How do you keep your house sale price off the internet? Someone I know bought a house a couple of years ago. Normally a house transaction is displayed on the internet (such as houseprices.co.uk) but thus one appears not to be - Ive tried several sites and wondered if you can keep the price off tge internet somehow?
Is the agents fee included in the total house sale price? Here's the problem. If you pay say £500,000 for a house (lucky you) you pay £15,000 stamp duty. If you pay £500,010 you pay £20,000 stamp duty (well that's fair!) - but, if you pay £500,000 for the house and agree to pay the agents fee as a 'favour' to the seller, are you liable to pay the higher stamp duty? I would say yes, but does anyone know for sure?
How can I find out the REO house estimated sale price? When I searched yahoo real estate under "foreclosure" I found few houses status in REO. When I saw details, it said "the estimated sale price $80339". Its 3br in Santa Monica. Seems to be too cheap. Is it just how much the previous owner owe? What happens if sale price of house does not cover mortgage pay off? I bought a house a couple of years ago. I don't have much equity in it. Now my fiance and I want to buy a new home, but we won't be able to sell my home for what is owed on the mortgage. Are there programs that let you borrow on your new mortgage to allow you to pay off previous mortgage?
Would spouse be entitled to % of equity or sale price in house? Going through a divorce in MI. The house is 5 years old & doesn't have much equity built. My name wasn't on the house, however it was a marital purchase, which I'm told would still give me some kind of claim. Does the house sale price affect property taxes? Hi... Im looking at buying a foreclosure house here in Minnesota for under $20k... it sold before for around $60k and has $60k in upgrades so its being taxed at around $2,000 per year which is high! Especially if it is selling for $20k. My question is.. if I contacted the county assessor.. Would I have any leverage in my argument that they should lower the taxes being as its selling for pennies of what it sold for in the past? A sign of the economy. Why should the county get taxes based on unrealistic property prices? If the property is in disrepair and needs rehab and is now selling for many times less.. Shouldnt the taxes also reflect the economy and get lowered to what it recently sold for? Thanks!
Do we have to pay for GST and PST on the sale price of a house or property? Suppose you agree to buy a house selling for $100 000. Will you have to add GST and PST taxes to the final sale price? I mean will you have to fork out an additional $13000 - $14000 dollars on top of the $100 000, assuming 6% GST and 7% PST? Instead of $100 000 will the final cost of the house be $113 000 - $114 000?

The prices were excellent last year, and i tried to buy a house or an appartment. I needed to work quickly as i noticed the Bourgreg development started and knew that this would influence the property prices. I lost my chance as arranging finances here took too long. Now my relations in Sale (who had one built as i was looking for one) their property has increased in value by at least 20%. Im now looking in Marrakech (other family there) but oin the outskirts before the developments become so great thepropertys will become ill affordable for me. Even since month 2 the development of property around the airport area has increased tremendously.

IRS is asking about house sale from last year. How do I explain that sale of house was not all profit? Wife and myself sold our house in California. Sold for 540k. We owed 260k. We made a profit but it is less than 500k. The IRS was sent the 1099-S that shows the sale price of the house. I had read that if the profit on the sale was less than 500k I did not even need to report the sale. Is that wrong? What would be the best way to explain this to the IRS? Can you negociate the price of a house for sale ? I am planning on buying a house soon, and I was wondering if it is possible to negociate the price to make it lower ?! how come such low price for house sale? I have been to several real estate websites recently, and most of them seem to have some (not all) houses at extremely low price. For example, 10K... or 20K. What is going on?? What could be the catch? Neighborhood could be an issue, but the house doesnt seem like to be in a bad condition in pictures at least.
Can I sue for damages if someone obstructs my house sale illegally.? Ok. Long story, so succinct as I can be. UK- House goes on market in Jan 2008. Shared driveway. Deeds show EQUAL entrance to shared driveway at six feet each right angle. Neighbour says " We own the driveway...it's registered on land registry plans" Deeds show SIX FEET EQUAL entrance. Land registry shows different. Deed shows LEGAL boundary and nullifies LR plans. Lots of strong interest from serious buyers at full price BUT Potential buyers flee because dispute is declared. Mutual deed of grant to show SHARED driveway then agreed in principle with neighbours and drawn up at our expense (including all neighbours fees). Enter new buyer. We all meet. Neighbours agree "no problem...we will sign the deed" This is in April 2008. Now September 2008 and deed is still unsigned due so say to delays with the mortgage co needing to agree neighbours can sign. £100 paid to their mortgage co for "adminsitration". Mortgage company loses deed proposals that are sent by neighbours solicitors. House sale due to go through Mid September at vastly reduced price due to delay and falling house prices. Cannot sell house unless deed is signed. Buyer cheesed off with waiting. Deal will fold if deed not signed. My solicitor useless. Despite chasing and chasing...very little action. Can I sue neighbours for loss of value caused by their dispute? They had no legal right to claim that land and their solicitors should have told them that. Can I therefore sue their solicitors for negligent advice leading directly to my loss? Have mortgage Co been negligent in losing deeds leading to house sale loss? Has MY solicitor been negligent in not having deed sorted in the four months he has had to chase them despite my constant chasing of him? Tens of thousands of pounds have been lost here. Nobody SEEMS to be accountable. Am I really just to take it on the chin or have we been legally abused and can I seek compensation for our losses?
How to put offer on short sale? I live in central New Jersey, where house prices are still very high. There is two short sale houses in same complex, where regular market value is 360k - 400k range. One of the houses on short sale is put on market for 380k, and needs no work at all. Other one is for 350k and needs little work, not much but just cosmetic stuff. How do i pick a reserve price for the sale of my house? The agent has said one price - how much higher should I go than what the agent suggests? Does having a higher reserve (but reasonable and achievable) distrupt the flow of the auction (as suggested by my agent)? dilemas - shortsale or not to short sale that's the question? my realtor has been working toward making this shortsale happen and finally the bank decided to accept it. however, due to other house sale that didn't go successfuly (and it's going through foreclosure process), my bankruptcy lawyer advised i shouldn't go for any shortsale, but to let foreclose (so i can file bankruptcy and be tax free for such loss). realtor asked i sign a statement and fax to him stating 'i am accepting $197k for a house sale price $220k. i at first didn't want to go for shortsale, and when realtor told me 'if you cancel out this shortsale (as we still got the buyer to buy, and bank that is willing to accept the pkg), my broker agency is to charge you the fees incured'. my lawyer told me that we could add that realtor bill to bankruptcy. now what do i do? few lawyers i asked told me that shortsale will cause 1099c tax consequence. that's gonna be tons of money for me to pay irs. bank prob. is getting nuf $ with my interests and foreclosure... lawyer today told me to fax my realtor a letter stating 'i withdraw what i said yesterday'. so i did that... strange, my realtor told me that my 1st lender isn't to charge me any 1099c. i asked if i can have it in writing but he won't give that to me.

