Coldwell Banker Real Estate Knowledge Base

What should I expect at a Coldwell Banker Real Estate career seminar? I may be going to one this week. Do I have to pay to get in? Do they hire on the spot? Do I pay for all my Real Estate Training if hired? Thanks.
I need to fire a California Coldwell Banker Real Estate broker who refuses to terminate the listing. Help? One of the more blatant errors this guy made, was to tell a potential buyer (a shill friend of mine) the price of an offer on the table. Again, the broker is supposed to be representing me, the seller, but is telling a stranger over the phone what an offer was (not to mention the offer is $30K less than the list price.) I am not having any luck complaining to the broker's boss. DRE complaints take too long. I need out of this contract NOW!
Coldwell banker real estate vs Prudential? I just passed my real estate sales person exam. I am looking for a good company to work for one that will provide hands on training and the tools for me to succeed in my real estate career. Which company should I go with.

I'm with Keller Williams in the Los Angeles area right now, but have been keeping my eye on what the agents at CB are doing, it seem like they have more agents doing bigger things!! I'm THINKING of leaving to join a big time agents team here. Any thoughts?? Should I just stay where I'm at??
Real Estate Companies (Century 21, Remax, Coldwell Banker, etc) Reputations..? I just passed my CA R.E. test, and Ive been to a couple of interveiws with some of these companies, and a few local companies that specialize in homes in my city.... I am really leaning towards Coldwell but I want to know what companies have you heard of? In your opinion if you HAD to pick one of these to buy a home, which would you choose? Is Coldwell well known?
I need free Real Estate sales website much better than Zollow, RealEstate or Coldwell Banker.? It should be user-freindly and efficient. It should provide data for large area on the map for last year sales, details of the houses, taxes... The above websites are too primitive... Thanks. I.Z.T.
Choosing a real estate broker to work for. Coldwell Banker vs Keller Williams..? I have heard good things about both of these companies. Let me start by saying I am new to real estate so I want a company that will offer me great training, has name recognition, and is financially fair. I have heard Keller Williams has excellent training. I have also heard they can be overbearing and cult like. I tend to be a bit cynical and don't like being bombarded with corporate culture, so I am bit worried Keller Williams might get under my skin. The bottom line is that I do want the best training though. Can someone with experience in the field please shed some light on my question.
Do real estate agencies such as Coldwell Bank charge the buyer a fee? I am looking into renting a house through Coldwell Banker. Would I have the pay any fees upon agreeing to rent the house?

CA Real Estate Agents Avgerage Closings? On average in your company, how long does it take new agents (1 year or less working) to make their first and second sale? I keep hearing that its about 6 months is the average (and some take 1 month and some take 8 months) What about in your area? I just got my license and I am going to be working for Coldwell Banker Premier Real Estate
Is it standard for a real estate agent working for a big company (Coldwell Banker) to take cash only? I used a real estate agent to find a new apartment. I am about to sign the lease and pay the broker's fee to her, but she requested that it be in cash only. She said it's office policy because it's easier to split commission that way. I found this a little strange, but I've never used an agent before, so maybe it's normal? She did say she would give me a receipt, but I still wanted to get feedback from other people before just handing her a bunch of cash.
CA Real Estate Agents, Brokers, etc? On average in your company, how long does it take new agents (1 year or less working) to make their first and second sale? I keep hearing 6 months is the average (and some take 1 month and some take 8 months) What about in your area? PS: I just got my license and I am going to be working for Coldwell Banker Premier Real Estate Also, what is the average yearly closings for people who have been working
Who pays the buyers agent when purchasing a home? The home is being sold by Coldwell Banker Real Estate. The agent who is showing us the home says she is a "buyers agent working for Coldwell Banker". Does this mean that we are responsible for her fees or is the seller responsible?
