How likely is it my house sale will go through now and complete?
I'm mid-process of buying my first home (new with no chain) I am already going through the solicitor processes and today i had my mortgage agreed and accepted! (Putting down 35% of the house as cash deposit) Now its just having valuation etc then due to sign next week. Just wondering if theres much that could go wrong now? the mortgage stage was nervouse bit but now thats all done, so can i get excited now?

- Yes you can get excited now - can't see there will be any problem. As soon as you've exchanged you can put the champers on ice and crack it open on completion. Jolly congrats you!
- Not yet. Anything could happen until the completion is done. I'm sure your estate agent feels as anxious as you are. They want the deal to complete, too. Maybe you are lucky and won't face any problems but some do, i.e. the property did not apply for a council's approval when a renovation is done, your vendor suddenly changes their mind and decide to withdraw the property, the building work takes longer than expected, etc., I don't want to worry you. Maybe the process will go very smoothly because your home is brand new, but just it's a bit too early to go and get the new furniture. If you are worried ask the question to your solicitor who is supposed to protect you more than anybody else.

- Please don't get too excited yet (I usually find that is when things go wrong!) If you haven't had the valuation yet I can't see that you are that close to signing contracts and your mortgage can't be finalised (unless you mean signing the mortgage deal next week rather than contracts). Your valuation will need to be sent to the lender and your solicitor, to make sure their all happy with it. There are nearly always other little bits that need to be sorted out as well, e.g. have you got all the property questionnaires yet? Make sure you are happy with everything before contracts are exchanged. At any point until contracts are exchanged anything can happen, so don't relax until then. Exchanging contracts is effectively the point of no return but it doesn't mean the house is yours yet, although I think you could be forgiven for being excited (or relived) at that point. Good luck!
