How to market my for-sale-by-owner business? We jsut opened our For-sale-by-owner business a week ago. What are some tips to market my business?
What are the steps to follow in order to open a homes "For Sale By Owner" business.? I am a Web Developer and plan to do all the development work myself.
As a business owner, would I be required to answer a questionnaire provided by the AQMD? An Air Quality Inspector came by with a questionaire that he was *requiring* answers for. It included questions about our annual sales and what our sources are for some of the products we sell. He wouldn't let us photo copy the form because he said it was a confidential document but he did allow us to write down the questions. What should we do?
With advertising for someone, what percentage per sale should I ask? I'm helping out a business owner by advertising online for her. I'll be getting a percentage per online sale I accumulate through the special code that will be input to the website, by the customer. I don't want to sound like I don't know where to start, so any tips? Thanks so much.
Questionable Small Business Owner's Christmas Card to Female CFO? After working at a business for over 13 years at the company a newly promoted (& married for 25 years, good looking) female CFO (age 49) of a 10 million in sales business receives a Christmas card from her boss the Company President / Owner (age 60 who lost over 100 lbs from surgery some time ago) He is also married for years but to an alcoholic. Other Background; in the past 4 months the Female CFO has had a large number of weekly closed door long meeting in the owners office and meetings at an off site condo (lunch and after work hours) that is also owned by the business owner. They leave and return in separate vehicles a minute or two apart but employees have seen their two vehicles together off site with no other cars anywhere near them. Unbeknown to them its very noticeable at work. A month and a half after her promotion which was in the works for 2 months before becoming effective 10/1, the female CFO told her husband she wants a divorce. Having seen his Christmas card to her I made a copy unknown to them. the front of the card reads "You're in My Heart at Christmas" The inside is printed "You're someone who's genuinely caring and giving, someone who listens eith an understanding heart. And especially at Christmas, I'm so thankful that I have someone like you in my life. Merry Christmas" The owner double underlined thankful and merry Christmas and added this working with signature. "I Love You & Thank You For Loving Me. & Bright Future" Is it possible they are just friends who developed a a close business relationship over the past 5 months? Or is an affair going on as many suspect? The company is involved in a sexual harassment law suite at present (different employees involved). With all the large amount of layoffs we have had no one wants to step up and say anything. Should a secret copy be sent to the parties, their spouses or ?? What to do say or ???
Does the Fair Tax guard against business owner exploitation? Not sure how this no tax on "business to business" sales. If the owner of a company used their company "personal" items, will it still be taxed. Example: In the current tax code a business can buy 200 computers tax free, cause its used for production. Now the owner comes by, sees one of those PC's and takes one home for persoanl use or to give to their child..etc... Now that might be illegal, but its likely he would ever get caught. So my question is, as of right now executives write off trips, technology, and even vacation homes, because the business bought them and they claim is for "work related activities". I HAVE A LEGAL QUESTION -- Small Business Being Pursued by Customer (Lawyer) For Money He is NOT Owed ....? have a consignment sales lot in Oklahoma. We sell RV's for customers who can not sell for themselves or wish not to deal with the general public. *Sold an RV to a JUDGE from Kansas City, MO *RV was sold "as-is" with "no warranties" *Upon delivery of the RV, there were minor issues that were brought to the attention of the sellers and the buyers *Buyer made the decision to take the RV with all faults "as-is" and asked for no compensation and no change of financial agreement. *Upon return to his home in Kansas city, MO -- Buyer takes RV to repair facility for parking brake issue. Buyer is charged approximately $1,000 ($250- Parts & $ 750 !! For Labor !!!!) for all repairs *Second issue came six weeks later, involving electric equipment / circuit board. Customer was charged $1,000, In Kansas City, to repair this issue as well. ($250- Parts & $ 750 !! For Labor !!!!) - Now, the customer has sent us letters from his law firm demanding $2,000 for the service work and troubles. After phone discussion he is now demanding $1,000 by next Monday. -We would consider paying this "goodwill" payment, but, are worried this will be his "evidence" of wrong-doing and that he could use it against us in court to show that we know/ knew these problems existed at the time of the sale and are somehow responsible. -We were not aware of the issue and furthermore, upon discover of said issue, the buyer had the full rights to refuse the RV and go home having paid us nothing. - From our point of view we have done nothing wrong and have followed the letter of the contract -- we do not feel like we should have to pay him anything, but, he is threatening a law suit or some kind of further action. -Being a lawyer it would cost him nothing to sue us, but, could cost us the minimal working capital available and possibly our business. It feels like cohersion and the use of legal authority/ position over a fledgling small business owner to extract a payment for the benefit of his position. -We have been told to forget about the guy and ignore him, but, if a one-time $1,000 "goodwill" pay-off will keep him from pursuing this matter any farther we would definitely consider "paying him off" -- So long as we know DEFINITIVELY that he could not come back for more money and use the payoff as "evidence " of wrong doing.
