How much harder is it to buy a house if only one person in the marriage has a job? About a year ago I looked into what we need to do to buy a house. I was working part time and my husband works full time. The guy I talked to checked our credit reports (with our permission) and said that my credit is better but since my husband makes more money they would probably have only him on the application, unless I picked up more hours then he could put both of our names on it. I am a full time stay at home mom now so does that make it harder? I don't really have any clue when it comes to this stuff so please feel free to educate me lol. We have been working on our credit, paying off old debts and got a couple of credit cards that we pay monthly/on time so what else can we do? And he just started a new job this week, making good money and one he plans on retiring at. How long do you normally have to be at an employer? Thanks!
Can I foreclose on a house and buy another one? So here is my history: In June 2006, when I was single, I purchased a tiny little 600 square foot house (at the height of the market). A year later, I met and married my husband. We moved into his house since it was bigger and put my house up for sale. Of course, the housing market was in a free fall at that point, and we could not sell the house -- even after being willing to take a $20K loss, which was all we could afford. After having the house on the market for a year (and paying two mortgages), we decided to rent it out, but could only charge about half of what the mortgage payment was. So we were still paying 1.5 mortgages. After a year of that, my husband lost his job and we couldn't afford two mortgages anymore. We moved back into my shoebox and even though it was an EXTREMELY tight fit, we made it work because it was "the right thing to do." We are now expecting our first child. It is clear that we do not fit into this house anymore, but we're stuck with it. So here comes the twist... my husband has been offered a great job that's 4 hours away. We can't turn it down. This is the break we've been waiting for in his career. However, we can't get rid of this house. We owe about twice as much as it is worth. I don't want to be a long-distance landlord, and even if we did rent it, we wouldn't be able to cover the mortgage with the rent. The house is in my name only since I bought it before I even met my husband. So can I just foreclose and take the hit on my credit? And if so, will he be able to buy another house in the new city? Or since we're married, does this affect both of us? I'm just not sure where to go from here. We've carried this house for 3.5 years longer than we wanted to. We've outgrown it, and now we have to move away for my husband's job. How do we take care of this obligation? When my husband lost his job in 2008, we sold his house. Because he owed so little on his house, we were able to make about $13K from the deal. However, we had to live on that money while he was unemployed. So we only have MY house to sell. Will we be able to get a loan for a new house if my old house is listed as a short sale? We really wanted to buy a home instead of renting because we can get so much more house for the money now. The housing market is great for buyers, but not sellers. The house is not currently being rented. We have lived in it ourselves for the past 20 months. I'm not saying what I WILL or WON'T do. I want to know what my options are. I've read that if you foreclose on a house after buying another, then it is considered a felony, and you can go to prison for it. I've also heard that there are realtors and even lenders who specialize in helping people finance a new house so they can foreclose on their old one. I've just been given a lot of mixed messages, and want to find out what's true and what's a myth. Of course we would like to purchase another house in the new city because you can get so much bang for the buck. However, if it's not possible since we already own a house, then it's not possible. I just want to realistically know what we can do with our situation. From the answers below it looks like either trying for a short-sale or foreclosing as a last resort, and then renting for a few years in the new city.
What are the pros and cons of a built-in jacuzzi versus a free-standing one? I am thinking about buying a house possibly with a jacuzzi but am wondering if it's better to buy the jacuzzi separately and installing it or getting one of those ready-to-assemble jacuzzis. Does anyone also know what kind is involved in maintaining a jacuzzi? Do you have to clean it our regularly? Do I have to install new filters once a month or every few months? no one will insure this foreclosed on house that is occupied so why and what to do? loooong story. I want to bid on a foreclosed on home. The occupant is the previous owner. The auction is April 5th and 5% down would have to be paid and the rest within 20 days and until closing, Wells Fargo has the house insured. I need vandalism and fire by vandalism from the date I would own it until the occupant is out. The lawyer who did the updated title search for me said do not bid if you are worried about vandalism, and a real estate agent who tried to talk to the occupant to get me in there through a short sale to stop the auction was unsucessful in talking to the occupant because the occupant is in denial about her inability to keep the home and the result of next week's auction. This agent said let the bank buy it at the