Has anyone Else Here took Real Estate Classes at a Realty? I've always wanted to be a Real Estate Agent, but ended up getting married and having kids. The Kids are now old enough for me to do something with my life. I can't afford college, but I found an ad: Coldwell-Banker is offering Real-Estate Agent classes for $295. I know other realties like Century 21, ReMax, etc. used to offer these classes too, but I'm not sure if they still do. Does anyone here know which would be the best realty to take these classes with? Is there a catch to learning this way? Do you need to know anything else, education-wise before taking these classes? I've been out of college (never graduated) for 15 years, and only went for a year and a half. Most of my classes consisted of the basics (speech, math, etc) and psychology. Would this be a difficult profession to learn for someone who's been out of school for so long? I'd really appreciate any advice from someone who's taken this route already. Thanks : ) EDIT: I live in Illinois...I'll check out that site.
How do I become a real estate agent? Ok. Here's the deal. I'm 17 and about to be a senior in high school. I know that I want to be a real estate agent and after college I would like to work at Coldwell Banker in Malibu. In college I plan on majoring in business. But what about now? What can I do now that will help me to become the best real estate agent is Southern California? I would like to do something so that I'm not just wasting time, so that I can really get a jump on my career.
Where is it best Real Estate agency to work at if you are just starting out in the industry? Should I look at the big corporations like Coldwell Banker, C21, Keller Williams etc. OR should I start at a small local real estate company?
Dual Real estate agent/Commission change? I am in the process of purchasing my 1st home in IL, closing 7/5. I have a "dual" real estate agent from Coldwell banker whom I would like to fire due to what I feel is a conflict of interest. Her contract withthe the seller (whom I approached about the home)states 3% commission for being a dual agent (and not helping the buyer). If I fire her and bring in another agent, can she increase that commission? I'd hate to loose the home because she inscreases the amount the seller will have to pay her. Sellers are acquaintances listed with this agent. Agent has not done much on my behalf and her addressed me as "your client" to my loan broker. Please advise.
Can Real Estate Agent represent himself/herself as Buyer's Agent to buy hi/her own house? I have a license for real estate salesperson in MO, though I do not do any business on it. I am planning to buy my house. Can I represent myself as buyer's agent while buying my house? If I associate myself with a broker like Coldwell Banker Gundaker, would I still get my share of commission? Thanks
I just graduated from high school, and I wont to work in real estate, but I am not sure what to do first?? I plan to start college next semester, taking business administration, then working on getting my real estate provisional broker license. I am not sure if I should start college first and work on my business administration degree or start on getting my provisional license first. What should I do?? Also my school offers real estate classes, should I take those or go to hpw, jy monk, Coldwell Banker HPW or something along those lines?? Also what type of salary can you make with only having your provisional broker license??
Prudential California Realty or Coldwell Banker? New Agent Looking to Start? I'm a new real estate agent, and I'm interviewing with different brokerage office. Does anyone know which office is better, between Prudential California Realty or Coldwell Banker? I'm in the East Bay Area, in San Francisco. Thanks!
I'm considering going into Real Estate, what should I ask when visiting agencies? Despite the poor economic conditions, I'm considering going into Real Estate. I have two appointments tomorrow, one with Coldwell Banker and the other with Keller-Williams. I understnad that my emphasis should be on training and mentor programs, rather than comission splits, but what else should I ask about? How has the decline in the housing market effected what brokers are willing to offer? Please advise!
I'm not sure which broker to go with. I am a new real estate agent and i'm not sure which broker to choose.? I live on the south side of Indianapolis. Which brokerage would be the best choice for me? I've been to F.C. Tucker, Remax, Coldwell Banker, Carpenter, Keller Williams, Century 21, Red Oak real estate group, 1st Choice Real Estate group.
How do i find a Real Estate Agent to sell my home? The person I bought my home from works in a different county and works for a private company. Would it be difficult for her to sell a home that is 30 minutes away from her business? Is it best to go with one of the bigger company's for better advertising? Coldwell Banker, Century 21, etc... I need to sell my home soon.
