How much is rent around San Jose, Ca? Can anyone give me an idea what we could expect to pay for a house (~2000 sq ft, 3 bd, yard) in a good area near Mountain View? I have heard everything from $2000 to $6000 a month, and that range isn't very helpful. Thank you!
Rent vs. buying a house in San Jose ca.? I have notice that the rent has gone through the roof in San Jose Ca. and other Bay Area cities. With the rent going up do you think people will start buying a house. My rent is 2000 dollars for a 2 bedroom apartment. I'm considering buying because with the REO market it does not seem to be a big difference between rent and mortgage. How do you guys feel about this. Doesn't it seem in some areas the rent is comparable to mortgage. Why isn't anyone talking about the increase in rent like they do the housing crisis.

San Jose, CA Non-Lease tenant laws? I have been renting the same room for 2 1/2 years. Have paid every month in the last year on time. I only have a verbal agreement with my landlord. He gave me a 30day notice verbally because I smoke off the property near the street. He said he wants his home to be smoke free even though I have never smoked in the house. I need my rights with references please. I know he must give me an official 30 day notice before the 1st of next month in order for my eviction to be official. I also know that if one has rented for over a year with no lease, you can only evict for not paying rent. I need references to this information please and anything else that might help. How should I rent my house out? I just bought a 3bd 3br townhouse in San Jose, CA, and the mortgage+HOA is roughly $1500-1600/month. Other utilities including water/gas/electricity/trash/internet/cable TV is roughly another 200 bucks. I have two options. 1. Rent the whole townhouse out to a tenant family and find a room for me closer to my company. The rent for my townhouse would be 1900-2000/mo, and tenant pays the utilities, and I can find one room for myself for $650-700/mo including utilities. 2. Rent two rooms out, charge $700 or a little bit more per month per room and I pay all utilities. Which one is better in term of tenant management, and tax benefit? In case I need to take the room/house back from rent a few year later, which one is easier for me to do it? I am a first time buyer. Thanks a lot!
Buying house in San Ramon, Ca? I bought house in 2010 in San Ramon paid 500,000 for 3000 sqft independent house.At that time,my husband worked in Dublin and I work in SFO. Now things are different my husband has to change job to San Jose and I still work in SFO. My son didn't get admitted in public school and finally got admitted in neighborhood school 35 miles away and we can't afford private school.There are 95 children ahead of my son in waiting list. So my husband has to dive to San Jose for work and I have to drive 35 miles in the morning and drop my son in school and travel to Sfo for work,my husband has to come early from San Jose and pick him. Ahhhhh this became hell.We cant do this any more, so we thought of selling the home buy buyers are asking less than 400,000 which is ridiculous. Then we thought of moving to Cupertino and renting house in San Ramon to others. But no one willing to pay 3000. Not even 2000 dollars.We were really tired of this place. Are there any alternatives other than selling and giving to rent?
do I have to report this unattended car to the police? A car(SUV, looking good ) has sit in front of my rent house for about a week and a half. foreclosure & assets question? My wife & I have a home in the Central Valley in CA. We owe $277k on a 1st loan (Country Wide, but loan did not originate from CW) & we have an equity line owing 65k, also CW. My job is approximately 120 miles away (San Jose, CA). We moved to San Jose last year. We have been renting out our home out for the going amount of $1300 per month. This covers 1/2 of our combined loan amounts, PLUS we have rent to pay in San Jose (2300) all on a single income, mine. We are thinking foreclosing because we cannot afford to keep paying for the house, we have been struggling, but have been making the payments up to last month. Foreclosure seems inevitable. If/when we foreclose, can the bank take other assets, like 2 motorcycles (worth approximately $10k for both) musical equipment, cars, (have an 05 Honda Accord & an ’05 F-150 Ford Truck. How can I get out of a bad rental agreement that I believe I was railroaded into? I was railroaded into bad deal. In the last week of December, 2009 I had to move from a friends home where I had been staying for two months. Prior to that I stayed at the EHCLifebuilders Boccardo shelter in San Jose, CA. The shelter has a One Stop center which is administered by a department of the City of San Jose. They can help with housing. I was referred by one of the staff, who is also a liaison between them and the Housing Authority of Santa Clara county, to landlord "friend" of his who happened to be there. I was immediately given a stack of papers and told to sign them ASAP. I have yet to see them. Apparently they were some kind of rental agreements which he needed right away to procure a $1,000 deposit fee, which the center offers to homeless clients one time only. That night I was placed in a boarding house, with shared rooms and and a few drug users. The police were there twice during my first week. In a few days I was given a copy of the form that would apply some of my General Assistance benefits toward the rent. I was informed how to fill it out to give him the maximum amount of funds (about $300) to him leaving me with nothing. I found out he was charging $475 for a shared room in a poor environmet in a bad neighborhood and that I would have to somehow make up the difference. He encouraged me to apply for my Social Security right after my sixty-second birthday in January. That would still not cover the rent. Now he wants me OUT for non payment on February 28, 2010. Thats two days from now. Ihave not recieved a written three day notice - or anything in writing. Who can I talk to or report this to, or anything to keep me from being on the streets again? I'm currently being treated for chronic depression and now I'm scared.