auction and then when they list it with an MSL, then go for it. The tax value is $65,200 and the debt owed Wells Fargo is $38,654. No one knows how the bidding will go but if the bank gets it for $38654, I doubt it is listed later under $55,000 which leaves me out. The idea of getting it for $39,000 through the auction or less than that through a short sale are compelling. The problem is no one will insure my cost to buy the house which will be $38,654, maybe a little higher, all dependent on the bank's opening bid and their final bid, and who else is interested in this house. I knew Foremost wrote some specialty policies so I called them. They told me the names of two independent agents. I went to the first one and got a dwelling fire one/basics one, protection class 9, occupancy: vacant for $2695 a year. I need coverage for maybe 3 weeks. It was insured for $70,000. I asked what does the policy pay me on a $10,000 loss and they said $10,000. I asked what does the policy pay on a total loss and they said $70,000. I went on to the 2nd agent to compare quotes. Also, I noticed on the $70,000 policy it said "vacant" when they were specifically told the house will be occupied by the previous owner. On to the 2nd agent and they called Foremost. Foremost said the $70,000 policy would not have paid a penny on fire and vandalism which is what I needed. If I had taken that policy and had a claim denied I would have had to sue the agency that gave me a worthless policy. The 2nd agent, over a period of 30 minutes after I left, called me and said "Foremost, American Modern and American Reliable don't have a policy for you". I went to a pay phone and called Foremost directly. Their application process was long and many questions. I can not inspect the property so there were some questions I could not answer. Such as existence of a space heater or a smoke alarm. The pay phone timed out after 12 minutes and this happened 3 times. However, I was able to talk to the same agent on all 3 calls. On the 2nd call they said their underwriters would do the policy. On the 3rd call they said no. All because I could not give an accurate answer on smoke alarm or space heater. So, I had a DP1 "tenant" protection class C quote from another agent through Scottsdale. They were insuring my cost to buy the home which would be around $40,000 knowing I would not rebuild if a total loss, and everyone knew $40,000 would not rebuild any way. The premium was only $39 a month, almost hard to believe. I later went back and inquired more about this policy and the phone person-agent who gave me the quote got a little huffy puffy because I was questioning the quote. She again said it covered vandalism and fire. So, I go to another independent agent and say I heard Scottsdale might have a policy for my situation. They worked with several other companies. After the agent took all my info and talked to the staff today he called and said he could not insure it as there were too many unknowns. I told him what I had heard that an occupant, whether a rent paying tenant, or a non rent paying relative, or me offering free housing for the homeless, whatever, an occupant of any kind would be a "tenant" policy. As I was thinking about it, will my occupant be more likely to damage the place than a paying tenant that has to be evicted? It seems to me, not much more likely. Any occupant who is not the owner could have to be evicted and could do vandalism. So, I went to an adjacent town and went to the same agency that had quoted me the $40,000 policy through Scottsdale. Not the same agent but the same agency just a different location. I went in there saying I heard Scottsdale might be the company to help me. I knew this because of the previous quote through Scottsdale. This agent said he was not comfortable writing the policy. He said he wanted to write it as a vacant, despite there being an occupant. I think he said it was because the occupant did not have a lease with me, so he suggested a flat policy and labelled as vacant. I asked well, if there is claim for damage caused by the occupant, will a vacant policy pay the claim? I got a shaky answer. Then I said, what is Scottsdales definition of a "tenant"? I want to rent because I've been a homeowner for 14 yrs., had to get a home equity loan and spend it all on repairs. Would you let your parents buy you a house? My mother came into some money recently. She paid off all her debt including her mortage. She knows my wife and I are sturggling with our own debt. She wants to buy us a house. She will keep it in her name while we pay off our debt, student loans, credit cards etc. When our credit score is better or she passes which ever happens first we will get the house. She says she is giving me my inheritance now. We would pay taxes and up keep but there would be no mortage or rent on the home. I have mixed emotions. On the one hand I am thrilled and the house she is looking at is prefect. On the other I have not lived at home or taken help from them since 17, well no more then a little help here and there but for the most part on my own. Also I feel like if she gave us the money we would be debt free and could buy a house in like 5 years because we would have our credit score up. I guess she feels that we made the debt we have to get out of the debt. She is keeping the house in her name so no one puts a lean on the house Would you except it She is already reitired and like I said has paid off all her debts at this point and still has a chunk of money left