Renting townhouse. Over 8 months left on lease. TH now to be put for sale. What are my rights? Wonderful LL up to now. She would like really like to sell the townhouse we rent to us on "For sale by owner" basis to forego realtor fees. However, we know we will only be in this area another 24-30 months and are not sure buying something is smart choice. What are my rights as the tenant in this regard? 1) Can she MAKE us move out before the lease expires? (This is our 2nd year leasing. At the end of 1st year, was supposed to go month-to-month, but she insisted on another year lease, which I signed.) 2) What are our rights insofar as people traipsing in and out to look at it if on the market while we occupy? We have a Persian cat, and I have valuable electronic equipment as I have an at-home business. How much notice is required, and can I require that I be present whenever shown? Nothing is stated in our lease regarding this contingency. She was just out here a month ago with someone to see about making an improvement to the deck, so this sudden decision to sell it is really out of left field. She has been a fantastic landlord, but then again we have been fantastic tenants, rent auto-deposited into her account on the 1st of every single month, uber-clean maintenance of unit.
When will real estate agents become extinct? Will real estate agents soon go the way of travel agents? Do you see a time coming good when everyone will be a for sale by owner by default, because commissions got so low that everyone got out of the business. That's how its getting here in Chicago. Discounters have it down so low that it absolutely isn't even worth the bother and headaches of listing. They are discounting down to $1400 a deal list wise. To me, it isn't worth getting crabby calls for 45-60 days from sellers, and all the loan and other problems, let alone showing the house constantly, for $1400 dollars. At that point, not even worth doing for side money. I wonder how many agents are saying enough already, getting sick of seeing desperate teeeming masses of new agents dropping commissions lower and lower, and getting out of the biz altogether. Once everyone FSBO's, no one will save money cause there is nothing to compare it to, and prices will find their own new level. SImilar to when gas went self-serve.

I want to buy an old gas station to convert to a non-auto business. How can I limit my liability RE: gas leaks? By gas, I mean gasoline. One of the provisions of sale will be that the seller (old gas station owner) remove the underground gasoline storage tank and replace it with soil. I do not want to be liable for ground water, soil contamination by the previous owner. BTW, the new business will NOT involve chemicals, only paperwork and administrative duties. does a small business have to tell me if they are changing ownership? while I have outstanding business with them? This is a furniture manufacturer. The business still owes me merchandise and also has my deposit. On July 2, the owners I've been dealing with told me that they are in the middle of transfering their business and the new owner may default on his commitment and let the business fail. Apparently the current owners are still the owners on record as the new guy still owes them 90k and may walk away. I'm trying to find out if the current (old) owners committed fraud by not telling me because I have been in contact with them every week since May. I only heard from them on the sale of the business on July 2. I am also going to call the bus license division of the city they're located in tomorrow...I assume I can find the current owner on record that way? The current (ie old) owners say they can't promise me anything on my furniture until Aug 1 when the "new" owner will possibly default on deal. They claim that they will be back in business if the new guy defaults. I know...the story I'm getting is fishy and unclear. There's a backstory too. I originally was supposed to pick the furniture up in late April but a fired employee broke in and vandalized the furntiure. So, I have been dealing with them since late April on getting reimbursed for the fabric I had to provide them originally to manufacture the sofas ($$$$). I finally got reimbursed for the fabric 12 days ago (June 27) after threatening legal action if they didn't reimburse me. They had claimed they were waiting on insurance. I was ready to ship off the new fabric to them to complete the sofas and asked for a confirmation of new delivery date. They then told me "the truth of the matter is that we have been busy selling the business". My game plan is to confirm that they are still the owners on record with the city and state, then send a certified letter demanding a refund of my deposit within 7 days. I already asked that they send the deposit back via email on July 2 after reading this. I haven't received it back, of course, so am sending a certified letter so that it is on record. Anyways, were they legally obligated to tell me earlier that they were in the process of getting out of the business? Even in late June, they represented that they could finish the sofas promptly. Assumably they would have been selling the business by then.

