Where should I advertise my house for sale?
I am already listed with an agent, and on craigslist, the price is below appraised value, the home is in excellent condition and we even have our own website at http://www.grantflorida.com - Any ideas on where else I can advertise this house for sale?

- flyers in your neighborhood or signs nearby pointing to your house.
- Nice home, nice website . . . have you had it on the market long? Sounds like you have done everything that you need to do to sell it. Just wait for the buyers to come now unless you are in a hurry for some reason. The MLS is the number one way to sell homes in this country and your realtor has put you there so you are set.
- The best place is on the web find a home for sale web site that suits you and advertise there. Your agent should be the one taking care of that, That's what he or she is getting paid for. I hope your home is on the MLS thats the place most Realtors will look.
- That is what you are paying your agent for. Really, the only thing they do is market your house and act as a middle man when it comes to negotiations and putting you in touch with the title, insurance and escrow company. How much of a percentage is your agent taking? Around 6% right? That's $24,000.00 of your asking price! For that kind of commision, you should not have to be doing his job for him. Your job right now is to light a fire under his butt to get your house sold. Or you can fire him and go the For Sale By Owner route. It's not hard at all. This is all you do: Find a buyer Accept an offer Call a title, insurance and escrow company and they take it from there. If you feel you need some guidance to make sure you get everything done all legal-like, then hire a real estate attorney for a few hundred bucks. Sure beats forking out $25K for an agent that isn't helping you much! Also, if you want to you can list your house in the MLS like an agent does. Then buyers agents will call you. Just google "flat fee MLS listing" and it will give you a ton of brokers to choose from. I am using Home Works Real Estate right now. As far as I could find that one was the best value. I got an MLS listing, with a sign for my front yard and the addition of 6 pictures to be posted on the MLS and Realtors.com for $309. Good luck! Your house is beautiful and I bet you'll be getting an offer soon :)
- I really like zillow.com, rmls, and of course a ad in the local paper works well right before a open house. Also try to find out when the neighbors are having garage sales and make sure there are flyers out. It's a really good way to get a little more traffic to your area who wern't looking to buy a home. Also although your website is nice, it's a little hard to navigate. Try adding links to photos of your home on the first page, put your info in bullets and get a closer view of the home as that first photo. Selling a house has a lot to do with the marketing of the home. You have to really draw the person in. Also put the rmls number front and center too incase they want to check the listing site for more info, as well as a link to your agents site if your home is displayed there, and incase the person looking doesn't have a agent and needs one. Good luck with the sale!