In order to improve my credit to buy a house? Would it be good to rent a place for six months to a year to show good payment history? Or should I stay living with my mother to ensure I have the least amount of bills as possible to pay and I can make sure they will be on time even if I have a financial emergency? On the one hand, I think good renting history will be taking an active step to improve my credit, on the other staying at my moms rent free would keep me safe against something bad potentially happening. I have a VA loan, so the down payment isnt a big worry for me, but I want the best interest rate I can get. Now is the time to buy, they say, so I might as well take advantage of that VA loan while the gettings good, right? So over the next year, what should I do? TVs and computers? or just the structure? just curious!) What does house insurance do? I've heard horror stories from Hurricane Katrina that the victims were homeless the house not rebuilt, etc etc. Am I required to buy this house ins? I am Gay, and my life's desire is to be an Elementary School Teacher (I teach fifth grade for the Los Angeles Unified School District.) There are only TWO School Districts in the ENTIRE UNITED STATES where Openly Gay People can have WRITTEN CONTRACTUAL tenure protection, and can't be fired for being Gay. It is in our contract. Only Los Angeles and San Francisco have such contracts for their teachers. Anywhere else in America, it is dependent on how the Superintendent of Schools for that district feels that day. He may be gay tolerant one day. The next day, who knows. My father died in 2005. He left me a few hundred thousand. I decided I didn't want to pay a mortgage or rent anymore. Property values in Los Angeles are REALLY HIGH. So are RENTS. I wanted to buy a house free and clear. The only house I could buy was a 789 square foot house in a ghetto, (Echo Park, Los Angeles). I keep a Smith & Wesson Model 10 .38 Special under my pillow. I keep a 20 gauge shotgun loaded with #3 Buckshot in the closet. I keep a 9mm Makarov wrapped in a towel under the seat of my car. When I go out after dark, I normally keep a Browing .25 Auto in my sport coat pocket. My house has cinder block walls I installed, and a locked chain link fence I had put in. I put in burglar bars, motion activated floodlights, an alarm, a front and back yard camera. I got a German Shepherd from the pound. After dark, I drive in, and drive out. And I watch my back getting in and out of the car when it is dark. I have one hand on my gun. You will not see me even walking around my block after dark. I got hungry, for example at 9 tonight. Which gun should I use as my large house pistol? I live in a really bad neighborhood. I made probably a bad choice. I inherited money from my father when he died, and I used it to buy a house, free and clear. Unfortunately, the amount of money I had only permitted me to buy a small (780 sq ft) house in a bad neighborhood in Los Angeles (Echo Park) and after living here a while, I quickly wised up to how bad it was. You can hear gunshots several times a week. I have a long back yard (the house dates back to when people kept vegetable gardens) and in the very back is a tiny garage/shed for a Model T Ford that won't fit a modern car. It is falling into the ground, and the locals love to investigate it or hang out on my property and smoke and drink there. You always see the police helicopter in the vicinity. To cope with this I made some home improvements: the wall and fence were already there, but now my gate always has a big master lock on it, I have motion sensing floodlights, burglar bars and doors, a large German Shepherd from the pound (unfortunately the dog is a coward and only good for show) and recently, a $400 motion activated camera to find out who is snooping in my back yard. I have given up the idea of using my 20 gauge shotgun for home protection. I am a small man, (five foot four, 118 pounds) and I think something with a long barrel would only be taken away from me. Now, whenever I leave the house after dark to throw out trash, or get something out of my car or whatnot, I slip a small pocket pistol into my jeans. Usually a .25 auto. I don't want anyone to know I am carrying, and a large pistol just makes my pants start fall down. But obvously, I have to have a bigger gun than that if someone breaks in. I currently sleep with a loaded Spanish Star Super Model B in .38 Super under my pillow (basically a 1911 clone), with an extra clip. I keep it loaded with +P 130 grain hollowpoints. The gun is c o c k e d with the safety on. My significant other and I have begun to sleep together in the same bed (it's getting cold) and my other has expressed great anxiety over sleeping with a c o c k e d and loading pistol in the bed. I have a bunch of guns I bought cheap when the Los Angeles Police shut down all the pawn and guns shops in Los Angeles (only one remains in the city limits). Which of these guns, if given a choice, would you think would be the safest to put under your pillow with a round in the chamber: 1) Walther P5 9mm 2) Smith & Wesson Model 39 9mm 3) Smith & Wesson Model 10 Military and Police .38 Special 4) Colt Trooper Mark III .357 Magnum 5) Polish VIS-35 Radom 9mm 6) Walther P1 (Alloy Frame P38 used by postwar Bundswehr). 