New real estate agent in San Francisco - help with choosing a broker? I am fairly well educated (MBA), and decided to try out real estate profession. I am not yet sure whether or not I want to do it full time, so big guys (Coldwell Banker, Re/Max, etc.) are out because they want full-time personnel. Currently, my license is with a small brokerage (friends), but the commission split is poor and the advise I get is minimal... There are companies where an agent can get 98%+ of his commissions. Is there a catch to them? If yes, what is it? Thanks! I understand that with these brokers I will have to pay for everything, but even the brokerage my license is currently with requires me to pay for everything, and they take a HUGE cut out of my commission, with the broker always busy to answer my questions. So I was wondering if I should transfer my licesne somewhere where I will get almost ALL of my commission, because I will pay for business cards, signs, etc., anyway.
Where should I get my real estate license? I am interested in getting licensed but what company/school is the best to go to? I am in NC and the top competitors would be Allen Tate/ Coldwell Banker but I don't want to get stuck with a company. I really would like to be independent. Any words of wisdom?
What are the best types of real- estate classes to enroll in? I hear that there are tons of classes available. Are programs with nationally recognized firms like Coldwell Banker and Century 21 better than the lesser known ones?
How much commission will a real estate agent get if...? If he sold his own house to a family member, so pretty much he was the agent for the buyer (family member) and seller (himself) . The house sold for $500,000. Also, will he have to pay any fees for doing it this way? If so, about how much? About how much will he get to pocket off this? If it makes any difference, he works for Coldwell Banker. If you were the buyer, would you expect to pay the closing cost or split it? Thanks All!
What other sources are there other than Real Estate agent to sell my house? I want to sell my house. Coldwell Banker says they will take 5 1/2 % as a charge!! That's a lot to me in this market. Prices are already low. I virtually make nothing!! Without involving them, what are posiible other community sources I can utilize? I am in a desparate situation. Help me!!
I want to buy a franchise in real estate. Which ones the best? I have my broker's license and I'm looking to start my own brokerage so I figured a franchise is the way to go. But now I'm trying to determine which one is the best. I have narrowed it down to 3: Number 1 being RE/Max, number 2 being Century 21, and number 3 being Coldwell Banker, but which one is the top one?
Which Real Estate Broker Do I Choose To Work For? I'm almost finished with my Texas Real Estate Courses... how in the heck do I choose which brokerage to go with? Do I choose Coldwell Banker at a 50/50 split, but with great mentoring/training and tuition reimbursement? Or.. do I choose Remax that I heard charges you a monthly desk fee, but your commission split is a lot higher? Or, is there a better choice out there? I want to make the right decision right off the bat.. that way I can bloom where I am planted instead of switching brokers throughout my career. Any advice would be greatly appreciated.
As a new real estate agent, which real estate company should I work for? Remax? Century 21? Tarbell? Coldwell banker? etcetra... Any advantage/disadvantages between them? I live in Los angeles county by the way. Thanks in advance for all answers!

Letter recommendation 3 the right one! ? To whom it may concern, My name is Pendie Saliu and I have known Vahide Hamdiu her entire life. She is the daughter of my first cousin. I am a real estate agent with Coldwell Banker Real Estate One and I also work part time at Aurora Hospital in Kenosha, in the admitting department. I strongly recommend Vahide as a dedicated and responsible individual. She is a very bright girl with a considerable amount of drive and focus. Once she has set her mind to something she will try her hardest until it is accomplished. She is very respectful and kind to everyone that she comes in contact with, showing no prejudice on any level. She also commands respect from others in the way that she respects herself. Vahide is very interested in artwork and creating pieces of art. She also has an interest in the biological sciences, namely things that have to do with nature. She is aware of her surroundings and in tune with her environment. Vahide picks up certain aspects of her surroundings that most people her age do not. I feel that Vahide should be chosen over other people being considered for the same opportunity because of her dependability and loyalty, especially at such a young age. I think this will only deepen, as she gets older. Other very admirable qualities are honestly and hard work. She is a volunteer at the Dayton Residential Care Facility and displays patience and kindness when she is dealing with the residents. Another key attribute Vahide has is that she learns quickly. A great example of this is how she learned to speak English when she first came to the US in 2001, and also how quickly she adapted to a very different environment. Vahide would make an excellent candidate. In addition to everything I have mentioned above, I feel she will only expand and grow with her abilities and knowledge. Her potential is great. She would be an amazing addition to a team or do just as well in a situation where she will be working alone, and without supervision. Please fell free to contact me with any questions you may have. I can be reached at___________. Sincerely, __________________________ Pendie Saliu Coldwell Banker Real Estate One

Which Real Estate Company would be best to work for? From the perspective of the best training, the option of the best commission split(90 or 100%), and the most visibility to the customer, who would you recommend? We are starting our real estate practice in the Phoenix area and have plenty of backing to get off the ground in a reasonable amount of time with no "part time jobs" or other distractions. I was thinking between Keller Williams, Prudential, or Coldwell Banker......any ideas from those with experience?

