Why do you caution buying a home from For Sale By Owner?

Looked up house to see it was appraised for 27K & talked to the trustee to find out he wants to sell it for 50K-65K. I really can't see what work he has done to raise the price that much. If that is the case I should buy it & finish everything myself. Just curious?

1. for you to get a loan the house has to be appraised at or below the price your paying for the house. no loan co. is going to loan you more than its worth.