7) Bugarian Makarov 9 x 18mm. I hesitate to use either of the revolvers. They both reload very slowly, empty very quickly, and the .357 I think would be both deafening and blinding to me inside a house. Right now I am leaning towards the Walther P5 because it was specifically designed to NOT have a safety you need to remove, and it is designed to be safe with a round in the chamber. The only reason I wouldn't use the P5 is that it only has a short three inch barrel, one inch of which is chamber. The only good 9mm's I have are my brother's L.A. County Sheriff's 147 grain hollow points, and I wonder if a basically 2" barrel will have enough velocity to open up the hollow points. In any event, my room mate has stated a total unwillingness to sleep with me in a bed that has a c o c k e d and loaded pistol, even with the safety on. Which gun would you pick? Josh You are aware that burglar bars are simply pieces of metal screwed into wood right? And in my case, screwed into wood that dates back to 1918. You can tear burglar bars right off with a short piece of 2" x 4" or any strong stick. I have already come home once to find my bars bent and my house broken into. I once shared an apartment with four other guys, and I had poor security. I once woke up to a huge guy pinning my arms to the bed and making suggestions about forcible romance. At the time, my .32 Colt Detective Special that my father gave me when he threw me out was in my nightstand and out of reach. I decided then and there I would always sleep with a loaded gun in the bed with me. He is not afraid of a gun in the bed. He is afraid of a C O C K E D and loaded gun in the bed. Self Defense and Dogs: Why did my dog do this? And is there a better way to protect my house? What the heck happened to my dog? My Dad died. He left me some money. So I put in a gate which is always locked with a large Master lock, wrought iron burglar bars on the windows, wrought iron burglar doors, motion activated floodlights, an alarm, small day/night cameras in the front and back yards, a .38 Super Automatic under my pillow loaded with high velocity hollow point bullets, and old High Standard 20 gauge pump action shotgun loaded with #3 buckshot in the closet. I was gay bashed once, and put in the Hospital. I have decided I will never be a victim again. And I got a dog from the pound. I know nothing about dogs. I never had a dog. I heard German Shepherds were supposed to be good. Police use them, right? Wrong. The pound saw a sucker and they unloaded a lemon on me. Instead of a German Shepherd, they played on my ignorance, and unloaded a "Shiloh Shepherd," on me. A normal German Shepherd is 85 pounds. This thing is 115 pounds, gigantic, with BIG FLUFFY hair. And ALL the good natural instincts of the German Shepherd completely bred out of the dog. I am a five foot four inch man who weighs 109 pounds. The damn dog weighs more than I do. And the dog is worthless. He is a TOTAL coward. He doesn't want to stay outside and protect me. He wants to sleep inside with me. He cowers when he hears the police helicopter, or sirens, or thunder, or fireworks, or backfires, or trucks. He is a coward and a wimp. I go on long walks or runs almost every evening. He whimpers when other dogs go by and retreats. When he sees strangers he HIDES BEHIND ME (and I could be the Mayor of Munchkinland). It's pathetic. The dog is a big wuss. He eats and eats and poops elephant sized poops but he doesn't earn his keep. He is worthless for protection. So anyway, I have been without a person for a long time. I finally get one. The person is leaving for the night, and the person holds me tight and gives me a kiss. Suddenly my worthless dog suddenly decides to protect me from my person. He goes BERSERK. He barks like the Hound of Hell and goes totally bat@#$% on my person. He doesn't bite him, but he knocks the person down (and the person is six foot two, and works out) and totally suprised the person. Then he puts his fangs right next to the person's face and barks like he has gone insane. The neighbors come out of their houses to see what the problem is. The sound of my dog barking is echoing off the cinder block walls of the factory across the street and coming back like the sound of a hammer. I am scared. I finally grab the collar and drag my insane dog back in the house so my person can escape. My person just kissed me, that's it. . And my dog suddenly went insane. What was THAT all about? How does one get financing to buy a fire-damaged house to fix up and live in? Somebody is seeking my help in doing this. He liked the location of a house that was put up for sale, but before he could look at it, it caught fire. It was not a total loss, but the insurance company is purportedly going to pay a claim in the amount of around $100K. The asking price was $225K and now the seller wants $120K for it in damaged condition and in need of $100K in repairs. The buyer works in the building trades (commercial, not residential). He believes that if he was given free reign, he could do some of the grunt work himself and use some qualified friends to do the skilled work, and save some money this way. So my questions are really multiple: Would a bank lend to an individual who is not a contractor for a project like this? How much autonomy would the lender give him in fixing it up? Is the asking price too much? Assuming the deal went through, the seller would be getting close to the original asking price once the insurance money gets factored in. Basically I want to know if this whole idea is crazy or not. If he can't do it, I'd just as soon let the seller be free to look into other options and not waste any of the seller's time if it isn't going to work.