I'm thinking of buying a mobile home? I live in san jose, CA. Right now I am renting a condo for $1700. I am tired of renting. I want to own something but a house would be MAYBE 2-3yrs from now. Do you think it would be a good idea to buy a mobile home if its around half of what i pay for rent. The other half, I can save it for a better house. I dont think I would want to sell the mobile home, maybe rent it or something. Im 24yrs just in case.
Question regarding the new federal law - Tenants rights due to foreclosure? I'm a tenant in San Jose, CA and I just signed a lease which will expire in July 1, 2010. Yesterday, I was informed that the house i'm renting at is in foreclosure and it appears the bank will take this house back very soon. I paid a lot of money to move in this house and this is not fair to me. I heard a friend mentioned this new federal law which will grant us the right to stay in this rental house for a period of time. I still have 11 months left on my lease with the landlord. How many months do i have left until the bank can evict me, even though i'm still paying rent to my landlord?
What should I do about this? I'm 20 and a student in college in San Jose CA. I live at home with my mom and brother. I have about 3000$ on me. I have a "girlfriend" who lives in Muncie Indiana. She's getting kicked out of her parents house. Has about 2,000$ on her. The plan was for her to move here and get a job and then rent a room downtown. That way I can go to school and she can save money til we can rent a studio or a 1bed room apartment. I've never rented a room or apartment before. I'm having second thoughts about this because its a big change for me. I can't just say no because she has nowhere left to go. I really care about her. What should I do? Do you have any advice? Should I buy if the mortgage payment higher than rent? I'm renting a very nice luxury apartment in a good area of Silicon Valley (Santa Clara, CA to be exact - 95054 zip). I'm considering buying a decent two bedroom single family attached house (pretty much a duplex) with an attached garage. It's nice on the inside and seems nice on the outside. The age of the house is 26 years old, but overall it is in good condition. I like the place, but my mortgage payment is high: $2900/month including tax, PMI, and other fees. This is a 30 year fixed mortgage, so that's good. But what worries me is the rent in the same area. Rent for a similar place (in the same housing track) is $2000/month. Another issue I may have is the area. It is located in the 95133 area rather close to the worst parts of San Jose. (about a few blocks to a couple of miles - so I'm not right in the ghetto, but close to it). The immediate area itself, when standing outside the house seems okay. However, I recently found out that across the street (across a four lane expressway) there are some older houses and they have parties sometimes. I was told you can hear Mariachi music until 10pm at night, as often as once a month (but, probably 2 to 3 times a year). Right now I rent a very nice apartment on the eighth floor (top floor) for $2250/month. I love living here. I really love living here. There is no noise and there's a Safeway (grocery store) right next to me. It's fabulous. I have issues with the idea of getting tied down and paying $2900/month to live closer to the ghetto compared to $2250/month to live in a very, very decent (if not upscale) area. But, real estate in Silicon Valley has always been amongst the highest price in the country and therefore owning a house in a semi okay area (i.e. closer to the ghetto) might give me financial leverage a few years down the road (oh, 3 to 5 years). Said another way, I do feel that I may never own a house here if I don’t seize an opportunity (it’s more of a buyers market now, in 2010) I'd love to hear your thoughts, especially from folks living in Silicon Valley. Thanks. Where I live it is very expensive. In current markets of 2010 in the SF Bay Area (Silicon Valley) home prices for non attached homes are: $350k in the worst part of San Jose (the Ghetto) $450 ~ $550 in the better parts of Silicon Valley $600 ~ $700k for new homes in good areas. I'm already locked in at 5.25% using an FHA loan for $400k . I've already gotten this loan so it is too late. I did get it directly from my bank, Wells Fargo and I've been with this bank since 1988.

