As a property owner in Colorado, how much notice do we need to give our tenant to list the house for sale?
We have signed a one year extension with our tenant. Are we required to give them advance notice to place the house on the market?

- No, just you will have trouble selling the house unless it is to an investor since the tenant now has the right to live in the house for a full year. Your best bet might be to approach the tenant and tell them you plan on selling and give them first crack at buying.
- you really need to give plenty of notice because you will need them to keep the place a little more tidy considering you will be showing it to potential buyers the more cooperative the tenant the easier the sale.
- No notice is required, The lease runs with the land, so the new buyers will have to honor the lease until it expires Showing a unit with renters requires the cooperation of the agent and the tenants for a smooth showing, Agents sometimes esp. on the weekends have clients that want to see houses that day, while this is usually not a problem for owner occupied houses since the owner wants to sell, it will directly conflict with a tenants right to proper notice to show the house, its in these situations that a conflict can arise, then how clean are the tenants? How will the place show?
- Colorado law does not require you to notify the tenant of your intention to place the home on the market. You will have to provide them with a 12 hour notice to show the home to potential buyers.