Help with energy upgrade? Am I the only one stuck in the middle? I am not asking for free money. I just can't find ANY help or ANY assistance. Make less than 30K/yr, W F 26, 4 yr college education. Just bought house 2 yrs ago less than 100K. I could afford the payments on my fixed 30yr loan. I cannot afford to heat my house this winter and air conditioning uses every last cent of savings this summer with $4 gas. I really need to stop using 3.00/gallon propane to heat, cook, and heat water. Looks like I need about 10K to make the switch to electric. I can get a loan but I have nothing in my budget to make that new loan payment. my options? Not to heat the house and hope the pipes don't freeze or take the loan and not make any payments? I can't sell my truck that wouldn't come close to 10K and I have to get to work - no public transport avail. What is a girl supposed to do? Strip/Hook? Oh but I'm not that kind so don't offer those dirty solutions. But seriously, does any one have any suggestions? I have done my research - I have to upgrade to 200 amp service, new electric hot water heater, and heat pump to cover heating and cooling. If I kept the propane we are talking $950/yr just for the hotwater heater $200/yr for stove and about $800 for 3 months heat. This does not count the charge to bring the propane out every other month. I would live without the stove. Like I said, I need help with the funding part! Also those pipes will freeze here in MO! My ex husband and i divorced in dec 2000 a mortgage was opened in 2001.The same year he was bragging to me on the phone about buying a new double wide mobile home. I rent ,always have rented and never applied to buy a home. On another credit report was my ex's addr in Kentucky (I have lived in ohio all my life) but all the credit on that one is mine. Do children need a big backyard and house? My husband and I are in our mid 20's. We planned to have children once we were debt free (our house was paid off). We are finally paying off our house in a few months, but my mother-in-law is now saying she thinks our house might not be big enough for children. She thinks it might be a good idea to sell our house and buy a bigger one when we have more than one child. Our house is 3 bedrooms, 2.5 baths and is 1,650 square feet. Our backyard is fairly small, it is pretty much a very large patio. We plan on making it all cement since it is too small for grass. We are planning on having two children, possibly three at the most. I live in California and now that house prices have gone sky high, I really don't we could afford to buy another house now. Can I legally get a free house by doing what banks do to borrowers? I know a few people that have been screwed by fine print in the mound of papers that are signed when they bought their house. I was wondering if we could fight back.... My plan goes like this: First I'll ask for a copy of the papers that I am going to sign so that I may read them. Also all other terms of this contract will be considered null and void." So when I'm signing the papers I'll distract the loan officer and put it in and get it signed by him. I have two houses -- one paid for -- the other not.? I bought my house, four years ago, with a 30-yr mortgage at 5.84%. Last year, my mom passed away, and now I also have her house--which is free and clear. Mine was a "fixer upper" and needs some cosmetic work, etc. (The bathroom is brand new -- the kitchen was going to be next. I have also added a sun porch.) That was going to be my "fun" project. Hers needs no fixing. I've got to sell one or both -- ideas on which one will be the best bet. I can't put both of them on the market at once -- I don't have the nerves for it. I've contacted the mortgage company for a "pay off" amount, but I don't have any idea of what to expect. Ideas??? Thoughts??? I do NOT want to rent either of them out. No nerves there, either. should I buy this house? Please read.? the house is 92.5 thousand. I'm 25, in school, I have a good job and save about 400 a month in addition to paying rent. The payment on this house, along with taxes and insurance, would be about 200 more than I pay for rent. But the house has 3 bedrooms, so I would actually earn about 300 a month after the payment from renting out the other two rooms. It's in fair to low condition because it's old. But it is in a super great area. My plan is to buy it, and fix it up (it has a lot of potential for this, haha!). I'm going to stay in Reno for a few years most likely. Should a debt-free 23 year old college graduate purchase a house? I'm 23 years old and in about 5 weeks I'll be graduating college with a B.S. degree. For the best 5 years I've been working at the same place and am currently making roughly 50k/year. With this job I've been able to keep myself completely debt-free. However due to rent and schooling specifically I haven't been able to obtain any sort of significant savings. A few people in my life are strongly suggesting that I purchase a house due to the current housing market is great for buyers. After I graduate I'll be looking for a place in the suburbs of the Minneapolis/St Paul area, which is supposed to be one of the better places for buying in the country (or so I've heard). Like I said I have no real money saved up for a down payment so I would have to get a mortgage of the entire purchase amount. I'm extremely nervous about putting on this much debt. When will I be ready to buy a house? I want to buy a house as soon as possible. It is my number one goal and it is constantly on my mind. Let me give you a little background. I'm a 20 year old male. I work full time and make around 17,000-20,000 a year. I work full time. I do not have a car payment and I do not have a whole lot of credit. I'm a very good saver and have 5,000 saved in my bank account and roughly 5,000 in matured savings bonds that my mom has stored away for me when the time is ready to buy. My only problem seems to be the credit. It was like pulling teeth to get a credit card. I eventually went through my bank and got one with a $500 credit limit. I've had it for 2 months and use it responsibly paying it off in full at the end of the month. I also have two $2,500 student loans I have been paying back on. I recently decided that it is in my best interest to pay these off before buying the house to get more of a credit