My wife and I had an agent from Coldwell Banker we were approved 185k from the bank but wanted to get an 75-80k house. the gaent kept pushing for us to get 150k and up he stated its because I dont want to put you guys in a bad neighborhood,he emailed us and stated you can change agents if you like but I reuse to put you in a bad neighborhood so after we switched agents he wrote another email stating ..Thank You I was getting tired of wasting my gas driving around anyway. WTF

I have a quick question. About a real estate job.? I am in the process of getting my real estate license but I have little experience. I talked to a coldwell banker company in my home town they do property management and sell houses. And the broker I spoke to said that he might be able to put me to work during my transition. My question is what kind of work would I be doing and how much do you think I will start making before the license and after I get licensed?
would you respond??? Dear Seller,Hello, my name is Misty. I am a licensed real estate agent with Coldwell? Banker Webber and Associates. The reason for this letter is not to per sway you to list your home with me.I want to help you sell your home yourself. You may have been approached by a few agents that have begged you to list your home with them.I will not do this. Many for sale by owners run into problems where they have no answers. That’s where I want to help.If you have any questions, I want you to feel free to call me at anytime for answers. If you want I can view your home and give you honest feedback on what would make it sale faster.I can give you mortgage rates or give you information on other homes that have sold in your neighborhood.I want to help you sale your home yourself so you can save money. Now you may be asking yourself, why I would be helping for no commission at all?My reason for helping is to help build my clientele. Also, in hoping that you might consider me as your buying agent should you decide to purchase a new home. You would never pay a commission. IS THIS GOOD?
I am currently a Realtor living in Fresno CA and I'm thinking of moving to So Cal? I am thinking of moving some where in or around the Inglewood area and I would like to continue in Real Estate (preferably Coldwell Banker, Keller Williams, or maybe Century 21 or any one else big in L.A.) I would greatly appreciate tips and advice from anyone working as a real estate agent in this area. Also, what would be the best way to learn more about the market and the way things work out there? Thanks for all of the answers so far. And I'm not moving because of my career, Im moving for personal reasons and I just happen to be a real estate agent at the time ( I am new agent so I havent done much yet anyway)
Ranking of Real Estate companies? what are the rankings of the best real estate companies, up to 5? Such as Prudential, Remax, Coldwell Banker, Century 21, etc? Any answers will help! all around ranking, largest profit? TOTAL SALES VOLUME??
Opinions on an incompentant real estate agent? This is just to get an idea of how someone else would have handled this situation. I don't plan on taking any action on if for no other reason the statute of limitations has probably expired. Three years ago I entered into a contract for a condo in NJ using a VA loan. Long story short, my VA funding was denied AFTER I entered into contract when it was revelaed the property did not qualify for VA funding, which is something I never heard of. I did get my deposit back but the whole ordeal also cost me about $1200 in non-refundable attorney and other fees. When I asked my RE agent why I'm finding out about a property I was never qualified to purchase after I signed a purchase agreement his response was evasive and seemed just as suprised as I was. Don't you think a qualified agent should have known that? I took the hit and moved on but it did enter in my mind to sue Coldwell Banker for liquidated damages. I never did. Do you think the agent hosed this up and cost me a lot of money? The agent was a dual agency, so they were also th elisting broker. I did not sue, I let it go. The attorney I mentioned was a real estate attorney who performed the title search and looked over the purchase agreement among other things. There was never any lawsuit. I'm just wondering if there should have been. I strongly believe SOMEONE should have picked up on it.
