Now a month and a half later I am now employed again but I am not sure if I can take advantage of the loan because it requires for you to be with your company for at least 2 years... Knowledgeable answers please!!! Buying house & current owner breaking agreement!! Long due to details!? I will try and sum this up as best as I can. I've rented the house I live in for 3 years now. No lease or contract of any kind was established (I moved in with the landlords' daughter who is my friend and within a couple of months backed out and moved back home to her parents' house). One day an investor knocked on my door inquiring about buying the house. He informed me that he'd seen it for the 2nd time in a row on the foreclosure listing and wanted to know if it was up for sale prior to it foreclosing. What!?! That weekend (on Saturday) I look it up online and sure enough...2nd time in a row and it was scheduled to go to auction on that following TUESDAY! I call my dad and since it was pretty much going up for auction for 5-10K of what was owed on the note still (less than half of the worth of the house), he was interested in buying. I told him I'd speak to landlord and see what was going on. Well, sure enough landlord calls me to collect rent for that month and I tell her my findings. She made excuses, and I told her abuot my dad's interest in purchasing and she agreed immediately. She didn't want it to go bad on her credit and said we could just pay it off and that was fine with her. She was to LOSE the house in 2 DAYS! So, come Monday, chaos. We're trying to get it out of foreclosure and they asked for a chunk of change to reinstate it. The landlord didn't have the $ to pay so she calls me and then I talk to my dad and we agreed that if that was the only way to do it, then my dad would put up the amount they were asking with the agreement that she would turn around and sell the house to us once she was back in good standing and house was saved from being sold in auction. We succeeded at reinstatement and she signed a Promissory Note, which I notarized (I'm a notary). The promissory note states that they (her and hubby) were in agreement that the money we had just sent to her mortgage company was pretty much our "deposit" on the house. States that in the event that reinstatement did not occur or anything else prevented sale of the house to my dad, she'd be obligated to pay the entire amount back to my dad. The note talks about her agreement to sell the house for what was owed on the mortage w/out any further fees to be assessed or expected-besides closing costs, which my dad would be responsible for. My dad hires a title company to do all the paperwork and they established the first set where the owners give consent to proceed with the paperwork and contacting their mortgage company in an effort to pay off their loan and transfer title, etc. So far so good...until it was time to sign away the house-they stalled. This is as of last week. Turns out her husbands didn't know anything. By that I mean, he didn't know the house was in danger to be lost much less knew about the sale of the house or anything until the very end. She didn't tell him either! We found out after seeing the pay-off quote to her mortgage that she had failed to pay a single payment for 8 months. Then she lied saying her mortage was $300 more than what I was paying in rent so she couldn't afford it....turns out her mortgage is like $8 less than what I was giving her..sure she wasn't making any profit, but she had the mortgage payment every month. Anyway, title company called them to tell them to come in and sign and then she turns around calls me and tells me that they were going to need $5k at signing or her husband wasn't willing to sign. I asked her to tell HER HUSBAND to contact my dad so that THEY could discuss that. She said she would have him call...but she didn't...she ended up calling my dad herself telling him the same thing she told me. Greed! How dare she! Now, my question (yes, I'm getting to it)...isn't she breaking the agreement to my dad by asking for more $ when the whole purpose of that contract was for her to not pull this kind of crap? If her husband is the one who refused to sign, why didn't she who the day and time she told the title company she would? I mean, if he doesn't sign and the deal doesn't follow through, then she loses out on the $ she thinks she's getting, will lose the house b/c apparently they can't keep up with the payments and still owe my dad $7500! If my dad agrees to her demand just to get it over with (which is what he plans to do), when she accept that money, isn't she breaking her initial agreement legally binding her to do as she said? Wouldn't my dad then have the grounds to turn around and say, you owe ME back the money that I put up front since you didn't keep your agreement to me??? FEEDBACK PLEASE! Sorry so long! I knew I forgot something-I'm in Texas. Yes, I know that it was a very risky thing to do this and that we are NOT realtory, investors, lawyers, a mortgage company or any other profession that would have allowed us the knowledge to know exactly what we needed to do and what steps to do it with, but keep in mind that I state we had 8 hours in which to work with or they would've lost the house if we'd taken any longer. Actually, we didn't get the money wired until literally, the last minute (might've been a few minutes past the deadline the mortgage company gave us in which to wire the $ to them).

