  2. You need to be aware that two different agents will be working for you on this task and it isn't necessary that they work for the same company (since all agents are very independent). The larger companies like Re/Max, Century 21, etc are franchise names and each office is owned independently of the national franchise. I used to work for a Re/Max office and referred a client to another Re/Max agent in a different office without knowing much about him and he turned out to be an idiot. My bottom line is that getting a good referral from someone you know in Florida for an agent to help you purchase and getting a good referral in Michigan for an agent who can help you sell is better than compromising yourself on either side just because they happen to have the same franchise name.

Most agents working for a major company should be able to get you a referral, but chances are, your agent in Michigan doesn’t know the agent in Florida; they’re just going to through the corporation’s referral system. Even if they seem to work for the “same” company, each office you deal with will have its own business model and way of doing things. Real estate offices are sometimes owned by the corporation whose name is on the building, and sometimes they’re franchises; that’s going to have an impact on the way that office works. The local managing broker and the agents (s)he allows to work for him/her tends to be the main influencer over the quality of individual real estate offices. One ReMax, Coldwell Banker, Century 21, etc. in your city could be great, while another is substandard. Those corporations don’t necessary have their hands in the day-to-day operations of those individual offices. That’s why it can be so tough to judge an agent by the company they work for
