As a property owner in Colorado, how much notice do we need to give our tenant to list the house for sale?

We have signed a one year extension with our tenant. Are we required to give them advance notice to place the house on the market?

  1. No, just you will have trouble selling the house unless it is to an investor since the tenant now has the right to live in the house for a full year. Your best bet might be to approach the tenant and tell them you plan on selling and give them first crack at buying.
  2. you really need to give plenty of notice because you will need them to keep the place a little more tidy considering you will be showing it to potential buyers the more cooperative the tenant the easier the sale.
  3. No notice is required, The lease runs with the land, so the new buyers will have to honor the lease until it expires Showing a unit with renters requires the cooperation of the agent and the tenants for a smooth showing, Agents sometimes esp. on the weekends have clients that want to see houses that day, while this is usually not a problem for owner occupied houses since the owner wants to sell, it will directly conflict with a tenants right to proper notice to show the house, its in these situations that a conflict can arise, then how clean are the tenants? How will the place show?
  4. Colorado law does not require you to notify the tenant of your intention to place the home on the market. You will have to provide them with a 12 hour notice to show the home to potential buyers.