Medical practice needs suggestions to prevent customer loss due to building for sale (business not for sale)? The owner of the building placed a for sale sign in the front of the medical practice. The building is for sale, not the practice. We are here to stay. Potential patients driving by will see the GIGANTIC real estate sign and think to themselves "that practice is leaving, I'm going to seek elsewhere." We are forseeing this becoming an issue and losing new patients. Landlord is unwilling to take sign down. Any suggestions would be greatly appreciated. Thank you.
Is a commercial business lease bw family members prior to a power of sale on the land still legal/binding? My uncle and aunt got hammered last year on their variety store/gas station business and fell behind on their payments on the property (which they also own). The mortgage company indicated they will do a power of sale on the land at the end of March if full payment is not made. There is no way the two of them will be able to do this and it will kill me to see them basically lose everything while in their early sixties. My friend had an idea though which consisted of me signing a lease to for the business portion because the commercial lease will have to be upheld by the next owner. This way, while they will lose the land, they will able to make a living by running the business that I've 'leased' from them, the original owners. [B]I know that normally this type of agreement between family members is fine here in Ontario but with my relatives' financial situation and the fact they already knew a power of sale would be coming, would this type of lease still be binding/legal? Need some help and clarification with Graphic Design agency business plan.? Hello. :) I'm just starting out as a freelance designer, and I'm in the midst of writing up my loan proposal. I've hit a few snags while writing out my expenses/ income, and I need a little bit of input with a few things. I'm using a business plan template supplied by a local lender, and it has a 12-month financial plan with boxes for me to fill in. I calculated my sales, business rent, owner's draw, and utilities. The only boxes left blank are 'Other income' (Would this constitute revision fees and fees for things like printing and mailing, or is that factored into the sales? If so, should I just leave this field blank?), 'Cost of Goods Sold' (IE materials, no idea how much this costs month-to-month), 'Equipment', and 'Business insurance'. As for the equipment category, wouldn't this mean printers and such, and if so, isn't it a one-time expense? Should I just enter the expenses in month one? Also, how much does business insurance cost for a sole proprietorship Graphic Design business that is renting it's 140 square foot office in a 1950's era two-story stone building, and has gross profits of less than $50,000 per year? Long, detailed question, I know. I'd really appreciate some feedback from other designers on this. Thanks!
Do any other business owners have problems with their employee lunch rooms? I have spent thousands of dollars to make a comfortable and attractive lunch room for my employees. But the costs of upkeep and repair seems to make the whole thing somewhat discouraging. What with the rats thrown into the microwave by the sales staff (open betting on their survival time too) and the destruction of the table-tops due to dancing by the women from the AP Department as a contest with the guys from Shipping Department, I just wonder if I should just let them eat in the parking lot.
About Real Estate seminar we attended back in March..What should we do? This has to do with flipping houses? Myself, my brother and our friend attended a Real Estate seminar and we were very impressed. We signed up for the programs like SBA loan application and information,etc a credit program to dispute things on our credit report,etc and basically we would have access to almost anything as far as the contractors, bankers, etc that the people who were doing the seminar were familiar with. This would be $39.99 a month. But we were never charged that. Maybe because these people made $200 off us. Me, my brother and our friend all came up with a $100 to get our business registered with the secretary of state. It only costs a $100 to do that. We could of did that ourselves and saved $200. The man we were working with said since we had bad credit that we could find him 10 good deals on houses a month to build our credit (we would make $5000-$7000 of each house.. We were to find for sale by owner houses and by seeing what realtors were selling other houses were selling in the area for. We gave him 10 houses that were very good deals and he said he couldn’t use any of them because they were not for sale by owner, they were for sale by realtors. So we found him 10 very good houses again and we didn’t hear back from him in 3 weeks. Once we did he said none of the houses worked out. He told us to call his secretary and schedule a meeting with him and he would go over the specs with us. I don’t know what the guy is trying to do when I call his office, his secretary never answers the phone and I mean never...I think that may have been the plan. And when I call their front office the ladies they have in the front always transfer me to her office or say she just left, suspiciously . I don’t understand why an owner of a company like americanhomebuyersusa.com would give us the run around like this. We were thinking he has to be legit since he has a very big office in downtown Atlanta and a lot of employers whom don’t nearly take up half of the office place. PLEASE READ THE ADDED DETAILS ALSO. What's the best way to get to the decision maker when cold calling by phone? I have a business selling websites to small and medium size businesses. I KNOW it's an amazing tool for a business owner and a great value for them - if I could actually discuss what I have to offer them to help increase business. I also realize how many sales calls interupt them in the course of a day. So what's the best way to introduce them to what I have to offer?
