What are my responsibilities to a purchaser after a house sale? I've been hearing from my realtor for the past month that the buyer of a house I sold has been experiencing leaks they claim are due to renovation work I did prior to the sale. I've reqquested an itemized list of their costs, with no response. Now I hear from the realtor that they will be having their lawyer contact me. Any idea what I may be liable for in this situation? I'm in Canada, and there was an inspection done by a home inspector as one of the conditions of sale. This didn't indicate any leaks. The purchase agreement stated that if the renovation (bathroom) wasn't complete by closing, there would be a $2K penalty. It might have been cheaper to not complete it , and give up the $2K rather than finish it, and now have to fight over some leaks. The bathroom reno was just done in order to improve the room. Not as a repsone to any problems.

How to deal with proceeds from a house sale? My father just sold his home and moved into a retirement home. He needs about $3,500 per month. He receives $900 in social security so he would need to draw out $2,600 per month. He just received a small 6 figure amount from the house sale. His only asset and hopes to live at least 5 years at the care home (he is 85). What do I do with that money? just put it into CD's or buy an annuity? I'm being told by one company that I should put it all in an annuity that will pay him the $2,600 but would not earn any interest. The benefit would be that if his health declined and he was placed in a nursing home, that money would be protected for his heirs and he would use medi-cal for the nursing home. I just want to stick it in the bank, earn him some interest and hope he stays healthy until it runs out. What to do? Thanks

How long does it take a bank to approve a bid on a short sale of a pre-foreclosed house? I put a bid down for a short sale, pre-foreclosed house 3 weeks ago and haven't heard a response from the seller's bank yet. The seller's relator doesn't have any answers for me. He does tell me that there was one other offer placed 2 1/2 months ago, but hasn't heard whether the bank accepts that offer!!!! Does anyone have legal advice about a house sale and inspection issues? Upon sale of my house, we agreed to have flashing fixed on the roof because of an inspection flaw. We had it fixed by a neighbor who's a roofer, and submiited the receipt of work that was done to the realtor. Now a year after the sale, they contacted their lawyer with threats to sue us for $6000 because they are not happy with the work done. We had did what was asked us, hired a competent roofer and and had no idea "they weren't happy". Are we still liable? I just saw a car for sale about 150 miles from my house? Is it too good to be true? It is a 2007 Cadillac Escalade with everything except navigation. It has only 9000 miles. I was interesting in buying a house that is for sale buy owner.? I have my own realtor but the seller , don't want me to use my realtor so he want have to buy him comission. He said he would let me use my realtor but he would up the price of the house. So he could pay him commission and still get the asking price of the house. But then it would be more than my loan approval.The seller said he would give me a warranty for a year for piece of mind. So that makes me feel better. Help finding an affordable house for sale? Ok, just to put a little bit of a story behind my question... We are a young family, living on one income (my husband's) and we have 2 small children (1 and 3 years old). We are a renting a house from my grandmother's boyfriend, a great place, 3 huge bedrooms, a gigantic living room, an enormous kitchen, full finished basement, 2 bathrooms, 2 garages, one on lower level and one on upper level, a great yard, plenty of room for animals and the kids, a laundry room, and a rec room, all of this for $350 per month. Now~ my landlord has medical issues and he has to move to town (in my basement) b/c he lives out in the middle of no where. I need help finding another place so that he can have the whole house and also, so that I can maintain my sanity and privacy . We can't get a loan or an apartment due to bad credit, my husband works as a contractor, it's 1099 employment so no proof of income. Any ideas on how we can find a cheap, cheap house for sale or how we can get help buying one? If you have any ideas, I'm in Virginia, if you know of any programs or anything available. Also, you might be wondering why I don't work......... 1. We can't afford daycare, even with me working, I would just be working to pay daycare, it's about $1000 per month and there aren't any excelent paying jobs in our area. Minimum wage is only about 6.50 an hour. 2. We think it's important for me to stay home with the boys atleast until they are in school. 3. I'm not in the best health, I just had a complete thyroidectomy, I'm just now getting over cancer cells on my cervix, I have IBS, we are in the process of finding out what the constant pain is in my back and I also some minor mental health issues (ie. OCD, minor depression and post tramatic stress disorder due to my overwhelming childhood)
