What cost should I expect ot pay out-of-pocket when buying a house?
I'm doing research before I start my house hunt and would like to get a general idea of what costs I will incur that will be out-of-pocket. I will be rolling most of the mortgage costs (i.e. document fees, closing costs, etc) but my understanding is that I will pay for a house inspection/termite inspection. Are there any other fees I need to consider? Any help would be greatly appreciated!

- Budget a thousand. That will cover most eventualities in a case where you don't encounter anything odd. If you do, then the seller should pitch in. I pay 350 approx for my inspections and about 250 for termite inspections.
- If you go with an FHA loan then you could purchase a home with ZERO out of pocket. Just tell your lender you don't want to pay for zip! They may ask you for earnest money, but you can get that back at closing. If you go conventional loan as opposed to FHA, then your looking around 3% down payment minimum. Good Luck!
- With the Real Estate Agent - Earnest money (typically 1% of sales price in $500 increments) A Lender - Credit Report, appraisal and maybe the cancelation fee for title policy. $500 or less. Home Inspector - The entire inspection fee. Some home inspectors are also licensed to perform pest inspections. If so, they will prepare that at the time of inspection and you can ggive it to your lender. $300 - $450 Pest Inspection - If the home is older or there may be a question of dry rot, pest, a pest inspection may be required by the lender. Since this is required for the property to qualify for financing, you can try & negotiate that the seller pay this fee, should a lender or appraiser one. $195/-