For real estate agents: What agency should I consider working for? Keller Williams, Coldwell Banker, RE/MAX, Century 21? Or, perhaps a small local agency? I hope I'm not forgeting one, but I think you get the idea. If someone is starting in real estate or wants to progress and learn as much as possible about houses and the market where should they start? I'm just a little familiar w/ these agencies but still don't know much.
What's the commission split at your Real Estate firm? 1. If you are a realtor with coldwell banker, allen tate, remax, centry 21, can you tell me the commission split between you and the firm? Is is 50/50, 60/40 70/30 ? I'm just starting out and would like to get answers b/4 i go in for interviews tomorrow. 2. Also, can i go in there and basically tell them that I want more of a percentage than they offer? Please only answer if you know your facts.
CA Real estate agents and brokers, Is this a good "deal"? I saw this ad for real estate sales...I did sales for 6 months with Coldwell Banker, and I left 2 months ago...I miss it already! You can do Real Estate & Loans ***** 100% Commission****** 21st Century Real Estate & 21st Century Funding *100% Commission on Real Estate & Mortgage *$795 Flat fee per transaction (E&O Included) *Residential & Commercial *No mandatory meetings *No monthly fee *No desk fee *******Branch Opportunity, Must be Licensed and experienced******* $595 Flat fee Call for details

If people in Puerto Rico earn so little, how do they pay their mortgages? I'm looking in to moving to Puerto Rico, and I understand that I'll have to take a pay cut. I've read that most jobs pay below 30 or even 20k. But when I search Real Estate websites like Coldwell Banker, Most of the houses for sale are several hundren thousand dollars. Is there something I'm missing here? How do Puertoricans afford their homes? Am I looking at the wrong realtors? Any information you can give me about this and other advice related to moving to Puetro Rico would be greatly appreciated.
need e mail address for Real Estate Agent Deneice Gayle Meloy? Deneice Meloy was a Buyer's Agent and worked for Coldwell Banker United on Cypresswood in Spring Texas. After removing thousands of dollars from co-workers and her best friend, Deneice Gayle Meloy moved back to her home state of FLORIDA to the City of Cantonment. Must be located by LE to prevent further thefts from clients and co-workers. Meloy sells homes the buyer cannot afford , but is approved for. Meloy then promises to share expenses(if buyer single), and has been known to put homeowner's Insurance in her name. As tome goes by and trust increases between the buyer and the Agent, Deneice G. Meloy is also wanted for tax evasion and seeks shelter and is protected by her sister and other family members inFlorida.
differnce between remax ,century21 and coldwell banker? all of them real estate to know more about advantage and disadvangte and revenue
Real Estate? I am a Realtor and I have wonderful past, present and future clients, but my Broker would love for me to sell more homes being buyers and sellers. Funny thing is, I feel I need help at what clients want, especially in this market. I get new clients naturally, but few and far between. So my question is what is it that you want in a Realtor? I really appreciate your responses. Denise Stuart Coldwell Banker I probably did ask a question similar before, but the question is not what can I do to get clients, because I do and I list homes that sell fairly quickly, so I have no problem with either of those. I guess I should clarify. If you were to walk into an open house or met a Realtor by chance what would you be looking for in that Realtor? What would make that Realtor stand out in the crowd? Sorry I didn't make that more clear the first time.
Are the older Real Estate companies still the most successful and beneficial for agents and customers ? Older companies like Long and Foster, Coldwell Banker and Century 21 have longevity behind them, but most of them still pay the same ole' 50/50 split for agents. Now, newcomers such as Keller Williams and Exit Realty have stepped onto the scene and offer agents 70/30 splits with new and improved ways of making additional funds. Does the decades and centuries of experience in the industry still make the older companies the most reliable for customers and beneficial for new agents? Or is the lure of a higher commission split, residual income and sponsoring enough to make these new companies the better choices. Could their updated technological features better than the older companies and would that actually benefit the customers more? I'm mainly asking because I am newly licensed and have not decided if I want to go with one of the new fancy companies or the older ones
Thinking of becoming a real estate agent in Pittsburgh...? Recent college grad who probably has all the characteristics to make a successful agent (but emphasizing good service to clients rather than pure profit motivation). However, I have NO savings and need income now. I understand how to get a license in PA, and can complete classes quickly while working another job; but how much can I reasonably expect to make if I work hard (and smart) in the current economic climate? Would I be looking at 1.5% commissions, if working for a broker like Northwood, Coldwell Banker, Hanna, etc.? Do any companies offer a base pay while you start out, since it might take some time to earn commission? Any advice or insight? Would it be possible to work for the license right now, and then take some time to work 'part-time' in the industry? That is, can one have a 9-5 job elsewhere, but slowly try to build oneself in the real estate industry 'on the side'?