history and save myself from having a loan payment when I'm on my own. I have one of the loans paid down to $1800 and plan on having that paid off before I get my tax return (around $2,000) and beginning of year bonus from work (around $1,000). The taxes and bonus money will pay my other loan off and I will be debt free by February and still have around $5,000 in savings and $5,000 in bonds. I plan to save for a few months after the loans are paid off so I can have a solid $8,000-$10,000 to play with for down payment and still have a couple thousand left over for any repairs/making the place my own. I already have all the furniture, pots/pans, dinnerware etc. and washer and dryer so I'm set in that area. So if you are still with me after all this being said, do you think I will be ready to buy a home in 6 months this summer? I wanna buy in the 30-50K range. While my other neighbors are successful business owners, doctors, and high ranking engineers that have invested wisely, they are unemployed fat slobs who have let the once nice yard grow over with weeds. The dad finally got a job about 6 months ago as MY school bus driver, and creeped on this freshman girl hellaz until the family complained and he got switched to a different route. While the parents are just dumb the 3 kids are actually mentally challenged, each worst then the last (y they kept having children? idk). 6 times a day a short bus comes barreling up my street at 40 mph. And although only one adult has a part time job, they are constantly going in and out of the house, and have single handedly increased the traffic on my street 10 fold. i fear for my cat getting hit by these speeders... Anyway, how the hell did they buy this nice house? Only the dad has a job, and he didn't have that until recently. Considering all the health care costs, not to mention free transportation, the children rack up where the hell is their money coming from? Buy an ATV or a house FIRST? I'm planning to buy a house next April. I want an ATV now. I'm going to finance both. I've had credit issues for the past several years, but I finally got them taken care of and I'm free of debt and bad credit as of a few months ago. My credit score is about 700. My income is good, and I have no debt. I have one credit card with a balance under $100. I want to finance an ATV, but I want to know if it will be easier/more beneficial to get the house first, then finance the ATV, or vice versa? What I'm getting at is, is financing the ATV now going to help me by building my credit for the home purchase next year, or hurt me by changing my debt-to-income ratio?
How to buy a house when you graduate college? I'm still in college but I would like to get a head-start on learning what I have to do to buy a home when I graduate. My fiance and I will graduate next year, May 2011. We know where we want to live as we both have pretty much found jobs in the area and it's also where we grew up so our families are nearby. We are first time home-buyers, can we buy a house we won't be living in? Here's my dilemna. My parents have 8 years left on their 15 year mortgage. They have just recently gotten stuck paying for a house they co-signed on and have decided to down-size into the smaller house (they are contracted to buy that house in 2 years) and my wife and I are living in their old house (the one with 8 years left on it). Their credit has gone down hill since the co-signing mishap and they might not be able to get a loan for this other house (even if we bought their old house). My friend has invited 2 other girls and we are planning to go this September. It will be the month of me&my husband's one year anniversary. She asked me to go on the trip two days ago, I said yes. I told my husband about my plans yesterday. He got all pissed. What's his deal? We will eventually have a honeymoon- he thinks we should have that before I go on some trip. Also he suggested interest in going to Vegas with us, and he and I getting a seperate room... doesn't that ruin the point? Tell me what do you think? What would you do? Any other points of view, please! I am getting a much bigger response on this that I could have imagined! I will bring these answers to my husband. I know it may seem weird but technically the situation is reversed! He is the one wanting to do the "guys week" in Las Vegas! I am the offended one and he keeps telling me I am being selfish about this and trying to horn in. He never even talked with me about going! WTF! So, I think I have plenty of great reponses from people who have no emotional issues with this. I now feel confident in telling him how I really feel about this, and I think he is going to have to tell his buddies no. If anyone is reading this later- do you feel that this situation of he wanting a "guys week" in Vegas is the same as a "girls week", or is it worse (more to worry about)- or is it not a big deal at all??? Should I get the cheap dress or splurge and get the more expensive one? I fell in love with Maggie's Grace Kelly wedding dress but it costs 850 dollars at the shop and they won't go down. It's so perfect for me though, in every way and I feel pretty in it. This is more than I wanted to spend, but it does include all alterations. They have a dress on sale that is kinda similair but its from last years line so it doesn't include free alterations. It's 600 dollars and while its very nice, I just don't feel as good in the other dress as I do in this one. I'm not very confident in my looks so when I feel pretty in something, it is something special but then again, is that pretty feeling worth the extra money when I have to buy a house, a new car that I reall really need and keep paying for grad school, plus the honeymoon too! I co-signedfor a car and now I'm tring to buy a House, Since the car has been refinanced how long ...? I co-signed for a car for somebody and in the mean time looked into buying a house. My credit if Fair but I haven't recently made the best decisions involving credit (Did you know you can get a cash advance at a Casino?) Anyway, the car has just recently been refinanced and I wanted to know If it took some time for the car to fall off my credit report? I know my income to credit ratio was out of wack with two cars on my credit report, but now that one has been refinanced, how long would it take for my credit to free up.
