Do I have to pay monthly lot rental fee if I buy this house?

I saw a listing on a real estate website about a mobile home for sale, it is a doublewide with 3 bedroom and 2 bathroom, about 1020 sq ft, it says it is located on a subdivision, in a park, and it costs $30,000, I think it is a deal, but do I have to pay lot rental? I drove there today and I see mailboxes(including neighbor's) all put in one big mailbox separated, that seems to me I don't own the land because there isn't one mailbox for each household, more like some kind of trailer park and that you have to pay monthly lot rental, so is it likely that I'll have to pay monthly for the land?

  2. When you own a mobile home that is set up in a park you will pay monthly lot rent
  3. unless you get a deed saying that you own that lot, you will have to pay rent monthly.
  4. Someone owns the land. You would have to pay a lot fee to that person.
  5. Ask to make sure, but "in a park" sure sounds like you will not own the land. Buying a modular home in a park is not a good idea. You have to pay the lot fees and abide by whatever rules. Re-selling the home becomes more difficult and it can be very expensive to relocate a mobile home. Don't buy a mobile/modular home unless you own the land it sits on.
  6. Yes. If the trailer is in a lot, you will have to pay lot rent. The trailer will belong to you, but not the land. You may move the trailer to another location, but then again would either have lot rent or would have to buythe land.
  7. Yes, you will have to pay a monthly rental for the land the mobile is situated on.
