What are my rights as a tenant when my landlord's deadbeat son has moved in his fith-wheel?

Here's what happened. When we moved in the landlord specifically excluded a small shed and side driveway from the property rental agreement (I don't actually think it is in the contract but it was verbal) because he lives in Washington and sometimes visits and would like to park his RV there when he visits. He hasn't been around in the 7 months we have been here but his son, a 40-something loser, was living on a back lot area until we were served with papers saying he had to move it. I didn't even realize that the back lot was the same property as our rental until I got the notice (the rental agency specifically told me that it was "someone elses property" before we moved in). So, what does this guy do, he moves his trailer right next to our house. Even more, this weekend (the weekend before Christmas) he unloads a bunch of crap from the shed and is having a huge yard sale practically in my front yard. To add a little bit of characterization to this guy, he was the one who moved out of this house before I moved in (again, something I didn't know until we were already signed). He left a stack of porno mags in the bedroom closet shelf that my 9 year old daughter found when we were having our final walkthrough (at the time they blamed it on a "previous renter" and then I find out it is his son who was living in the trailer. He gives me the creeps.

  1. I would contact the landlord and let him know what has been going on. Also move out of there when the lease is up. Other than that, there is nothing you can really do.
  2. Has he moved the trailer into a spot that is outlined in your rental agreement to be used by you and your family? If so call the rental agency and express your concern if they don't do anything about it I suggest you pack up and move.
  3. There may not be anything you can do. But, try Code Enforcement. It is a county office, the office that enforces housing codes. Most cities do not allow you to live in a trailer in a neighborhood other then a trailer park. Even in ones that do allow it the zoning has to be multiple family. Some codes require the trailer to be directly hooked up to sewer lines. That gives you at least 2, maybe 3, codes that might get you free and clear of Mr. Creepy with little hassle from you.
