about the legal rights/duties regarding the trailer before proceeding with the purchase. __________________________ Since the trailer was theres before they got a loan on the land and house it is not included in the sale Are your sure of this? Owning the trailer before the loan does not prevent pledging it as security for the loan. Edit: Rebecca based her answer on at least 3 ASSUMPTIONS not supported by the question. If ANY of them is wrong, her answer is also wrong.
