Buy House in 2009 or rent until 2010 or 2011 in San Diego? My husband and I have been renting a place for about 2 years now with some roommates. We are paying for about $700 a month and we are planning to move out to the other place for our own in this summer. Since housing cost has dropped tremendously, we are thinking about buying small house in San Diego,CA. Since we are first-time-homebuyer, we should be eligible for $8000 tax credit and whatever we pay for the house will be applied towards our place, not to someone-else's mortgage. Also, paying a deposit when you rent a place is not 100% refundable and we were looking to pay $2000 for renting deposit, we would pretty much loose $2000. So we rather pay $2000 towards mortgage. In San Diego, you can buy a place (2br/2ba) around $1300 a month that includes property tax,insurance and HOA, which would be cheaper or almost the same as "rent". Altough, I've seen lots of articles that's written by an economist on the internet where it says "Do not to buy a house in 2009", because house-price will still drop and some other reasons. We do not want to pay a "rent" and "deposit" anymore but I am not sure if we should rent another place by paying $2000 for a deposit and $1000-$1300 a month for a year or two and then buy a house in 2010 or 11?? It depends on a house-price but we have a few for the down-payment to get a house. What would you do???

Is it possible to rent, for under $1600, in San Diego with five dogs in a "safe" neighborhood? We want to move from Chicago (burbs) with our five dogs (some larger- 2 shepard mixes, 2 med sized, and one small dog- they are not destructive, not violent- just barkers when people are approaching our home,) and rent a house in San Diego. Rent or Sell in Chula Vista (San Diego)...Need Advice!? My husband and I moved to San Diego almost three years ago and bought a house in San Diego (area code 91913). He was planning on getting out of the military in 2012 and we were going to stay in San Diego. However, due to the recent economic issues the country is facing, we thought it would be best if we stayed in the military for another 10 years until he retires. That said, once my husband told the military he was staying in....They want to move us to DC. We will be in DC for at least 6 years. Which means we would want to buy a house there. Now....We're really going back and fourth about selling or renting our San Diego house. Our Realtor says SELL SELL SELL....Its not worth the "pain and suffering" of renting....But, we are hesitant to sell because we will make nothing off the sell. Possible lose $$. What would you do? Is renting that much of a pain?? Any advice would be appreciated!

I want to buy a house, should I sell or rent my townhouse? My husband and I would like to buy a single family home in the next 5 years or so for our future children. We live in the San Diego suburbs, and the house prices are finally dropping here. We will have our 3 bd/3 bath townhouse paid off in a few months and have no equity loans, car loans or any other debt. We have great credit and $50,000 in savings for a downpaymnet on a new home. Should we sell our townhouse and use the money towards a new house? Or should we rent out our townhome and use the rental income towards a new loan? Would it be best to keep the townhome for retirement income? What is most beneficial for my family's future? Any advice?

What's the deal with San Diego housing? Im thinking of moving to San Diego from the east coast with some friends. Everything I have read says that unless you make $50,000 a year, you will have a hard time living and enjoying the city. But, contrary to that, I have found a shitload of housing online for community living with 3 bedroom apartments from anywhere between $1500 and $2,500. Search www.rent.com and see examples if you want. This is an incredibly stupid question I feel embarrassed to ask...but are these prices listed per WEEK or per MONTH? Because paying on average $2,000 per month (if that's what it is) for a nice 3 bedroom apartment in a community isn't bad at all and I don't see why people bitch about the cost of housing. Is there something I am missing?
Where are the cheaper San Diego Neighborhoods and jobs? I am thinking of moving to San Diego soon and am aware that it is very expensive. I want to stay close to the coast for the good climate benefits. I heard La Jolla was super expensive. So where are the cheaper neighborhoods that are still close enough to the coast that the weather is still mild and not hot? I don't want to buy a house, just rent an apartment or a room or something. I've heard Pacific Beach, Ocean Beach, Downtown, North Park, and Gaslamp are all pretty good places. Which of these has the more affordable rent you think? Any other places anyone would recommend? I'd also like to stay somewhere that has a lot of stuff going on and a good social scene so I can meet some folks. I am 25/m so looking for people around aged 22-30. Also, I have a bachelors degree in internat'l trade but no good work exp., I am afraid I won't find a good-enough paying job to afford to live out there? Any tips/advice to ease my concern? Will $9.5k be enough to take with me? Please help! Of course it'd be better to have a job before I moved, but its pretty difficult to get a job somewhere if you don't live there first. Unless you have specific, great work experience that directly translates to being hired (e.g., accounting, nursing, etc.). My idea is to get a job, any job, to keep income flowing in, and in the meantime try and find a "real job".
San Diego condos in Pacific beach for rent? We are looking for an annual place to go to the ocean. Preferably SanDiego - Pacific Beach, Mission Bay, San Diego Gaslight District, Seaport Village etc. We're a mature couple, no children (we have furry children but they stay home with the sitters) and we love the ocean. We're in Arizona . We've been going to the same hotel for 6 years but they've changed their management and attitudes are rude now. So, we thought if we could get to know an honest person/couple to trust us with a condo to sit for them and keep the place tidy. Where is a good place to rent a house for $1000-$1500 in Southern California? I am looking for a house in South Cali, 120 miles radius of Los Angeles and/or San Diego. It is important to live in a town or city, though, but a smaller one is fine as long as a hospital is close. Looking for wedding venues in North San Diego County (private houses, estates etc..no ballrooms or hotels)? I am looking for a unique, fun place to have a small wedding reception. We want to get married on the beach then possibly rent out a house to have the reception at. A private residence that we can set up tables around a pool or a lawn where we could set up a tent. I would prefer to keep it simple and do the reception outside around the pool, lots of candles, tiki torches. San Diego in March? We're planning spring vacation and are currently choosing between Tucson and San Diego. We're leaning towards San Diego because that's where we saw nice houses to rent. I'm familiar with Tucson, but not at all familiar with San Diego. There are lots of cool houses, but I have no idea whether or not they're in nice areas or not. A cool house in the red light district won't be fun... Any ideas you have on nice suburbs to stay in, or nice areas right in San Diego would be appreciated. How do you get a job and affordable housing in San Diego when you are on probation for a non-dangerous felony? My 24 yr. old nephew is on probation for a non-dangerous, non-repetitive felony and is looking for a job and housing in San Diego. He has multiple character reference letters and a local private agency that is willing to help subsidize his rent for a year and personally vouch for him. He is still fininding it very dificult to find a job and housing. He was able to return to the transient hotel he lived at before because he was a good tennant, however, he was paying $150 week, but without a job , they raised the rent to $220 week for a one-room, community shower place (even though the agency was paying his entire rent a month in advance). I know there are many who believe that this is what he deserves for committing a crime, but he is trying to pay for his mistakes and change his life. Doesn't he have basic human rights to provide for himself, to survive. How is someone supposed do that if nobody is willing to give him a chance. Concerned Aunt. Serious answers only,plse, Thanks

can you help me find our new san diego? I was born in and grew up in San Diego, CA. It was great but now it is a nightmare because of the population explosion and extremely inflated housing prices. It was our perfect city but I'm not willing to live in the new horrible crowds and I don't want to rent forever. renting a room in a house with illegal tenants / landord construction? i'm renting a room in house in southern california (san diego county) and the landlord is building additions inside the home eliminating public spaces, etc for other tenants to increase her profit on the rentals. she has people living in unauthorized spaces, the back patio and the garage. My rental agreement is verbal, but i get reciepts for my rent. we also have no central heating for the house, which i understand falls under california "uninhabitable" rules. do i just shut my mouth and not say anything about the work out of code? what legal recourse do i have?
