How can a Canadian buy a house in USA?

As a Canadian Citizen/Residence, I would like to find out how to buy an Vacation House/Condo in Florida. When buying, what Fee/Cost/Taxes should I expect (Assume that I want to borrow less than 20% of the house price or no mortgage)? When I sell it in the future, what Fee/Cost/Taxes should I expect (assume I made money out of the capital)? Thanks Andy

  1. Yes you can buy a house in US. Fees vary by county and townships. The fees are paid whether you take a mortgage or pay cash. Contact a Broker in Florida. There are plenty of websites.
  2. Purchasing a home in the US should be easy. A great broker, can assist you. As to fee's that will depend on several things. Location, etc. This can all be worked out when you select your agent. Make sure you select someone that has dealt with out of country buyers.
