Real Estate Advertising help to Sell Condo and Buy House in Mississauga? Hi, Like to advertise the sale of my Condo. Can someone suggest good (if possible free OR cheap) websites to enlist it on? I'm trying to avoid selling the house by a Real Estate Agent (saves commission). However might get one if necessary. Also need to buy a new House. Short term renting and then buying a house...do real estate companies offer this? I am going to be moving to a new state 8 months before my husband. I am planning on renting for a while and then hopefully finding a house by the time my husband joins me. I obviously don't want to sign a rental lease because if I don't know how long until I will find a house. So I was wondering if anyone knows of any options that might work for me. I know some real estate companies rent houses - do you know if they will rent you a house and then let you out of the lease if you buy from them? Or do you have any other ideas of what I could do? Do i need a real estate attorney and inspector to buy a new home in Southern CA? Real Estate purchase (Buy a house from my daughter and I) _ Follow UP? This is a follow up. Let me provide some detail. My goal is to enable my daughter to get off the deed and loan on the existing house so she and her new husband can qualify for a new home purchase. Some detail. We (my daughter and I) bought the house a few years ago for $300K. It is now worth $270K. Our loan balance is 295. So to refinance we have to have a loan to value of 80% which means the new loan could only be $216K...and we don't have that cash to pay it down. So, what could work is a new purchase of the house where you finance 80% on a first mtg and 20% on a second - which gets my daughter off the deed / and gets me a lower interest rate - both my objectives. So, a new purchase is at 270K and I have to pay off the old loan by coming up with the difference between 295 minus 270 or $25K...which may be possible. My daughter and I are on the house....can we (my daughter and I) sell the house to me???

Where do you find legit information on buying foreclosed real estate and attending real estate auctions? I live in CA and have taken two college level Real Estate classes and a few seminars, but no one seems to have any information that is actually available to the public on how to buy foreclosures, where to get the lists from for free and where to find the auctions. My college instructors advised to just buy a house via the "normal" route and avoid many of the problems people have with such properties, and the seminar instructors just seemed to want to sell their own mailing lists which just listed banks that didn't have any information you couldn't find on Google. I've sent a few letters to Fannie Mae and have only received their "new home buyers' guide - which is very informative - but not helpful. I'd like to invest in foreclosures and possibly "flip" a property and I know it isn't easy and it is a true risk of $$, but it seems like those in the know are keeping quiet about their resources - if this is public information, where do you find it without taking a get-rich quick seminar?
Is it in my best interest to use the same real estate agent to sell and buy a new home at one time? We found a house we love and are considering having the agent list our house too, so she would get double commission. So she would be working for us and the seller of the home we want, and then selling our house too. Is this considered a conflict of interest or actually in our best interest? She would make double commission, so what is normal to negotiate in a double sale like this? I'm not even sure what normal commission rates are.
Is it hard to rent a house without an established job in your new town? We are moving to a new town (by choice, not because of a job), so my husband will be getting a new job once we arrive. He's an ASE certified master teach, and we have researched and jobs are plentiful. My fear comes in renting a house (real estate is HIGH there, plus we want to get to know the area before buying). Real Estate Law - house damage found after close escrow? I bought a house last Oct. We currently found serious water damage and wall problems behind newer installed high wall base - it rained much this year as well. It looked like the problem last for years. The previous seller did not cover the problem. It was the before previous seller did it. The seller rejected to fix it. Do I have a case to force them responsible for fixing it? The inspectors said they cannot know the problem behind the wall. Do I still have a case or it's a very weak case? People have two opposite opinions: 1) since sellers do not know the problem, they are not responsible for it 2) no matter sellers know the problem or not, they are responsible for it. I did have house inspection - they did not find any problem News - I remembered that I do have flood insurance. They will investigate whether it's covered or not by visiting my vacaiton house. Am I locked into my real estate agent? I had my real estate agent take me to see a new construction house in a pulte community. I didn't know till I got there that there was already an agent on site that works for the builder. From experience, I know you can get the house for a lot cheaper without a buyer's agent. Can I still buy the house without using my real estate agent and just go right through the sales agent at the office or is she going to get in on the 3 or 4% commission now no matter what now?
selling house real estate home please read on...? I have a friend whom is selling his house. And he has an interested person to buy his home. The guy asked my friend if he pulled out the old floor and put this new floor or kept the old floor and put new floor over the old floor. My friend lied and said he took out the old floor and put new floor which was not true. The new floor is over old floor. Also, his house is not cable ready to watch cable tv. There are no cables in the walls. He doesnt want to mention this to the person. I dont agree with these two actions, but then again is he wrong. He said when people sell the house they dont always say 100 percent true. As long as home is sound and not falling down everything is fine. Should I buy a new home or an older home at a slightly lower price but in need of work? I would like to make some money from this investment, but the market is not good to sellers in this market. I can get either one for less than what it was worth a year ago. If I buy an older home for roughly 130k, I'd need to put about 15-20k to get it into top shape but the max it could sell for would be around 155-160k, so not much $ to be made. On the other hand I could build brand new for around 150-170k and when this new devolpment is completed, the neighborhood will be very nice and could possibley (key word there because there is no way to know exactly what a comp would go for yet) get 200k. I'm looking to buy now and sell in 2-5 years. If anyone has any sort of first hand info or expirience with flipping an older house, buying and selling a new house, making or losing money on real estate, It would be nice to hear. Thanks.
Is it a new thing that Buyer's would have to pay real estate agents too? I'm looking to buy a house. My agent wants us to sign a Buyer Agency agreement where I pay her a retainer and a "success fee" when we buy a house. I was pretty clear that the agent always makes their money from the commission the seller pays. That's been the way we've seen it in the past. Is this a new trend or do I need to get a new agent fast?
Is it smart to buy real estate in lieu of 401k and IRA? I want to buy a 2nd home in New Hampshire for investment and vacation purposes. But, to afford it, I will need to cut back on future contributions to 401k and IRA. I am 40 years old, and currently contribute about $30,000 to retirement accounts per year. The way I figure it, if i get 7% on the $30K, retirement that's $2100. If I take that same $30K and use it for down payment and mortgage expense on a $200,000 house that returns 7% that's $14,000. Plus in this market I am losing 10% on retirement savings - my thought is go to cash for 6 months, save some $ for down payment and buy when RE market is very soft. Thoughts?
Should I buy a used M3 now or a brand new M3 later on? Right now I am shopping around for real estate and I am being offered a lightly used e92 BMW M3 for 40k. I have been thinking about this car for some time. My only worry is that will have a new mortgage and car payment at the same time. I'm torn between: Buying a house (300k) + this used e92 M3 (40k) or Buying a house (300k) + waiting until June 2012 to buy a Brand New e92 M3 (60k-80k with European Delivery) and pick it up in Germany and make a vacation out of it.
Can I sell my house to my IRA (indirectly)? Sell house to a friend, then use IRA to buy the house? I bought a new house. I've been unable to sell my old house. I can set-up a "self-directed IRA" and use that to buy real estate. But "self-dealing" is not allowed. The IRA may not buy an investment from or sell an investment to a disqualified person (me, my spouse, my family members). I'm thinking of getting a friend to "temporarily buy" my house, then my IRA will buy the house from him. Will this work? This house is my old house. My payment for the mortgage + payment for a 2nd loan (originally a home equity line of credit) + taxes + insurance is greater than the rent income. The value is less than what I owe. I lived in it about 2 years ago (so I'm exempt from capital gain on sale for another few months). If my IRA buys back the house from my friend in 10 years, will that work? If so, how about after 6 months? Any suggestions on solving dilemma?
Why is real estate so expensive in California, New York and Florida? I live in CA and the house I lived in my whole life was bought in the 80's for $100,000 now its worth more to $800,000 at re-sale value. So why did the housing prices go up so rapidly in such a short amount of time? I could sell my house here and buy a brand new house in Colorado and a brand new Aston Martin and still have money left over.