Obama tax plan - I'm a small business owner that makes $250,000+? I am one of the lucky ones that fall into Obama's tax plan to supplement other people families from my income. Here's my situation and tell me why I'm wrong. I started my business 12 years ago. I lost money the first few years and lived off 401K withdrawal and loans on my house. When I started making money it was not as much as many who took no risk and worked 9 to 5 for a company. I was still in the hole but paying off the debt and trying to survive. About 3 years ago I am fortunate enough to make the business work and I break the $300,000 income bracket --- Finally! But debt still needs to be worked off. I live in one of the most expensive regions in the U.S. NJ so my housing isn't cheap. I am the sole provider of a wife and 5 children. My oldest goes to college and because I "make too much" I get no aid & have to pay the $40,000+ tuition A YEAR out of my pocket (After my income is adjusted with the 40% tax bracket I'm in between State & federal). I also help my Mother each month with several thousand $$ - she is a widow on a fixed income. BTW, my Mom I am happy to help it's the guy's family Obama is making me pay for that makes me a litte resentful. I'm not rich by any means especially when you include the debt I incurred to make my business successful. This is my plan - Tell me why I shouldn't do the following for the survival of my company: 1 - Pass on his tax cost to my customers, i.e. the American public - So you will pay. 2 - Cut back on between 1 to 3 employee's due to possible lower sales volume based on price increase and the healthcare cost I will incur for ALL employees. 3. Since Obama has made the decision for me as to the individuals who HE deems worthy to get my money - I will either curb or stop writing checks to charitable organizations. I'm sorry if people don't make as much as I do but the fact is I was poor longer than I was making ends meet. I understand what it's like to worry about keeping food on the table - But NEVER did I ever want the government to bail me out. Fact is successful people inspired me when I was down and broke. Please tell me why I should NOT take the steps I outline above as a small business owner. any business owner been there/here before..i need your advice..? i am a small kitchen cabintry store owner who has run into some very major difficulties. a gentleman(and i use that term loosely) bought a kitchen from my store. He was a real scam artist once the sale had been completed, in the sense that he kept saying he had more options and such coming to him, which his 'signed by him' drawing says he did not. Anyways, he made a chargeback through VISA, 1st for his 4000 deposit, then once he lost that case twice, he made a charge back for the12,000 he paid once the cabinetry was delivered. We are all in shock around here, cause he won the second attempt at this 12,000 chargeback. What can I do? The credit card companies consider this case closed...but now he has my product and 12G's of mine...Can I call the police? Can I recharge him that amount? Please, help me on this, I am totally disheartened and affected, and we need that money to stay afloat aroundhere.
