What are the steps to sell house by owner in GA? I am trying to sell my house by owner and pretty much understand the advertising part of selling but am wondering if someone could provide a step by step instruction of what to do once an offer is made. I have downloaded the following forms: counter offer, seller's disclosure, purchase and sales agreement At what point do you collect earnest money (who collects this money?) and what forms are necessary to have filled out before going to the Real Estate attorney? Sell house by owner or realtor? Hello folks, if I sell my house using one of these websites, I will be ok. but if I sell using a realtor, I gotta pay them 14,500. What do I do to sell a house by owner? I have a house in Hot Springs Arkansas that I want to sell, I was wondering how I can get it on the internet with out going to realiters. It is a 3 br 2 bath house with 2 lots. I it is close to a Wal-mart and a Kroger and other resuraunts. If there is any website or a local listing in Arkansas besides the newspaper I would be greatfull.

How to sell a house by owner? Now before I get attacked for being greedy or overpricing, let me explain my situation. In a nutshell: My hubby got a job offer across the country. We have to move in the next 3 months. According to 5 potential realtors I interviewed, who did comparisons, said our house is currently worth anywhere from $250-$255k. By the looks of it, to lure buyers in we might have to price at $252k All the realtors want anywhere from 5-6% commission, we owe 245k. Do the math, that puts us in a big hole and we don't have any cash to put up front. I figured the only way to save money is to sell it ourselves and offer the buyer to pay closing costs or something. I'm pretty marketing savvy and my free time is dispensable. The only drawback might be not being able to list it on the MLS, and have less exposure. My best friend is a lawyer so she could help me pro-bono with all the legal mumbo jumbo. As far as staging and decor, all 5 potential realtors that I interviewed said my house was in great showing condition and that I had great taste. I guess my question is, is how do I make myself appear like I know what I'm doing? I know most buyers won't even want to do business with a FSBO, but it looks like the key is to let them know that I know what I'm doing, that way they'll feel confident and comfortable with me. The highest it will sell even with a realtor is 255k. Like I said they want 5% I owe 245k I'll be in the hole for sure.
Should I use For Sale By Owner to sell my house? My husband and I have a small "starter" house he purchased before we married. If I sell a house by owner, do I owe my old agent a commission? If a party came in with an offer while we had an agent and we rejected it...then after our contract expired with that agent and the same party gave a new offer to us while it was for sale by owner..do we owe anything to that agent. On a side note the agent we had never showed the house to those clients. We did. The offer is different then the original one we rejected. I should add that the realtor did nothing beyond listing the house on MLS. We wrote the description, showed the house and supplied the pictures. She sat on her ass and missed showings or cancelled last second.

Can my ex-wife sign a legal agreement to sell by owner her portion of the house to me? divorce agreement said to sell house and divide profit equally. I signed a contract with a realtor to sell my house. I want to sell it by owner. How do I get out the contract? Owner financing to sell a house? Is it a good or bad move? How exactly does owner financing work? Lets say I have a $200,000 house that im paying $1400 (mortgage + expenses) per month on...I find a buyer who is willing to pay me $1700 a month to finance the house thru me...would this be a good move for me? If he did not pay wouldn't I get the house back PLUS all the money he paid in the past anyway? It seems like a win win situation, does anyone have any idea of the downfalls or just any commentary at all on "owner financing"?