What happens with all these subprime loan write-offs? So now that the economy has tanked and those individuals who spent like crazy and bought brand new cars and houses can't pay off those loans. What happens? The bank writes off the loan as a bad load. Right? But do those people still get to keept those cars and houses they bought for free now? Or do they lose them? Should I Buy this house? Ok, my parents have got it in there head that they don't have to pay taxes. I have gotten over that. but now they have a nice modular home( payed for free and clear -from inhertance from my grandma). I'm afraid that one day the IRS is going to seize the home and the land. oh by the way it sits on a beuitiful property of a 100 arces south of dallas/fort worth. they have a private morgage with the land owner of about a 1000 month. my thinking in this whole matter is turn the title/deed of the house to me, then go get a small loan for the down payment on the land and then turn the morgage in to my name and so I can write off the intrest. I live in a apt. in California my credit has been ruined and will be for at least the next 10 years. So I figure if there so willing to lose this house. I could sure use the Tax Deduction ( because I belive in paying my taxes ). Help me plz!!! Should We buy this house??? I just moved 2 a small town with my fiance. We are from California & have horrible credit due 2 his ex and my ex. How to convince dad to buy me a house? I'm 17 years old and two months ago I fell in love with a girl from another high school, and so did she. We had sex and we want to keep the baby. My Dad died and I inherited enough to finally move out of an apartment and BUY (not mortgage, BUY) a house. Free and clear. Small problem. I could only afford a house in high crime neighborhood. It was cheap. I am divorced. I have a small daughter. I need to save for her first car, her sweet sixteen, her college, and her wedding. So I bought the house because now THAT expense is over and done with. But the place ( I live in Los Angeles) is near Echo Park and is pretty high crime. So I got burglar bars, floodlights, an alarm, a fence, and recently, a handgun, and a big dog. I got taken on the dog. I told the pound I wanted the biggest German Shepherd they had. That's the only "tough" breed Allstate will let me own. Well, the dogcatcher saw me coming. Got me a "Shiloh Shepherd," which is a HUGE German Shepherd (135 pounds) which is a COMPLETE COWARD. Now I want to stay in shape. So I walk for like an hour and a half, two hours a day (I can't run due to permanent knee injury). I have my dog, but the dog is worthless for protection, so I carry the handgun (hey, I am WAY too small to fight anyone, particularly a gang member.) In Los Angeles, they DO NOT issue gun permits. There are 500 for a city of 4 million. Unless you are a judge, city councilman, multi millionaire or personal friend of the Chief of Police or the Sheriff, you aren't getting one. I recently purchased this TINY gun called a .25 Automatic. It is so small, I can stick it in my double tube socks. I wear multiple tube socks on one foot (birth defect, one foot is smaller than the other.) Soon to be husband doesn't want a job? My fiance (Art) and I are planning to be married this year.I only have one problem with him,and that's he doesn't want a job. Art retired from the military last year after 20 years and says his military retirement is enough job for him.His take home is a little over 3 grand a month and he really doesn't have any bills. Since he never married and has no kids,and he always lived on base,he was able to save enough in his 20 years to buy a house free and clear and still have a pretty nice nest egg.He said that his monthly expenses(lights,water,car insurance, cable,food, etc) are budgeted to about $2400 and that leaves a few hundred for entertainment.It kind of irritates me that I work 5 days a week and he gets to sleep in everyday.I told him that he is way to young for retirement (38) and he needs a job,plus it's embarrassing that he doesn't work.He told me that I should get over it,since he pays all the bills.I just don't know what to do.Should this be a deal breaker? Also he says that he doesn't want to work because it hurts him to stand (he had to have a double knee replacement after an ied hit him in 2003.) I've heard stories where people get free money to buy house as a first time house buyer and middle class rank...let say the house is worth 500k, with the government's aid, you would only have to take out a loan for 250k or around there and the government pay the other share for you and you don't have to pay it back. if you decide to sell the house, then that money you have to pay back, but other than that, the money belong to you if you live there for more than 10 years?