Is this a fake fraud wanna-be Realtor helping me with the sale of my home? I am selling my home to this couple and from day one I wanted this to be strictly a buy-owner sale and they knew this but they brought in a Realtor and wanted me to give her 1% for paperwork all because they have been friends with this Realtor for 20 years. But when I met with their so-called Realtor she didn't seem to be a REAL legit Realtor. On her business card is only a cell number, no web site, only an AOL email address, and fax. On her business card it states Broker but after further research she is listed as an agent if this is even the same person, because I didn't pull the search by license number only by the Real estate company name. Today the purchase agreement was signed but I noticed that her license number WAS NOT disclosed no where on the home sale contract, just her name and title. Is this legal for a Realtor to fill out a sales purchase agreement without disclosing her license number. I really do not think that she's even a Realtor, just the Buyer's best friend. To the IDIOT Mathew who said that this unprofessional Realtor does not have a right to disclose her license to me, well I hope that you know that you are the bigger IDIOT because anyone that I am doing business with and plan to compensate DO has a right to SHOW ME their license and credentials. I do have that right as the consumer. I can not believe that you would even go there being a Realtor yourself. Do not feel sorry for her. You do not know the whole story. This lady does not conduct business professionally and it sends red flags and raises concerns. This is my home that's involved and I do have that right to feel uneasy about anyone that's not professional. Too many buildings, no positive income Help? I have a coworker who I had spoke with recently whom happens to own several properties in the Pittsburgh area. I understand that Pittsburgh is an okay real estate market but, I worry that he is in over his head. This past year he has aquired three buildings that are two to three units, the loans are arm's and he has told me that he has not had that much of a positive income because of his tenants owing rent. Recently he has purchased a building that will be a resteraunt and his deal was for another arm for 175, 000 and it was for sale by owner. His home is also arm which it will reach its second year in 2/28 arm and he will have to refinance. he also has two auto loans of greater than 5,000 dollars I am not familiar with real estate but, how likely is he to be successful in a real estate business with all of this debt? I say he is in over his head. Am I wrong?
How do I help build my dad's customized countertop and cabinet business? My dad has been in the woodworking business for over 20 years. He makes customized countertops and cabinets for businesses like restaurants and dentists' offices. He does everything by himself from the initial client/estimation, labor, to the installation...everything. He has a good reputation, and I want to build upon that. Help me understand capital gain/loss when selling equipment from a business that is out of business.? This is for a business that is shutting down. There is equipment and things that was bought over the years that were needed in the manufacturing process of the products. Some of these these tools were actually made by the business owners, some were bought. H&R block said the owners need to try to figure out how much it cost them to buy those things when they did or figure how much it cost them to make the tools they made(supplies that were used as a deduction to make these tools). And then show that for Income tax purposes. What if they dont know exactly what they do? I guess the issue is when these purchases and tool making supplies were deducted vs. the sale income from selling the equipment today. Any advice.
Bought a business and running into problems with previous owner? I paid 25k which I have a receipt for signed by me and the previous owner that says for the intent of sale monies to be applied toward lease (back rent). I also have a contract signed by all parties saying the I take over all operating costs incoming payments starting Feb. Problem is previous owner is acting strange now about finalizing a contract (the other was a MOU). We changed the locks but previous owner still has very little stuff in a back room. We have been assuming ownership since January. Is there anything previous owner can do to take the business back? Am I protected with my current documents...and if not what should I do? "The business owes back rent, and you paid the previous owner for it instead of the creditor? " Money was sent to creditor and I have proof of that. So the signed MOU means nothing and photo copy and reciept of cashiers check?
What to offer when purchasing a failing business...? I am interested in purchasing a small local business but I don't know the first thing about valuation. I don't want to offer too low and offend the current owner, but the business has been losing money for two years now... Let's say hypothetically that the business is currently showing a 15K/yr loss and is for sale for 35K... I know I could get it out of the red simply by losing the staff and working myself... Can revenue lost due to sale discounts be applied as tax deductions for small business owners? I am sorry, but I do not quite know the best way to ask this question, so I'm going to try to give an example. Suppose that I sell product A and service B. Suppose that individually, these goods and services are valued at a price of $A and $B respectively. Suppose that I hope to attract more customers by offering a package deal, including both A and B, discounted at $C < $A + $B. Suppose that I sell N packages at $C, for a total revenue of $(N * C). Is the difference between $(N * C) and $(N * (A + B)) tax deductible as a small business expense? The way I see it, I lost $( N * (A + B - C) ) in revenue while trying to expand my business, so this to me seems like a cost of doing business.
