what is a reasonable amount to pay for fixtures and fittings on a house sale ?
I am looking to buy a house which is on the market at just under 260,000. the sellers have indicated that they are looking for near asking price i am looking to offer 250,000 + an amount for fixtures and fittings - it is a three bed detached, small third bedroom - what is reasonable to offer for carpets and curtains which are in good condition ? I don't want to offer too much and then be told by land registry that the amount was to high and incur extra stamp duty charges . what have other peope offered when buying their houses ?

- Don't worry the owners will give you a price or it may be that the carpets are in the asking price,if not haggle with them.
- To carpet a house of this size with reasonable quality carpet could be in excess of £10,000 . It also depends on whether this is a short term fix while you put your MARK on your new house and if you intend to replace as soon as you can afford itit. Don't forget that they are probably worthless to the current owner and probably not worth much more than £1000 to you
- If they are EXACTLY what you would have bought, then pay second-hand price. If they "will do" they are worth almost nothing, but save you the hassle of refitting before you move in. If the vendors wanted them, they would not be on offer.
- Fixtures and fittings are items not usually taken when a house is sold (kitchen units & bathrooms for example). They are part of the land as a matter of law. You are referring to "Chattels" when you are on about carpets & curtains. I think that you will be safest asking your solicitor for advice on this.
- first i would consider items individually rather than bulk a general guideline is that even good quality 2nd hand goods depreciate by 2/3rds of cost of new but you really need to assess how much the items re worth to you. if you are still unsure start watching for similar goods sold on ebay- print off to show vendors to proof your offer is fair best of luck - a little forward planning may save you£££££s
