- There are pros and cons for ALL locations. It depends on many factors. Do you plan on living in the house or just buying it for investment? WHEN do you plan on buying it? In many locations, home values are falling dramatically, and a year from now, your house won't be worth NEAR what you paid for it...in other locations, the prices are more stable. If you plan on living in it, the following questions apply: How old are you? Are you working or retired? What kind of work do you do? Do you have children? What kind of weather do you like? Do you wish to live near to your relatives or friends? Where do THEY live? What do you enjoy doing with your spare time? Do you prefer big city life, suburban, or rural life? Out of the locations you mentioned, most of Texas is probably more stable financially than most of the states you mentioned for now, employment wise and real estate investment wise. BTW Namtrac...the eastern portion of Texas is JUST as wet as most of Florida, and is very similar climate wise. For you to summarily dismiss the entire state of Texas as being "too dry" just because WESTERN Texas is dry is inaccurate and not fair. Texas is a HUGE state (4 times the size of Florida) with MANY different types of weather. Cold weather in the north, subtropical in the south, desert in the west, and a wet climate in the east.
- Texas. A state that's actually growing and where your house won't be taxed to death due to the incompetence of the state government.

- Florida. CA- too broke and fruity, too many earthquakes and fires OR- too cold and rainy WA- too cold and rainy TX- too dry LA- too many rednecks IL- too cold and no ocean
- I would say texas because it is one of the fastest growing states in the united states and cities like houston arent as bad as other places in the recession.
- I would stick to the west coast--California, Oregon, Washington. Louisiana and Florida are too hot and humid. The people who live there don't seem to mind, but I don't think I could ever get used to it. Washington, along the coast, is very wet. But it's a nice place to live. Oregon is nicer, plus it has a very laid-back culture, much natural beauty. But California would be my favorite. The best climate. The most diversity in both people and geography. I would chose the Bay Area because I like cities, but the North Coast might be very nice too. Real estate is expensive, but it's down right now so it's a good time to buy. Real estate will always go up because so many people want to live in California.
- As an investment property, I think Oregon and Washington. They're beautiful places, highly educated with good economies, and Portland/Seattle are great towns. There's a lot of great undervalued properties there. I'd buy in California (though not right now) because of the jobs and lifestyle, not because I think it's a good deal. Florida is an OK place to live, but meh for jobs and it's waaaaay overvalued. Metro Chicago is overpriced, nowhere else in Illinois is worth buying in. Hell no to Texas and Louisiana. The french quarter in NOLA is fun but I wouldn't live there, Austin is kinda cool and up and coming - but everything else is beyond terrible.
- Washington. I live here & love it. You get all kinds of weather, all kinds of places to go, mountains, ocean, farmland, you basically get everything! Great investment!

- TEXAS! I own a 3800 sq fit all brick home on 3+ acres and paid $215,000 for it and it is a custom built home. You can get homes with a lot of sq ft for around $150K in some areas but they may be CENTEX homes or something like that but even those are pretty nice.