Can you be sued by the person who bought your house at auction? Our house went into foreclosure and then sold at sherriff's auction late last year. It sold for a bit more then we owed the banks. We expected to pay off everyone, then receive that money from the sale of the house, and start a new. The house was bought by a real estate investor. A few days after the house sold, we were informed that this real estate investor is suing us because he did not like the condition of the house, claiming that we intentionally vandalized the house. He is suing us for the exact amount that is owed to us after the house sold to repair damages. We did no such thing, we were forced to move in a very short time with no moving company to help. Has anyone been sued like this before? We feel we have already lost everything.

Okay so we found somebody to buy our house and a new house where we put down 2,000 dollars on the house. Today we found out that there is a high chance my husband's company is going to be bought by another company.. If that happens it means that he will have to reapply for his job. Hoping that he gets it he might not get the same pay he makes now and will have to take a smaller pay again. Recently received a letter from an investment real estate company willing to buy my house. The deal they...? ...are offering sounds too good to be true. Has anyone had any experience with one of these companies and is it really as easy as it sounds? What are the disadvantages, if any? They offer to buy the house and put the deed under the name of their company and we would be on the note still until they find an actual buyer. In the meantime they will make the payments and keep up with maintenance. In addition, my house has been on the market for about 6 weeks. The neighborhood has become one "on the wrong side of the tracks". I live in Texas. The company is legit, I just feel like there may be some fine print they aren't disclosing and I don't want it to mess up our credit.

REAL ESTATE - bought house in 9/00,lots of problems, now have toxic mold from flooding,is prev. owner liable? bought house in 9/00,lots of problems, now have toxic mold from flooding,is prev. owner liable? i thought that my realtor had said that they would be for lack of disclosure. problem as of now is contained in an addition, which was not permitted (that part was disclosed), however, nothing about backyard flooding, etc..... WE noticed a couple of months afterward...had dry rot, termites...kitchen cupboards coming off, floor squeaking..... we had a home inspection, thought we did everything right...
