Can I use an accelerated depreciation schedule for residential real estate investment property? I understand that I will need to use a 27.5 year lifespan for residential real estate investment property, but it is unclear whether I have to use straight-line calculation or not. I seem to remember there being an accelerated depreciation schedule available for 27.5 year lifespan property in the past, but I cannot find it on the IRS website now. Any help would be appreciated. Regarding real estate investment property, why would a seller report such a high replacement reserve? What happens to the balance of the replacement reserve when selling income property? What percent of gross rental income is typically added to the replacement reserve account? Real Estate property investment? I have 2 interest mortages for 2 houses that I'm currently deducting on my schedule A . I also have a third house that I'm holding as an investment, I'm not renting the third house so can I deduct it in schedule E?
If I don't gain anything from depreciating my real estate investment property (rental), what happens? Right now, my wife and I make more than the maximum amount allowable to be able to write-off any real estate losses (including depreciation) on our taxes. So, my question is best stated through an example, as follows: Say I buy an investment property (rental) for 100K. For this example, let's assume that the land is 0% and the structure is 100% (I know not realistic, but stay with me). The depreciation would be on 100K over 27.5 years = ~$3600/yr. Say I own the property for 10 years, so my total depreciation write-off would be ~36K. So now my basis is now 100K purchase price minus 36K depreciation = 64K. Say I sell for 200K. I understand that my taxes on the sale would be as follows: - I would be taxed on 100K of "appreciation" taxed at 15% - I would also be taxed on the 36K depreciation recapture at 25% My question is, if I never get to "use" that depreciation on my taxes because I make too much money for the 10 years that I owned the property, do I still need to pay the recapture, or does some magic happen? A clarification question to your number 2: In my example, I'm assuming that the losses are deferred until I sell and that my income doesn't drop below the limit until after I sell. If I have the 36K in depreciation (i.e. "losses") at the time of sale, how does this factor into the sale? So, looking at your answer, you say "...deferred until you sell the property...". Once I do sell the property, what happens to all of the deferred losses? I apologize for my ignorance!

Can bank financing be secured to buyout a partner in investment real estate property? My mother and uncle (her brother) inherited an investment property. This is not a rental property, but the property will have considerable worth upon its sale. If my mother wanted to buyout my uncle's share today with the intent to sell within 3-6 months, could she secure financing from a bank for this purpose? I assume we'd have to prove to the bank that the property would be profitable (in this case, upon its sale). This is raw land with lake frontage. It is the only raw land on the lake. We have been approved to divide the land into 2 lots (my mother and uncle will divide the proceeds from each 50-50). There is 100% equity, as it was inherited (and we got the cost-basis step up too, which will help with taxes if we don't use a 1031 exchange to purchase a new investment property).

Hi All, I have a great Insurance Group discount on my rental properties thanks to my previous employer having an agreement with a large insurance company in Canada. Now I no longer work there and I am no longer an employee but rather a full time real estate investor. (The properties I own and I are in Canada). My questions are: 1. I did not have a chance to call the current insurance company yet. should I do that ASAP to inform them of my new (non) employment status or in order to avoid a Big increase in insurance premium should I just start looking for another company who might provide similar prices especially if I tell them about the current discount I'm getting? Also, am I risking Penalty or something for not telling the insurance company about my new employment status earlier or will they not really care about it that much especially since I had no claims anyway so far? Who should I ask to speak with from that big insurance company if/when I call them? Underwriter, certain department manager, etc.? 2. If I take out a second loan on the property to do some repairs for 9K giving me a total loan to value of 80% ((39K + 9K)/60K) of the value and then sell the property for 52K, what do I pay takes on? Paying back a real estate investment loan? I have just bought a piece of property to update/repair and sell. The cost was a little over 100K and should sell for close to 140K. My loan is for Cost of house + updates. I have kept a little money aside for back up, in case it takes longer to sell than I think. I have done this once before and paid the loan off in full once I sold the house and used the profit on that to use as a down payment for this house. On this loan, should I pay it back in full or should I pay minimum payments on that loan so I will have more money(1031) to put into a new investment property(flip)? Is there any advantage to either? Real Estate Investments - Properties Insurance Dilemma/ISSUE!? Hi, 6 months ago I stopped working for a company I used to work for. The problem is I got a Great Discount from an insurance company BASED on the fact I am working for this big company. Now I am a little worried that if I call the insurance company to tell them i am no longer an employee there, there will be penalty for telling them about it only now! How should I tell them about it? I have/had no claim by the way and the insurance is for real estate properties (rental Business). I just don't want them to update I lied or something and then i will not be able to get insurance at all, not even from other companies or at least not for a good price - that is my main concern. Is this a good time to make a real estate investment? Hi there - My husband and I got a home equity line of credit a year and a half ago for the purpose of investing in a rental real estate property. We live in a state with pretty high home prices, even in this current market, so with the amount we have available to us, we would only be able to afford to buy 1 home locally to rent out. But after adding up all the extra costs we would have, the income we'd be getting from rent would only make us break even and wouldn't be worth it. There is a vacation town near us in the mountains that has attractions all year round, skiing, shopping, hiking, fishing, water fun, etc. And I was looking into maybe purchasing a vacation rental there. I found a property there we can afford. I called around to places that manage rentals of similar vacation homes. It seems comparable properties make between $28,000 - $29,000 a year -- this has the potential of being more profitable for us than a rental home, where there is month-to-month rent. Even after using all the funds remaining in our equity LOC, we'd still have over 50,000 of equity in our home. But I'm afraid that with things being the way they are, the funds will soon no longer be available to us because of the banking situation. And with mortgage rates so low, it seems like now is a good time to jump on this opportunity. Yet, with a vacation rental, there's not a steady income like there would be in a rental home. And with the economy being the way it is, there is a risk that not as many people will be taking vacations here in the near future. So, what do you think? Should we do it? Or let this opportunity pass us by, for now? The home prices in the area right now start from the high 200's to the millions (I think the highest listing I saw on there was 2.25 million). I don't know how high they became during the boom, I'd have to ask my realtor to look up sold properties on the MLS for that info. Another real estate investor I talked to last week said the home prices in the area went up 17% last year.