The most recent incident was on December 19, 2010 at around 8:10pm I pulled up and parked to go into my apartment and there was a loud yelling match coming from my managers apartment. A 911 call was initiated by me Anna WXXXXX a tenant at 9:01pm. The manager at the Le Grand Apartment complex Brenda, had her company banging on my wall at around 8:53 pm at about 8:55pm my managers guest a man, was violently pounding on my front door with no courtesy as to me being a next door neighbor in an apartment complex. I answered my front door with caution and immediately was being yelled at by an elder man in a very derogatory way with an enormous amount of profanity. When I finally could speak I stated I have documentation that I arrived in Le Grand just a few hours ago that I was out of town in san Jose .I felt the safety for my toddler and I was at jeopardy, and waited for the officer to pull up at about 9:12pm after the sheriff explained to the manager Brenda that it is very unprofessional way to handle this situation and her company can not under no circumstances be violently banging on my front door the way he did. the Merced county sheriff then left at around 9:44pm and came back shortly around 10:20 to review the surveillance cameras. The sheriff then offered to observe me paying rent early so there is no problems next week with me paying rent. The manager then mumbled outrageous comments stating: I will get evicted for lying and I am going to receive several violations the next day”. The sheriff asked very stern “what did you say” Brenda dishonestly said she was trying to see what's on her computer and that she was talking to herself. Brenda was then refususing to take my rent So I agreed to the sheriff I will certify mail my rent this month, Brenda then said “I will get in trouble and she will get paid over-time” followed with a snicker. I then walked back to my apartment to try and put my son to sleep after the sheriff had left. At around 11:15pm the manager Brenda starts slamming doors and shouting and this was on going till a little after one in the morning. Please note this is not the first encounter I have had with management's same guest, There has also been a verbal complaint made October 5 ,2010 by me to her immediate supervisor in Mariposa about management at Le Grand Apartments being highly unprofessional about letting confidential information out about me to other tenants and racial remarks directly said to me by her guest but they have fallen on deaf ears and I am left with no recourse but to lodge a formal complaint with you. I am very disappointed due to the amateur way the manager Brenda is acting, and will be staying at a relatives house to avoid retaliation. To resolve the problem I would greatly appreciate it if something was done immediately. was the 3 day notice to pay or quit we gave our tenants valid? so here's the deal. we seriously have a tenant sent straight from hell! this lady is the most disrespectful human being i have ever seen in my entire life! and im not just being biased because she hasn't paid my rent, she is very disrespectful. so we have a home i manteca ca, and we just rented out the 3 rooms so that we could still use the living room for sleeping because we do a lot or business in the central valley and don't want to drive all the way back to the bay. so we get there, and she has all her junk and her own washer inside the garage. we told her, "we rented the you the room, not the garage!" and that's when she started to get violent. i should also add that we rented a room out to her son, because she wanted us to rent it to him. i should also add that we did not even know when they moved in. we got a call from our other faithful renter who said that a lady moved in, and we were like what? why did you let her? so basically she moved i illegally, but we needed the money to pay the mortgage so we let it slip. so back to the garage incident. so after we told her to move out her wahser and all her boxes of stuff, she started shouting obscenities at us. numerous times she shouted, " this is bullsh**!" so then we asked her for her rent, because she had not paid any rent at all, when she moved in she told us that she would have it for us later because she collects social security. we let it slip too, big mistake! so when we asked her for her past due rent and the next months rent, she refused. we could tell she was upset because we told her to move her stuff out of the garage, so we slipped out the contract and read it out loud to her and her son. it has a line that said" tenant acknowledges that he/she is renting the room only and shall not obstruct any ohter parts of the house except for the kitchens and bathroom." her son then snatched it away from my hand, and just to let you guys know, im a minor, im 17, and wouldn't give it back to us. me and my mom tried to get it back from him, but he was wailing his arms all over the place. all the while, the lady was shouting vulgarities at us. thing like "bi***" and calling me little queer.my mom had a screw driver and a door lock in her hand because she had just changed the lock to lock them out of the garage, and the lady said that she was calling the police because my mom had "a weapon." the screwdriver was one of those mini ones, mind you, so we then told her that we were going to service her and her son with a 3 day notice to pay or quit. her son had also only payed us $400, and did not have his rent either (the rent was due the day that we went to stay.) so we serviced them with the 3 day notice and of course, they did not want it, so i stood in the front doorway of the house, not her room, to give the person who was giving it to them time to get to the door, and she yelled " im not fuc**** taking that you bi***" to the person giving it to her. and the whole time we were there we she kept on yelling "get the fu** out of my house" and even told my mom to get out of here "you dirty wetback mexican bi***." the whole time we were there arguing with her, we never once disrespected her by calling her anything vulgar. i was doing most of the arguing because she was yelling the worst possible things at my mom and treating her like a piece of crap. i even respected her, i never once said anything along the lines of what she said. the worst thing i said to her was " don't talk to my mom like that you lowlife bit**!" we immediately called the police to have them calm her down. the police then told her that it was not her house, that she was renting the room, even though her and her son were renting out 2 of the rooms. she kept on saying no thats not true, that there had to be some law that said it was her house. the police officer was very frustrated talking with her and told her to shut up and get inside the house. she didnt respond well to this and said whatever and stuck her tongue out at the cop1 it was really funny, a 47 year old woman acting like a child. he told us to evict her immediately, he didnt even stutter when we said that. so i want to know if the 3 day notice to pay or quit was valid, because we were in a hurry and had no access to a computer, so we just called my brother in san jose and told him to read us what a 3 day notice said from the internet and we hand wrote it. it got me wondering because when we gave it to her she told us " this sh** ain't legal bit**, i know legal sh**." was it legal? even though it was handwritten. we put everything that we were supposed to put. bottom line is we want her out, in the shortest amount of time possible.