The thing is that I want to live the best possible life and I know that one of my relatives earn 200k a year and that makes me feel weird. I attended one of NYC's best high schools but because I met the girl who i want to marry(she is so unbelievable to me), I didn't want to become a doctor. But I want to give a big house and a good life to my wife and future kids. I was planning to buy a house around 700k in Westchester NY or Long Island NY. My plan was to live with my parents for a year and earn 100k for savings and then invest some money about 50k a year in order to buy a big house and spend the other 50k on family expenses and vacation, etc. But I was wondering if maybe less than 700k was possible. But I still want to buy a big nice house. I don't want to take more than 5-6 years savings money to buy a house. Maybe I should buy a house right away and pay the big mortgage and PMI? Is minor cracks in the front just above the foundation of garage can be ignored while buying a house? please.? Should we buy this house? Please help! Need financial advice.? Hi all, I want to ask Suze Orman this question, but she's not around so i'm asking you. I was wondering if we should buy this house. It's in a good part of the country (Cheshire, CT) known for good schools and not going downhill anytime fast. The house can easily be appraised at $525K even in this bad market. We can buy it for $440K. Here's our financial breakdown: We have $80K in cash (although I would only put 10% down) and have excellent credit. We gross $130K/year. My husband puts 20% into his 401k and I put the max into a Roth IRA per year. After everything we bring home $6400/month. The house will cost $3200/month (PITI included) and our bills can easily be $1500/month. This leaves $1700/mo for gas, food, extras, vacations, EVERYTHING. We will never be able to save again. We will be the working poor. Did I mention we will never save again? BIG problem for me personally. So let me ask you, what would YOU do? We don't like budgets particularly. We're not extravagent but we do want what we want when we want it, you know? We like to invest, save, and live a little. The problem, this house will be all the "living" we're going to do for a while. I should mention that we currently live in this house now (renting - will be sold to us after owner finalizes divorce). It's a great house, and we do like it a lot. It's full of our stuff and the thought of moving again is overwhelming. So, again, what would you do? I'm looking for good financial advice. We're in our mid-30's. Shouldn't we be saving more? This is a big, beautiful house. It's been completely redone and is on 2 acres. $350K doesn't buy anything in Cheshire, maybe a small, beat-up piece of crap. Really, even the ugliest houses are $400K. This is definitely the BEST thing around for the money, DEFINITELY. Also, we already live here. We rent the house that i'm speaking of. We're all moved in and everything. should I buy this house? Please read.? the house is 92.5 thousand. I'm 25, in school, I have a good job and save about 400 a month in addition to paying rent. The payment on this house, along with taxes and insurance, would be about 200 more than I pay for rent. But the house has 3 bedrooms, so I would actually earn about 300 a month after the payment from renting out the other two rooms. It's in fair to low condition because it's old. But it is in a super great area. My plan is to buy it, and fix it up (it has a lot of potential for this, haha!). I'm going to stay in Reno for a few years most likely. I have not made any friends in this city, really. Well, a few, but not really that many at all - like two, and it's been about 3 years. I think of it as I'm here just to get a degree and work and prepare for a future - this is not much of a place to have fun at. So I mean, should I do it? I sincerely believe I could fix this house up quite a bit, that the housing market will get a little bit worse, but hopefully not too much - meanwhile I'm getting free rent and paying the house off - and hopefully when I finish school the value of the house will have increased - and I can always just continue to rent it out, I think, even though the property management companies demand a lot, I think I could still earn an income from renting it out, and would be happy to return once a year or so to fix the place up. When I start at the university as opposed to the JC I will have to pay more. I am planning on working in my free time that I have at my job on things for myself though, so I can earn extra money. I have a lot of downtime at my job and I'm going to build some websites and earn an annual income off of one of at least a few hundred dollars. Im in the military and am trying to get the VA loan. my credit has 2 car payments 3 credit cards and another loan. my wife and i only pay the two credit cards my parents pay the rest of the debt. My parents pay my debt not because i cant aford it myself but because they have money so i could make the payments myself and i do have money for a down payment but if my parents are willing to pay that debt for me hassel free then thats fine with me. The title company said that our doc's would be sent to funding and they have 48 hours to review them and then give us any funding conditions that need to be met. Here's the problem... the day after we signed the papers, I went shopping with my grandma and opened a Macy's account to get a discount on my perfume. The cost was $51. I completely spaced it and didn't even think about how we can't open any new credit before the house closes. Anyone ever been through this or have any insight on what may happen? please help!! buying house and found out that one of the trusses has a split but has been repaired? We