How much to bid on a house (asking price $445k)? My wife and I disagree on where to begin negotiations on the sale price of a house. The asking price is $445k. Financing a construction of a house for sale? A friend of my made me following offer: He has a lot in a good area, but does not have money to build on it. He offers me to finance the construction (legaly I will be purchasing the land and paying for the construction), he will take care of everything, I just need to put my name on the loan. I also sign an "Option to Buy" agreement, so he has an option to buy a house (at predetermened price) once construction is complete. There is a risk, if Real Estate market will crash, I might end up with a house that it cost more to build then it can be sold for. For the risk I will be paid $15K when house construction is complete (in 12 month). State: Colorado I need to finance $750K A friend has already invested ~$200K into the house (land, architect, approval, demolishion of an old house, etc.) Does this appear to be a sound deal? Where can I get more information and advise? I'd say that risk is really small. Something really bad has to happen to affect the prices on real estate to drop below non-profit point. I also don't do it because he is my friend. How hard is it to get me screwed on this?
Calculating Capital Gains on House Sale? Correct me if I'm wrong on this, my understanding of how to calculate capital gains to know how much tax I will owe. Will probably sell before 2 years of living in primary residence, but more than 12 months... is the formula Sale price - (price I paid when I bought + capital improvements + all fees paid for sale, oncluding realtor fees.) So if I sell for 200k, I bought for 180k, spent 3k in improvements and paid 10k in realtor fees, my capital gains would be 200-(180+3+10) = 7k, taxed at %15, taxes would be $1050. Correct? am I missing something?
How long does it take a bank to approve a bid on a short sale of a pre-foreclosed house? I put a bid down for a short sale, pre-foreclosed house 3 weeks ago and haven't heard a response from the seller's bank yet. The seller's relator doesn't have any answers for me. He does tell me that there was one other offer placed 2 1/2 months ago, but hasn't heard whether the bank accepts that offer!!!! My offer was slightly more than their asking price, so I know it was reasonable. Please give me some advise regarding how long I should wait to hear if they accepted my bid. Mislead in house sale? 18 months ago i bought a house which i belived was in a certain cathcment area for a certain school which i wanted to send my children to, i have just realised that i am not in the catchment area because of my address. The middle line of the address (area within the town) is actually diffrent from the one i have bought. i have checked all the correspondence i received from my solicitor at the time of the sale and they all include the address which i require to get my children into the school .but the correspondence i received from the mortgage provider is diffrent from that of my solicitor.I have now checked with my local council and i am less than one minutes walk away from the address i need to get in the school, should my solicitor have spotted this?The solicitor and the estae agent are the same company. and this is very likely to effect my house price in negative way. Can I write off the commission earned on my own house sale? I am a realtor, and I bought a house in May. I received 3% of the sale, and used the money for my down payment, although not in the closing itself. My Broker let me keep the full 3% (they did not take a cut) and they sent me a 1099 for the amount paid. Normally we would have just reduced the $7000 from the sales price, but for various reasons, it was not possible. So, can I avoid including this $7000 in my income, or am I stuck paying on it?
House prices may rise, but is there a limit to how much a flats price can rise.? i live in an upstairs flat and the one below is for sale. i was thinking of putting in an offer but, as i believe prices will not rise much more and may even drop at some point, it seems to me that flat prices cannot rise as much(percentage wise) as house prices as they have limited value compared to houses, and therefore not as valuable. what is a reasonable amount to pay for fixtures and fittings on a house sale ? I am looking to buy a house which is on the market at just under 260,000. the sellers have indicated that they are looking for near asking price i am looking to offer 250,000 + an amount for fixtures and fittings - it is a three bed detached, small third bedroom - what is reasonable to offer for carpets and curtains which are in good condition ? How should proceeds of house sale be shared? My friend together with her 3 sisters inherited a beautiful house. One of her sisters lived there and neglected the property. it was in a bad state of repair. My friend and just one other sister paid for the repairs and refurbishment. They also paid the mortgage arrears and the other bills that were outstanding. If the repairs had not been done the house would have been sold at a lower price. Should the sister who caused the damage be made to pay out of her share of the proceeds. There are 4 sisters should they all benefit from the work done by 2 and if so how should the proceeds be shared fairly. ~~They are in the UK