Point of Sale systems easy to use and cheap? I have been exploring several options for point of sale systems. I am opening up a seasonal store so it doesn't have to be the best possible system although I would like to have the basics like a barcode scanner, credit card reader, and thermal printer. I already have my own computer and monitor. It seems you can't find anything for less that $1500 like Quick Books retail point of sale software. I am not found of quickbooks to begin with. I recently visited a store that used Microsoft Excel along with bluetooth barcode scanners and epson thermal printers. Im wondering if this is something anyone could do or if this sort of thing was done by a computer programmer. I just can't imagine every retail business investing several thousand dollars in there point of sale (checkout) software and hardware systems in order to conduct daily business. I dread waking up in the morning to go to my crappy job. Do I need to just grow up, or get a new job? I work in sales, and I have been in sales for about 10 years. I'm only 26 years old, and sales is all I have ever done. I used to like it until now. Now I just can't stand begging people to spend money with me and purchase my product for their business. It's a very demoralizing feeling, and I always feel unwanted by the business owners. I don't like approaching people cold to ask them to buy my crap. Do I need to just be a man and accept that nobody likes their jobs and just do it, or do I need a career makeover? If not sales, then what can I do? How do I find what my calling is? Dealing with FSBOs emotions ? Im very interested in a buying a home that is for sale by owner. The home is almost 480k and I put in a bid 13k under asking. Original list price was 625k. I thought this was very fair but the owner acted like I ran over her dog or something. She acted sweet as honey and now hung up abruptly. What gives ? For people selling their homes, how much would you pay for real estate photography? I'm starting a business in real estate photography for a school business competition. I was thinking about taking high quality pictures of homes on sale by owners, and creating photo books and brochures for them to show potential customers. In addition, maybe a little sale by owner consulting, cuz I have experience with it, my dad's a luxury home builder. If I were to spend an hour photographing the home, one hour fixing up the photos, and one hour creating a really nice photobook, how much would you be willing to pay? How much do you think I should charge? By the way, I'm talking about a high quality camera. Not a 10,000 camera "to begin with", but a Nikon D80, or D90. In addition, the paper to print this will be stock photo paper, extremely high quality, and I will provide a DVD of all the pictures. Thats a good idea, I could contract with Realtors, but how much would they be willing to pay? Neighbor problem - help us figure it out? We have this single guy next door who gives us the creeps. Please help us figure out what is going on. People stop by his house all the time, coming in for just a few minutes and then walking out with a magazine or some package. He has a group of people living at his house all the time. He did not have insurance and was driving on a suspended license! He lied to the police and got off scot free. He has ignored the collection agency my insurance company has sent to get my $500 deductible back. He is also unemployed. He has had two cars repossessed recently. He had a for sale by owner sign in his front yard for ONE DAY and then removed it. I am wondering if he is a bookie. I got a magazine in the mail once by mistake. It was supposed to be delivered to him. It was all about sports betting. Yes, I know I know. It's none of my business. i want my earnest money back advice please? this happened in texas. was looking at a house for sale by owner, put down earnest money ($1000) the seller told me she would fix anything that was wrong with the property upon inspection and if it was something that she didn't want to fix, she would refund my money. by the way, this took place near houston on the gulf coast in texas a.k.a. hurricane alley. insurance companys are giving a lot of homeowners trouble and you really have to be careful. i had the roof inspected, found out it is not wind storm compliant. i hope you guys have heard of that, it was a new one on me and i suppose it has to do with the area having been hit by hurricanes rita in 2005 and ike last year. anyway, the old woman doesn't want to fix the roof and had a fit. without the windstorm certification, i will not be able to get insurance. we have signed no papers or agreements, only verbal. she accused me of changing my mind about the house and getting a friend to say it was bad. this is a licensed, bonded, insured roofing business for 20 yrs and i never met the guy before the day of the roof inspection. the old bitty says she won't give me my money back unless another roofer (of her choosing, ofcourse) says the roof is bad. she is wealthy and old but i'm sure still influential due to her big $$$$. do i have any legal recourse? i am trying to work it out with her and agreed to give her a copy of the roofer's' report from the inspection. she also said she doesn't rememb er saying she would give me my money back if she didn't want to fix something that was wrong, but i have her on tape admitting it later and her maid said so too because she was at work in the old woman's house and heard the conversation ( have that on tape too from a conversation when the maid answered the phone, she confirmed, yes she did say she would give your money back, etc..) i work in education, believe me the pay is LOW. she has no reason to want to keep my money because as i said she is wealthy. in a way, i am glad the deal fell through, i don't care to deal with the old batalax. advice please on steps i can or should take to get my money back. thanks yes, asked their permission to record.