Should I buy a house, live with my grandmother for free or stay in my apartment? My grandmothers house is a nightmare, it doesn't have a finished bathroom although it does have a yard for my dogs. She also hates me, but she'd have to deal w/it since my dad owns the house. I can't live where I'm staying because it's also horrible. $450 month here and the house payment would be $500. I also have 2 roommates that pay me $350/month as it is. The house has been remodeled and is being sold by a family friend.
Does it make more sense to buy a house when you're young or save for one? As it stands, I prefer renting. My friends tell me I'm throwing my money away. I don't see it that way. I'm 24 and most of my friends are around the same age. They think it makes sense to buy a house when your young and poor so you have a good investment later. I, on the other hand, think it makes sense to save money by renting and focus on your career so in 10 or 20 years you can buy a house CASH and not have to worry about mortgage payments. I want to be free to live and move as I please while I'm young. I'm still having fun. Then when I'm older I want to buy two houses. One I will buy cash and rent it out for profit.. then sell later for 100+% profit. Then repeat the same process again. And another home to live in and raise a family. Which plan makes more sense? Is buying a house on one income a good idea? My wife and I found a house we love and are trying to decide if buying it right now is a good idea. She recently went back to nursing school and has another two years left, so right now we are living off of one income. She does work part-time and makes enough to cover her expenses (gas, cell phone, insurance, etc...). We currently own a condo that we would be renting out if we buy a house. I currently bring home around $3000/mos in net income and the mortgage on the house we are looking would be around $1200/mos (this includes taxes and insurance). The only other debt we have is my student loan which is around $150/mos, otherwise we are debt free. After buying the house we would have about $20K left in our rainy day savings account. My concern is that if something happens and I lose my job in the next two years, we would be screwed. In this economy it could 6mos to a year to find another job, if not longer. I've been with my company for a little less than a year and am in a rotation program with them. Basically, they rotate me to new department every six months so I can learn the business for a two year period. It's a very small privately owned company so there are no formal HR procedures. I feel a little insecure because I don't have a permanent position in the company yet and am not very visible to leadership while in the rotation program. Is buying our dream home worth the risk, or is my insecurity more than just paranoia and we should wait until my wide is done with school?

My landlord wants to offer an interest free mortgage to buy the house we rent....? Now could there be any issues with IRS or anything like that because it's interest free...could this do more harm then good? Are there any repercussions we would need to worry about?...she just figured since we have rented it for 5 years she would give us an interest free private mortgage. p.s. Should I sell my house for a cheaper one and use the leftover cash to invest? Me and my husband are quite young. We bought a house a couple of years ago that was at the top of the market that we could afford. We were told it was the best financial decision to buy as expensive as we could afford. Since then, the value of our house has gone up. We are not having problems with the payments. Actually, we are renting it out and living in a cheaper place. We have enough paid off now that we are thinking about moving into it. But, I really want to be smart with our money while we are young and child free. I was wondering if we bought a house that was $100,000 cheaper, and took that money and invested it for retirement, if this is a financially smart thing to do? It would also make our monthly mortgage payments less, leaving more cash to have fun, and to invest. We bought quite a nice house, and I would be just as happy in a less expensive one, or even a nice apartment. (Our house is in Sydney, not in the U.S., so the U.S. housing market will not affect us).

Am I in a position to buy a house or should I keep saving? I am looking to buy a house or apartment in Australia by myself around the $250k - 300K range. - I have $65K saved in cash and anticipate to have $85k by the end of this year. - Earn $3,000 net (take home) per month - I work for a bank so the loan would be mortgage insurance and fee free with reduced interest rate. - I was pre-approved for $300K May 2006 with $50K saved but I didn't feel I had enough money. So I left it although the loan is still open. I'm 26 and not interested in getting married until at least 30 + and I want to live alone anyway whilst I'm young and free. The main hesitation I have is that I don't want to buy a house and be living on the bread line trying to pay it off. If this would be the case, then I'm not interested. Should I buy a house now, or wait until I am debt free? All the news indicates that homebuyers are at a big advantage right now. Right now I have a lot of debt. But lately I have hammered down a lot of debt and could be debt free and holding a respectable down payment in about 1.5 years. I do have savings, but it is all tied up in a 401K. I have great credit, so I am told that I can get into a house with no money down, but this makes me uncomfortable. My question is this - with the market as it is and with my financial situation as it is, should I start looking for homes now, or should I wait until my debt is wiped out even though the market will most likely rebound by then? I am in Houston by the way.
