Land for sale for very long time. Why not lower the price? 5 acre field across the street from me has been up for more than a year. Listed, and I suspect, owned, by a small-town real estate. Originally slated as a small apartment complex, townspeople fought at townhall and plans were cancelled. Surrounded by cornfields and a few houses on about 3 acre/each. I had a nosy friend call when it first went up (after Apt plan was cancelled) and the real estate owner (an elderly woman) quoted an extremely high price for this rural area of upstate NY (about 16K per acre). I want to start an apple orchard and it would be nice to have it be across the street. I am afraid of offending this woman who seems to think all she has is extremely valuable (judging from listing prices of other things in town, her things never sell). She does not list through MLS. I think she owns what she lists. I have compared the lot to similar lots in this and neighboring towns, and I think a fair price would be closer to 5 or 6K per acre. Should I take a crap shoot and call her to ask about this land, and give her my "homework" on similar property without sounding too eager because this one is conveneint/close to me? What approach should I take? (Like, to convince her that it would be more profitable for her to sell it at a much lower price) More info: she has posted a large sign "Industrial Zoned" on it, and yet it is on a small rural road, and the closest "main" road has lots of vacant fields up for sale, why would anyone want commercial there when they can get more visibility? Plus i know the townspeople would fight a commercial or industrial application here. Should i just be honest and tell her I want a small farm? Should i tell her I am a local or would that make her think I was one of the "enemies" fighting the development a few years ago? (I signed a petition but did not fight at Town hall)
Seeking ideas for a vacant plot in a no-build zone.? I inherited a vacant plot on a hill slightly inland from England’s South Coast. The council zoned this partial of land as a greenbelt separation between two towns so not to have continuous housing along the coast. Fortunately I do not have to pay tax on this land. The original owner bought it as an investment in the event that zoning changed. This plot has been on the market for sale by the previous owner without any interest because of the no build zoning. I thought parking a caravan would be adequate as a getaway home across the pond however I cannot plumb or run electricity along with no availability to dump stations. Any ideas on what can be done with this plot ideally to generate income?
can i ask to purchase a home on land contract? there's a home that i'm interested in that is for sale by owner and has been that way for approx 4 months. the home is currently vacant. is it rude to ask to purchase the home on a land contract rather than going through banking channels? i'm pretty sure, due to the digging i did online, that the owner passed away in october and left it to his children (scary what you can find online in a short amount of time). i just don't want to insult them. mine and my husbands credit is ruined beyond repair and have to file bankruptcy. we would like to be able to offer them a balloon payment as soon as possible, possible after 5 or 7 years. realistically, i'd like to lease with the option to buy for 5 - 7 years and then get a loan after the dust has settled for us. i don't know how to lead into this conversation. my husband owned a business that went under. that's the reason our credit is beyond repair at this point. we both now have jobs outside of the home and are making a decent wage. although not enough to dig ourselves out of the financial hole that being self-employed costs. we may be a financial risk, but we're hard working, trust-worthy people who are just trying to stay afloat in today's day and age.
What to do when neighbors driveway is partly on our property? We purchased our home in January and it is obvious since the red flags are still up from the survey that the neighbors driveway is about a foot on our property. It is owned by a real estate agent who IMHO should have known better. She had purchased the lot and built on it about 6 months ago. Thank you all so much for your replies. A little more info. Our driveways are right next to each other. The day we were moving in, we had one vehicle partly on their driveway but not blocking access. ( shouldnt have parked it there but we figured it was not a big deal since the house was empty and this was only while we moved our things in. While we were moving in, someone left a nasty note to move the vehicle or it would be towed! They didnt even knock on our door. That irked me. I saw the agent there last week and asked her about it and she said she didnt know who would have left that note and that she would do what was right if in fact the driveway was on our property. We left it on good terms and I have pulled my deed. As far as a foot mattering, well we were going to install a basketball goal for the kids and this would make a difference. I was just concerned with what my rights are. In the end I will probably let it go for karmas sake, LOL frak I was thinking along the lines of those hideous pink flamingos? Perhaps an old toilet with flowers planted in it? Numerous things came to mind.
How do I buy a property in bank auctions in India? I was the highest bidder of an auction for a residential land held by an Indian bank. As per the bank they will issue me the certificate of sale upon the full payment of the purchase price. Is certificate of payment enough to register the land in my name? Do I have to give the registration papers of the previous owner to the Registrar? Can there be any legal complication even if the land is vacant and the bank followed all the procedures under the SARFAESI act in order to auction off the property? What are my options if I have registered the land in my name and the previous owner or someone else claims the ownership of the land.
How can I find out Who owns the land next to us? The vacant land next to us was for sale but it did not sell. I heard the owner who was selling it defaulted on the loan of the property a month ago. How do I find out who currently owns the property and what might happen if the owner did stop paying on the loan. Will they auction it off? ENROACHMENT OR EASEMENT DISPUTE? I bought a vacant land lot number 407 in LA city, CA from the public LA Tax collector auction tax sale for $11,000 from april 2008. The next lot 406 had a house which was built from 1906. both lot 406 and lot 407 belong to the same owner from 1940 to 1997. Then the onwer owed county tax then both lot was sold at LA Tax collector auction sale from 1997 for different owners. The old owner of my vacant lot owed county tax again, the Tax Collector sold the land for me in 2008. The house in 406 lot was forclosesuded in March 2008, Now the bank sold it for some one. I didnt know how long the house owners built a driveway and some of itbuilding over my lot. The building built over my lot 5 feet, the driveway and the fence cover all of my lot. From outside, it look like there are no vacant land. They took almost all of my land The neighbor next to my land just bought the house from foreclosed, and all the deeds didn’t mention any kinds of easements. I understand about the description easement in CA. The neighbor cannot claim adverted possession because they did not pay tax for 5 years. The only way they can claim is description easement. But the description easement didn’t mean they have the right to exclude me(actual land owner) from using my land. If the judge allows them to clam the description easement, then it means exclude us from building in our land (similar to adversed possession). What can I do please? where do i find information on foreclosed land? i have a specific piece of property i am interested in purchasing...it is vacant and has been foreclosed. i know the address of the property and name of the previous owner. how would i go about getting information on puchasing the property (if it is even for sale)? have tried all foreclosure websites and cannot find this specific address.

Whos responsible for tree that was blown over in a storm and damaged my nieghbors fence? I have a vacant piece of property taht has only trees on it. recently , a severe thunderstorm came through and blew over over a tree that was at the back of our property and damaged a nieghbors chainlink fence. My husband went over and removed the tree at the same time noticing that the tree was diseased. The nieghbor told us we had to turn it into our homeowners insurance. We explained that you cant put home owners ins. on vacant land and she needed to file a claim with her insurance. She now is taking us to small claims court.She claims that the tree has been dead for 4 or 5 years . As we are rarely at the property and have had it up for sale for a year. We never were aware of this! She left out the fact that a storm that blew several trees down in our town was responsible. Is this our responsibility? And if she knew the tree was dead why didnt she call with concerns? I live in florida . Can anyone answer this question.Thank you
What about a Land Contract? My husband and I are really really really interested in a certain home.here's the deal, the owner is trying to avoid going into foreclosure. the home is vacant, his realtor has to present a case to the bank and try to do a short sale. But, he has not gotten back to us, it's been a week, the owner actually accepted our bid and said that he would set the house status as contingent, and has not done so yet. Should I introduce him to the idea of a land contract? Is it feasible seeing as how he obviously owes more on the house than it's selling for? we need help!! I'm in the state of Ohio.