our buying a house and when we had the home inspection they found in the attic that one of the trusses has a split . I'm not even sure I understand what a mortgage is. As I'm understood, it's the loan you receive to buy a house that you have to pay every month. So it's sort of similar to paying rent, right? Only it's going toward the purchase of your home? What would the monthly payment be for a $75,000 home in Detroit? Is there a way to figure this out before buying it? Ok, so I got my income tax, 8k I have a 90k (sales) a year job and my wife has a 55k (Paralegal) a year job... and since we want to joint purchase the property, we have a 145k a year salary combined Before we got stable as how we are now, we were in pretty bad shape. We are looking to buy an apartment building that cost 500k, we already have 50k saved up... but we have HORRIBLE credit scores from stuff we did about 5 years ago... credit cards never payed, had my car reposes, phone, cell phone tv and light bill in collection.... in total, its about 11k in collection We kinda let the bills go to hell since we justed figured we were making enough to pay everything off and would not need our credit, ever. Well, we wanna buy this apartment building, with 6 apartment inside from a friend of mine, it gives a revenue of almost 60k a year... needs some work here and there, but I really want it, and he gave me that great price (Valued at 550k) Here is my question: can we pay small amounts of monthly installments and have our credit score improve little by little over a period of time (we want to buy the apartment in about 6 months), or do I have to pay it ALL off? what can I do? whats the best way to go about buying that apartment building/raising credit score? thanks a bunch

His father and stepmom have 3 bankruptcies between them and have bought a used Caddy, new truck, and a house within a year of filing for the last one. When we thought we were catching up, more came up from his past. No new debts. I have no glitches on my credit. Please Help!! House buying question...? My husband and I are looking at houses right now. We found one that we are very interested in but there is a few problems. The house was built in the late 1800's, which I love, because I love old houses. But the problem is the foundation. It seems to be sound, but it's on a rock foundation, like big bolders. I really don't think that the bank will approve this loan. The other problem, which we really don't think is a problem but the "remodeling" that this couple did is silly, in our opinion. They put wood paneling throughout the house, and even on the ceiling!! It just seems weird. Plus, in the bathroom, they put the lamanet that they put on the floor on the walls!! We just don't want to buy it and have to redo all this "work" that they put into it. My question is, finally, do you guys think that it's worth it? Do you think the bank would approve it? Or should we just keep looking? By the way, we are preapproved for the money to buy the place. Okay, we don't have bad credit, I'm not sure how that answer effected my question. Oh well.

The blow everything they make and never save anything. Well we live in a trailer cuz they have horrible credit. They recently got good jobs making good money and went crazy. They bought 2 motorcyles, a hayabusa and a yamaha... dont know why my dad needs two... a jet ski, 4 wheeler for my little brother, sleep number bed, and got a 06 bmw x5 and they havent paid off anything so they make payments on everything... never put a down payment on anything and have HIGH interest rates. well my mom lost her good job like 8 months ago. And got a job making 17 an hour but 25 hours a week. And now 3 months ago my dad lost his job and still hasnt found anything. Well they have ALWAYS came to me for money and I still live there. I am 22 and I am just now finished school and passed my test for a journeyman electrician. Well in the past, I have given them about 5,000 in cash that they said they would pay back (never happened) and then they came and asked me for a 1,000 more and i said no my dad got pissed kicked me out but i was back in about a week. Well now i have let them use my credit card for what they said 500 and it turned into 4,000! They are paying the bill monthly but still i hate having that in my name. Well the other day they went and traded in my moms06 bmw AND my dads truck for a brand new bmw x5! Cost 50,000 and they are having to pay about 45,000 of that cuz of course they owed a lot on their vehicles. Well the other day they asked me to pay the electric bill 500 bucks! I did cuz I do live there and I dont want to start a big thing again. I am so different than them I SAVE all my money and I make pretty good so I do have a lot (they dont know how much I have) but I am doing this so I can get out! i need to get out now cuz i cant save any more money for a house becuase they are always asking for money and i am so mad. it makes me have a hate for them. well there are only 2 houses i like on the market right now. one is in a subdivision 2 houses from the highway (i dont like that at all) but its a really nice house with good bedrooms and big living room. the oter house i like is one a culdesac road which i love but the rooms are small and the living room is not as big as the other one! I dont know what I should do. I really need to get out because I feel like my parents take advantage of me and they cant freaking make it without me... well they can but they would have to get rid of all the crap they waste their money on. I hate that they just rely on me to pay for things... it hurts and pisses me off at the same time. they know it makes me mad but they choose not to get rid of anything and keep asking me. I have a good