How do I get in the commercial real estate industry? I am 22 years old and looking to get in the commercial real estate industry, preferably the leasing aspect. What would be fundamentally required for a person as young as me to be even considered for a job in a large commercial real estate firm? Considering I have a real estate agents license, what else would be needed or would interest a company in hiring someone so young? In other words, how can I get my foot in such an industry, thus giving me a chance to work my way up?
What is pricing structure for commercial real estate brokers? Is there a range of commissions or fees most commercial real estate brokers use? For example residential real estate varies but is between 5-7% depending upon the area of the country. Could someone provide a rough outline of commercial real estate broker pricing?
What background do you need to work in commercial real estate? I want to work in commercial real estate. I am working in Hotel Management at the moment, but think commercial real estate is interesting. Im young enough where a career change is not out of the question. What types of things do employers look for? Is there a high demand for people in commercial real estate?

How many point do lenders pay on commercial real estate loans? I'm considering getting into commercial real estate loan brokering and I would like to find out how many point lenders usually pay on these types of loans. I know the amount can vary, but I'm looking fo a range so I can calculate my possible commission. For argument's sake let's say an average loan amount would be $2.5 million. Is a college degree important for commercial real estate? I am currently in college but i am finding that I am just aimlessly wondering around my college life, but I am very interested in the commercial real estate field. however I know that to get a brokers license it is not required to have a degree one just needs to have a certain amount of hours and past the needed tests. Although I do imagine with this brokerage firms might not hire someone because they do not have the degree of the four year college. I would like to get some insight if the commercial real estate brokers require or want a four year degree. any help would be great!
How do I attract more business as a commercial real estate agent? I've been a commercial real estate agent for about 4 yrs now, and I still don't have a steady flow of clientèle. Where is the best place to go to get a commercial real estate loan? I am looking to start a bar in Chicago, IL and I know the building that I want to acquire. I have a partner who is able to put $350-400K into the project but the building itself will cost between $750K-$1M to acquire and will require anywhere from $100K-200K to restore and convert. I would like to know the best place to go for a commercial real estate loan keeping in mind the significant funding we already have. I would like to limit the down payment to about $100-150K to keep the rest available for the bar itself. As a side note my personal credit score isn't fantastic (about 630). Also, the building is not currently a bar but an old theater so it will require remodeling, however they do hold a liquor license so it is properly zoned. Thanks!
Is it a good idea to get into commercial real estate right now? I just graduated from college and I have been been looking to get into Commercial Real Estate. I wanted to see if this was a good idea. I have been told I will probably not see any sort of income for at last 6 months and potentially a year. I am wondering what the average earnings are in the first couple of year after training. Also if anyone has opinions of Marcus and Millichap please add that as well.
Where can I get more information and better understand the commercial real estate business? I've read a lot of BS online about it. I've known several people that are rich doing it. However, I'm really confused about how this business works. Right now, it seems to me like you have to already have a lot of money or real estate to make it in commercial real estate. Those prime locations and huge building are really expensive. I don't have a lot of startup money and I don't want to risk much of what I do have. Is it possible to startup small in this business? Not wholesale but basically get a contract, make it assignable, find a buyer, tell him/her the price of the property and the price of your assignment fee, assign the contract, get paid. How long till first sale Commercial Real Estate? New Hire? I just received a job as a commercial real estate broker down in Miami, Fl. I was wondering, how long would you expect it would take to make the first sale? The job is fully incentive and i understand there is big money to be made, but i would like to know how long i should expect to have to survive with no income. Career as a Commercial Real Estate Appraiser ? I have a background in Real estate lending, residential wholesale and retail but am considering a move to the commercial side as an appraiser. I am currently located in Chicago which I feel is about the best place I could be for this line of work. Does anyone know what I have to do as far as mentoring, internship, etc? I know I have to take classes and such, but from what I have read it seems I must also "shadow" a licensed appraiser or become an assistant to one for a certain amount of time before I can get a license. When buying commercial real estate, what should be my initial capital? I am the owner of a small company, New York Swim School. Until a month ago I was renting pool space from prominent health club in NYC. Due to the new ownership of the club I was unable to renew the contract, and was forced to stop doing business. My goal now is to own a health club in NYC or New Jersey where I will not be at mercy of others for the continued success of the business.