Can a seller get out of a Lease Back contract they have already signed? My husband and I are buying a house. Originally the sellers said they wanted to do a lease back. (Where they rent there house back from us after we buy for a month) Both sides have signed all the contracts and it is supposed to be final. Now they say they don't want to do it and want to move out at the close of Escrow. We want them to stay for the month they leased they are trying to get out of the contract by saying the wording does not obligate them to stay. It's a Coldwell banker contract. Can they really get out of it? My real estate agent says no but it could go to Arbitration....Only answer if you know about this stuff...

I just graduated from high school, I need advice..? I plan to start college next semester, taking business administration, then working on getting my real estate provisional broker license. I am not sure if I should start college first and work on my business administration degree or start on getting my provisional license first. What should I do?? Also my school offers real estate classes, should I take those or go to hpw, jy monk, Coldwell Banker HPW or something along those lines?? Also what type of salary can you make with only having your provisional broker license??
Which of these Realty's is the best to work for? As a Real Estate Agent, just starting out, which is the best to work with....Re/Max, Century 21, or Coldwell-Banker? Or, are they all the same regarding helping you get started, the portion of your comission they take, etc? Thanks : )
I am a licensed Michigan Realtor. I have not been active recently. Which franchise is the best to be with? I am mostly concerned with name recognition and costs associated with being a part of the company. I am in Michigan, I realize that I will have to pay MAR and NAR dues, along with the local real estate boards and for any electronic lock boxes. I am looking for an office that pays for signs, and cards and maybe some co-op advertising. I have been licensed since 1997 and I am very knowledgeable about real estate. I have previously been with both REMAX and Coldwell Banker. My father is an agent with Greenridge. I do not like their fees. Any first hand experience or advice would be helpfull. Thanks
Thinking of becoming a real estate agent please help for advice!? I'm 26 years old and I've been stuck at the same job for 7 years as a meat cutter and the pay just isn't that good. My wife told me I should be a real estate agent. I believe that I would be good at it, I'm great with people, I love helping people get the best for their buck, and in the past I've had customers tell me that they would pay more just get customer service from me. So any rookie real estate or anyone who has been doing this for a while please give me some advice, I've already talked to an agent about getting started at coldwell banker and he said it would be about 1500 to 2000 to get started for the test, getting my license, and some other things as well. I figured I would get a student loan to get started but if anyone who is going through with it or has gone through with it tell me what you think about it to help me make the right decision. I live in mobile alabama if that gives some idea how the market is I've heard its slowed down but still houses are selling thanks I don't have bad credit or have a problem getting a loan, I just wanted to get a student loan so I wouldn't have to start paying it back right away, I was going to get it defered for when I graduate and pay it off around next tax season. You people aren't getting what I'm saying is it a good idea to become a real estate agent or not. I know I'll strugel at the beginning but for how long and is it worth it?
How to shine? In the midst of Issues with legitimate and Ethics, How do you shine through as a Real Estate Agent. I have been in business for over 10 years and it is getting harder and harder to meet people in open houses and in general, the media is making it hard to prove you are a good Realtor. Don't get me wrong I have a large base of past clients and referrals. I have always taken the upmost care of my clients. I am always happy to meet new people, but it's not much fun when first impression is a general census of a profession and not the person in which you just met. I figured I'd come here and ask, because there is no one answer to this question I am sure. Thanks, Denise Stuart Coldwell Banker