What are some good ways of gaining real estate clientele? I received my real estate license in March, but I haven't done much with it as of yet. I work as the office receptionist for now to gain a steady income until I can get on my feet as an agent plus with the market the way it is, it's obviously a good idea to have a backup plan. I want to start getting my name out there & I set a goal for myself to make at least one sell by this fall. I have shown a few properties, but the clients I've shown to aren't very serious. I want to know how to get my name out there & get more serious buyers or sellers. Keep in mind, I have very little money. It might even be safe to say that I have no money for the next month or two due to paying taxes. I already know I can go door-knocking. I have business cards that I can pass out. Would it be a good idea to call on "for sale by owner" ads & ask if they would like representation? Please, any help would be greatly appreciated!
Why do I attract buyers without integrity in Real Estate? I've been in Real Estate for 3 years now, and I have the worst luck with buyers. I started in Real Estate because I had a terrible experience with an agent and wanted to offer people who were unfamiliar with the process of buying or selling a home an honest experience with an agent who's first priority is integrity and working for the client's best interest. The script has changed several times, but the story is the same, I am at my buyer's beckon call, taking them to look at all sorts of properties, not being pushy, but giving them the information they need to make an informed decision. I answer my phone when they call, and if I'm meeting with someone else, I will call them back within an hour, two at most. But then it happens... they meet another agent, a builder, a for sale by owner, and all of my time away from my family, research I've done, money I've invested (such as gas money from driving them all over creation, and the cell phone bill from the endless conversations to inform them on everything they need to know about buying or selling a home), and care I've given is all for nothing. Instead of being able to pay off the debt I've incurred from working with them, I'm now at a loss. The money isn't the hardest thing, it does hurt, don't get me wrong, but the hardest part is feeling that there are so few people in this world with integrity. Many of the people I have worked with would rather keep a mother from putting well-earned food on the table than stay true to their word. They all agree in the beginning to work with me exclusively and know that I will get paid as long as they let me do my job, which results in negotiating a sale with a listed or an unlisted property. But the FSBO, or builder come along and say, "Dump your agent and I'll give you a better deal." What the buyer's fail to realize is that the seller does not have their best interest as their focus, they are focused on pocketing the maximum amount of cash and keeping the buyer in the dark. I don't blame the FSBO or builder as much as you might expect. I tell myself that they don't know me, and the way I run my business. They don't know that I've spent countless hours researching properties for this particular client, and the many trips I've driven them in my car to look at properties over many months. But I do place some blame on them for being ignorant to the work that's going on behind the curtain they see. I am not in Real Estate to get rich, I simply love working with people and providing them with someone they can trust in what most would call a corrupt profession. So here it is, the brokers side of things... why does the public in general believe there are no brokers with integrity? Because many of the people I've worked with, who on the outside seem like the nicest people who would never lie, send excellent agents like myself out of the market because of their own greed and inability to be honest with the person who has their back more than anyone else in this process. I can't pay my mortgage with my good looks, they want money, believe it or not, and just telling them, "Oh sorry, my buyer wanted to save a few extra dollars per month on their mortgage bill instead of paying me. I'd like to save my mortgage payment money this month, is that okay too?" doesn't cut it. Imagine going to your job everyday for two months and working really hard. Your boss comes up and says, "Wow! You've been doing an amazing job! I have no complaints, I want to promote you because of the work you're doing. Thank you so much. But sorry, I can't pay you, because I want to keep the money for myself." I don't think many would stay with that employer. I thought I would work in Real Estate forever, I love my vocation. I say vocation because it's not simply an occupation, it's something I feel I was called to do. To serve, counsel and protect those in a position of complete reliance on the brokers and lenders that our industry offers. It has broken my heart that it's ending like this, but my heart can't take another break from the people I work so hard to inform and protect. I don't want to believe that all of humankind has lost it's integrity and feel that the only way to achieve this, is to walk away. I hope against hope that we can come together as a people and give where we see need, and be true to our word, and live like everyone sees what we're doing. I'm getting a lot of responses that talk about the Buyer Service Agreement, so just so you're all clear out there: I use them every time, but there's a little field called the "timeframe" and even though I put one year from the date of the agreement, I have had them wait until it's expired and then cut me out of the deal. Another detail that may be helpful is that I have enforced my agreement before, but my broker does not believe in taking people to court and letting it get ugly, so I'm stuck, because I am not a principal broker. People say they don't want pushy agents, but it seems that the pushy ones are the ones that get fed. Giving time and being patient rarely pays off.