job, I have money saved up and can put 20% down on a home and still have thousands for back up money, I have paid off my truck, and I HAVE BEEN APPROVED for these houses!! Anyway what should I do? Just get one of those houses and get the heck out of there or wait for a better house to come along????... which who knows it might take months!! Trying to buy a repossessed house? Help Please! x? We are currently living in Perth, Western Australia but are moving back to England at the end of July. My parent's have been looking at houses on the internet, last week they found one. It's a repossession and we are a cash buyer, we asked family and friends to go view the house on our behalf which they kindly did, the estate agent they spoke to said " No issue us buying the house from overseas as long as we could prove the funds etc" but when my dad spoke to another estate agent within the branch, he was told " We are not allowed as we haven't viewed it" We then phoned back a day later to place an offer and spoke to the same guy who was still adamant that we could not do this, a family member then went into the branch and put in an offer on our behalf after an argument had occurred. We later found out that the offer had been rejected but believe it never went to the owner as it was £11,000 over the asking price and at least £7,000 over the previous offer, correct me if I'm wrong but wouldn't the owner accept a higher offer? isn't it in their interest to get as much money as possible for the property? We then got in contact with our solicitor who said "There is no issue with buying a house without viewing it" so he then kindly phoned them and was told the exact same thing, We told them " We could prove where the money came from, would send over Identification and a statement showing the funds" This still isn't good enough for them, our family member even offered to buy the house yesterday but was told no! Our solicitor is trying to find out who the owner is then try direct contact with him/her, apparently contracts exchange on Friday! My mum has also spoke to two different estate agents within the town as was told "No you don't have to view a house in order to buy it as long as you can prove the funds etc" Personally believe an underhand deal is going on! Is this particular estate agent breaking the law in anyway? Doesn't all offers have to be presented to the Owner, regardless? Why is this estate agent so different to all the others? We already have plenty of stress with moving to the other side of the world in a few weeks, we don't need anymore over buying a house, if anyone could please provide any information that maybe useful, so we can try and understand this bizarre situation, i would be extremely grateful. Do you think my house is haunted? please read my story, this is scaring me!? Okay first some background--My mom is buying this house from the daughter of a woman who is very sick and passing away from a disease. I am not sure if she has passed yet, but some very weird things happened tonight. Nothing like this has ever happened to me in the past. I was in my moms bathroom that is in her room. While I was in there, the fan turned on, then her bedroom light turned on. The switches are both on the outside of the bathroom. The switches were actually turned over. I was actually scared someone was in the house, so i literally searched the house with a huge steak knife. I found nothing so I laid on the couch. suddenly I heard a door creaking noise..exactly what youd hear in a horror movie. I got up and looked around the corner and the hallway door was slowly shutting towards me. I grabbed the knife and quickly opened the door. Nothing. Searched house again. Now I was getting really scared. I tested the door about 5 times, it didnt creak what so ever, and was kinda hard to move because it was on carpet. this scared me more. THEN, I was laying on the couch with tv on kinda loud to distract me, when it switched channels then turned off. I got up and turned it back on. At this point i called my mom almost in tears and ready to leave the house. She calmed me down, so I stayed. Now the next couple things could completely be me, just making myself scared..but while i was waiting for my mom to get home, I kept smelling really strong perfume, and so I talked out loud and asked for "them" to please give me a SUBTLE sign, something so I didnt think I was going crazy, but nothing so intense that it would give me a heart attack.. as SOON as I said that, a scene from a show on tv came on where there were people at a open casket wake. Just for the record.. i DO NOT do drugs, wasnt drinking etc.. none of that. like I said this is the first thing that ever happened to me. What do you think? Other details about the houses are given below. House 1 - Has a main road in front with fast moving vehicles. Has Basement. 2 Bed,2 Bath, Family Room,Living Room. Lot Size 140 * 200 Backs to reserved land. Lot of privacy. Looks beautiful from outside.(custom ranch) House 2 - Has a quiet street road No Basement 4 Bed,2 Bath Living Room No Family Room. All rooms except kitchen are a lot bigger than House 1. Lot Size 100 * 150. quite some privacy. Also price is a little lesser than house 1. Looks just ok from outside(Leavitt Cape) and sourrounded by beautiful houses . I am confused between the two houses. Please provide suggestions as to which house is better or worth more. He suggested to dig trenches in the crawl space and use a sump pump if we decide to buy. He stated the foundation and beams were in good shape and had no damage. Should I continue considering to buy this house or opt out of the contract? Will cleaning out the gutters make much of a difference? Is the recommendation of the inspector the best solution?