How do I get into real estate investments through foreclosed properties with no money and bad credit? I am looking into real estate foreclosures in oklahoma and they it seeems interesting.The bidding starrts at 2/3 of what the assessor thinks the house is worth but the market valuse of the house is usually higher than the assessed value so there is equity from just buying the house in foreclosure.But i have no money and very bad creit can you tell me the best way to get started.
How do I purchase Real Estate with funds from an IRA? I understand that it is legally permissable to purchase investment real estate (not REITs, but real property) with funds held within an IRA. If I have an IRA at a brokerage company, how do I go about doing this? Also, are there limitations? Lastly, if payments are made by a tenant in this property, do the rent payments get deposited into the IRA in the same way that a stock or bond pays a dividend that gets deposited into the IRA? I did a little research and found a site that indicates that there is a substantial difference between having a "Self Directed IRA" and a "Self Directed IRA LLC", the latter not requiring you to "get permission" for every single transaction or thing done with the real estate. starting a Real Estate investment group? I've been working as a Realtor for about 7 years now and I'm considering starting a real estate investment group. What's the best way to get started? I'm mainly interested in aquireing rental income properties. Any information on financing would be extremely helpful. Also, is it better to manage your own properties or have another company do it? Calculating total percent gain on real estate investments? Does anyone have the formula to calculate the percentage return on a real estate rental property that takes into account: Monthly income, monthly expenses, property appreciation, mortgage interest rate and the IRS tax depreciation?
Are townhomes a good real estate investment? I wanted to know if townhomes are a good real estate investment. I've heard mixed reviews from different sources. For instance, I've heard that in a bad market, these types of properties depreciate the most. I also heard that they are harder to resell and get the full value out of them. What can i do to improve or make sure this real estate investment plan works? My LLC is alreaady set-up and right now im just learning the basics of real estate as a whole. I have a written plan that i really like. I'm thinking about buying a slightly distressed property that's located in a good location. My ideal property is a 2-4 unit. Every property i plan to acquire will be for the long term so while these units are being rented i'll make improvemnts to boost of value. Now, i have tenants paying off the mortgage and the improvements im makeing is adding value. I figure after 5 years or so the property will appreciate at a good rate. Thn i'll refinane and use the cash to purchase more investment properties and so on and son. Im also interested in foreclosures and buy and flip strategies and tax liens and notes and deeds but for now, buy and hold. Help me.
Real Estate Investment Advice? I currently own 3 homes in Pennsylvania (Rentals), all on separate mortgages, averaging an over all equity amount of $89k. I want to continue to purchase more investment properties, but want to avoid paying cash out of pocket for the down payment and am currently considering a HELOC for that purpose. My question is 1: Can the HELOC combine all 3 properties to determin the line? 2: What may my maximum limit be? Can I buy investment real estate with no down payment? My husband and I really want to own real estate. We may not be able to afford anything in our area and are thinking to invest in a four plex in an area where it makes sense. Since we don't own any real estate and don't have much collateral, is it possible to buy investment real estate with 100% financing? We both have excelent credit. Real Estate Investment Question - Time to sell or hold? I purchased an investment property for $370k and its worth $390k minimum. I'm negative $740 a month on this rental and I currently have a tenant. The first mortgage is an interest only loan with a 7.50% rate and a lovely 6 month pre-pay penalty. My rate is high because i bought this as an investment property. Should i sell this investment property and accept my losses and move on? It would literally take 5 years for the rental income to cover the mortgage payment. This was my worst investment of all time but I did so well selling my other rentals I wanted to buy something else asap. So at this point should i sell my investment property or should i just eat $740 a month? I enjoy tax deductions but this isnt the right way to get one.
What is the best way to take title to investment real estate? I am buying a house for $150K for investment purposes with two other individuals, "Man A" and "Man B". The current value is $400K. We will split the profits from the sale 1/3 each. "Man A" is single, owns a home, has excellent credit, wants to sell within 6 months and is contributing 1/2 of the purchase price. Man B is single, does not own a home and has a huge outstanding debt and horrible credit. (He is our connection to the house). He has no preference to sell right away or keep the property for several years. He is contributing nothing toward the purchase price and agrees that his name should not be on the title. I am married and own a home, have excellent credit and am interested in keeping the property as an investment for several years. I will contribute the other 1/2 of the purchase price in cash. Should I take title with Man A as individual tenants in common? Or is it better form a partnership? Any ideas on how to pay off Man A early so I can keep the house?