Thinking of purchasing old put put golf course on the edge of town.? When i was little we use to go to this put put golf course on the edge of town and it was great fun. Today it is For Sale by owner, and I was thinking about maybe perusing it a little bit. It's just on the edge of town a little ways out. I won't say which town but it's a big college town, and is right off the highway. I figured it would be a big market for college kids, families, and business men coming off the highway. It has a driving range, all the buildings are still there, and the course is just covered in grass and needs to be mowed. What do you think? How much would this set me back? Fair to ask seller to split closing costs? I verbally made on offer on a for sale by owner property where neither of us had an agent. I was getting some advice on the side from a family member in the business, in terms of price, but there is no commissions involved. The seller and I agreed on a price verbally. The seller listed on MLS and said he would be agreeable to working with a buyer's agent. However, because I am not using one, we have higher costs for lawyer, etc to file all the paperwork. So I am persuing a split of closing costs in exchange to not introducing the 2% commission. The seller is really averse to this. Am I being reasonable and is this worth pushing for, or should I let it go? I dont understand the pushback because I think I am being fair.
So what to do about my wedding dress? Well I finally found a salon I could do business with and I tried to order the dress. Although I'd had the dress on a few times and was certain of my size, they insisted I come in to get measured. Called me back yesterday and advised me that it's a go, but it will be close. No problem for me, I don't need it until the day of ha ha ha. Suddenly they no longer needed me to come in, and were willing to take my word for it on the size. They placed my order and faxed me a copy of the order. Shortly after I received my faxed copy I received a phone call advising me that Mori Lee won't take my order because it's too close to the date. They have refunded my deposit. I've tried on dozens of dresses, hoping to settle for a cheaper dress. But I couldn't find anything like this and nothing else measures up (in my eyes). Similar would be great, but doesn't seem to exist (I've checked David's Bridal, Best for Brides, ad infinitum). I could buy it off the rack, but mori lee doesn't give out samples in any colour other than the one featured in the photo, which they call ivory, but which is actually almond. Not really the colour you imagine getting married in. Since the dress is from this season, I haven't been able to find it for sale by owner on ebay (CA or US). I've put in a few e-mails to dressmakers, but they're giving me similar timelines, i.e. maybe in time, maybe not. I don't want to risk ordering from someone in China, who may not be reputable and hoping it makes it here on time. While a written contract was produced, it was never signed by the owner of the company. The relationship lasted three months with me never being paid. Partnering up with a small business to launch sales on the web...? I am partnering up with a small (very small) business owner. She has great jewelry she makes, all one of a kind. Am I obligated to honor gift certificates sold by previous owner after the business sale transaction? I purchased a day spa business a month ago. The previous owner gave me $4500 credit towards gift certificate redeem, as she claimed there weren't that much out there. How do I go about presenting a sales and marketing plan via email to business owner but protect my idea? I have what I beleive to be a good sales and marketing plan for a new type of business. I have spoken to the owner and he ask for any Ideas I had for both in our first conversation over the phone. My goal is to implement the plan and work as an independant agent with his company. I have given ideas to others before and they have used them to make money and did not include me in the profits. I don't want this to happen again. He seems honest but "once burned" as they say. I lease a space in a Day Spa and the owner of the day spa has her business for sale, How can I end my lease? I signed a year lease in October of 2008, it is more of a sublease as I lease a space in another business. Need advice on cold calling sales from small business owners? I have a business that we market legal service membership which also includes a membership to a website that is full of resources for small business. Right now I'm using a free directory listing to get me into the door of the small business. I have tried cold calling over the phone with a short script and setting an appointment to go in for the free directory listing. This leads me into talking to them about our legal service membership while I'm there getting their information for the free directory listing. I have also tried walking in cold and asking for the owner or maybe I already have their name and I try to set an appointment to come back in for their directory listing or if they are free I can do it right then. Again this all leads me into talking to them about my service. What my hang up is, I'm not sure if cold calling over the phone is better than just walking in off the streets. How should I introduce myself and explain why I'm here so I don't sound like the typical run of the mill sales people?? Working for a small business owner? I have been working in sales for a carpet cleaning business for about three months now and have been seeing constant change.
